Tennessee Housing Development Agency, THDA, offers great assistance for Tennessee first time home buyers who meet their eligibility criteria. One of the best benefits with the THDA programs is interest rate stability. Since THDA programs are funded with a separate bond offering, the THDA rates do not vary daily with the regular bond markets.
This week though THDA did announce a rate increase, effective February 14. The rates on the three assistance programs were increased by .5%. When THDA announced the increase they indicated that it was necessary because of "unfavorable bond conditions."

The administration support, and the approaching deadline, has given much momentum to the extension and the expansion of the First Time Home Buyer tax credit.And the Senate Finance Committee has pushed forward a proposal to extend a credit to existing home owners. Included in the Senate bill is also extended unemployment benefits.
In fact it would no longer be a first time home buyer tax credit. Just a home buyer tax credit.

First time home buyers are impacting the housing market much more significantly that in previous years. The first and most obvious reason is the $8000 first time home buyer tax credit. This should be incentive enough to get any potential buyer to start their look.
Additionally many existing home owners are having difficulty selling their homes because of lowered home values. The first time home buyer tax credit incentive is a most powerful incentive to purchase a new home, equal almost to actually being a home owner. For those interested in taking advantage, it is important though to act now.
Potential homebuyers who are qualified for the tax incentive will risk missing the November 30 deadline, if they delay.
Many lenders have a backlog of 2 weeks or more to underwrite a loan submission. Many lenders will not review a loan submission if the home buyer does not yet have a property under contract.
The lender backlog will likely increase as the November 30 deadline approaches.

We are holding a home buyer seminar Saturday and Sunday, April 25 and 26.  The seminar will be held at the new town home development, Melrose Parc Townhomes, by Coleman Hochman on East Brainerd Rd. Pam Jackson, from Crye-Leike Realtors, is conducting the seminar. Brumlow. Martin Insurance Agency will also participate in the seminar.
We are going to cover information on credit and on qualifying for a mortgage. We will review the new first time homebuyer stimulus tax credit and the THDA Stimulus Second Mortgage Program.

This past Saturday American Acceptance Mortgage, Jack Pangle of Coldwell Banker, Vicki Reedy, a local builder, and Zelma Blair of Insurance Network joined to hold a first time homer buyer seminar. The seminar was held at Owens Barbecue on Citigo Avenue.
The barbecue was great. Everyone who attended asked many questions, primarily about credit scoring and credit repair. The seminar emphasized how credit impacts loan approval and loan terms now more that ever.
The new first time home buyer tax credit was also discussed, along with other provisions in the new Housing Law.

Robert Shiller of Home Price Index fame . I have not followed him, but I plan on adding him to my regular reading list. (A list much expanded since joining AR). He seems to have more than a clue.
