The Ottawa Real Estate market is still going strong. It is still a seller's market and the properties that come on the market, that are priced right and show well sell quickly. We are still seeing some multiple offers on many homes. The warm weather, which came a bit early this year, and lack of snow made many buyers come out sooner to look for their dream home.
The average sale price is still on the rise, which is great for sellers but sometimes not the greatest for Buyers out there.

How's the housing market in Ottawa you ask? In my opinion, the market is still hot. When you look at the stats, below provided by the Ottawa Real Estate Board, it does show that it is still a Seller's Market. The Ottawa Real Estate Market for November home sales back on track after slow 2008
Ottawa, December 3, 2009 : Members of the Ottawa Real Estate Board sold 916 residential properties in November through the Board’s Multiple Listing Service® system compared with 643 in November 2008, an increase of 42.5 per cent. Of those sales, 214 were in the condominium property class, while 702 were in the residential property class. Another great month for real estate in the Ottawa area. Members of the Ottawa Real Estate Board sold 1,220 residential properties in September 2009 compared to 1,204 from last year. This is an increase of 1.3%. 948 residential properties were sold and 272 of those were condos.
“September was another record-breaking month for Ottawa resale home sales, capping off a very busy and active summer for Ottawa Real Estate Board members,” said Board President Rick Snell.

The Ottawa Real Estate market is still strong. According to the stats from the Ottawa Real Estate Board "August resale home sales solid".
The members of the Ottawa Real Estate board sold 1,216 residential properties in August 2009. This is compared to last year (1,181 for August 2008), an increase of 3%. Pretty good for everyone.
The sales year-to-date are now up by 2.6% over last year's sales for the same period.
These are the average sale prices:
$315,074 - average incl condo and residential - 12.3% increase over last year

Another record breaking month in Ottawa for June 2009! During the month of June 2009 members of the Ottawa Real estate Board sold 1,895 residential homes through the MLS compared to 1,685 in June 2008. This means an increase of 12.5%!!! Our listing inventory is at a very low level, which has led to competing offers on many properties. "This is the third consecutive record setting month this year and the fourth month where sales exceeded the previous year's sales," said Board President Rick Snell. Board's Multiple Listing Service® system compared with 1,105 in September 2007, an increase of 6.1 per
cent. There were 1,185 sales in August 2008.
