charlotte nc: Curb Appeal and your home - 11/20/08 01:47 PM
If you are like so many home-sellers right now, your house has been on sale a couple months, and you are starting to wonder if it is ever going to sell.
The current economy has produced a flood of homes on the market, lowered prices and not enough buyers able to make the purchase. These factors are meaning houses are on the market longer and selling for less than the original asking price-and sometimes dramatically under the home-value!
Fortunately there are things you can do to keep your asking price up and to draw in more buyers. With just a few … (0 comments)

charlotte nc: Nervous about Buying a Home? Now is a GREAT time! Rates DOWN. - 09/16/08 05:24 PM
So many people I have talked to in the last couple weeks have expressed their profound concern and nervousness about buying a home. And it is true that we are in uncertain times. With banks across the country struggling, recent bad weather causing destruction, and the lingering effects of the foreclosure markets, it is hard not to have a little trepidation about new home ownership.
HOWEVER...
Since the bail-out of Fannie-Mae and Freddie-Mac, mortgage rates dropped by four tenths of a percent-- almost immediately, and there are signs that rates for home buyers could fall even further.

charlotte nc: Where are all the buyers? - 07/12/08 04:08 PM

You would think after being in the real estate industry for more than 20 years you would have the cycle down.
Showing homes today, I asked my buyers why they felt it was a good time to move. I loved their answer. Because they read articles about Charlotte being a Buyers Market and they know their existing home would sell due to the price point. They're RIGHT!
I love educated and knowledgeable clients.
Questions: For those that have been in the business several years, what are your strategies for finding buyers. Aside from farming and talking with your … (2 comments)

charlotte nc: Moving to Charlotte? - 07/07/08 09:15 PM
I am asked all the time what makes Charlotte special, and I have thought about this a lot.
As a realtor, I like to tell people about the demographics: "median household income of $55,439," "median home price of $169,483". Some people want to know about the 3000+ restaurants within 15 miles from center city, or how many golf courses we have.
I can talk all day about our perfect weather, our proximity to both the ocean and the mountains. But in the end, the thing that really makes Charlotte so special is the fact that 40% more people live here than just 20 years ago. The … (2 comments)

Charlotte named best place to liveRelocate-America.com ranks top 100 cities in its annual listBy Amy Hoak, MarketWatchCHICAGO (MarketWatch) -- Apparently, there's just something about North Carolina. For the second year in a row, America's best city in which to live lies within its borders, according to Relocate-America.com's annual list. This year, Charlotte, N.C., is in the top spot, the site announced this week. Last year's winner was Asheville, N.C., which slipped to No. 7 on this year's list. "North Carolina is very active on our radar," said Steve Nickerson, president and CEO of HomeRoute.
