Rocks or Diamonds - 02/29/12 07:49 AM

Given a choice, would you rather carry a bag of rocks or a sack of diamonds? Well, we do have a choice and you will be surprised how many people choose rocks. Abraham Lincoln once said that if you "look for what's wrong, you will surely find it."  How true this is. The imperfections in ourselves mean we can always find deficits if we try. For a lot of us, it's much easier to find cracks and faults. If your focus is on what is wrong, if you are busy looking for the flaws and weaknesses in your character, you … (4 comments)

A good sales person - 02/29/12 04:44 AM

A good salesperson tends to like others and enjoys pleasing people.
You will have a spectacular career if you can show your prospects and clients that you truly like them and appreciate them. We all prefer to buy from nice, friendly people rather than grouchy ones with a miserable attitudes.
Whenever possible, avoid discussions, debates and argument. Always let the prospective client tell you how he feels. You do not have to have the same opinion, but what does that matter – if you make the sale.
Some people are nice and gentle; others aggressive and … (2 comments)

What should we offer What will they take - 02/28/12 03:58 AM

What Should We Offer?
What Will They Take?

Questions frequently asked of agents by buyers once they have found a home that they like are;

“What will they take?” or, “What should we offer?”
The law of licensing does not allow an agent hired by the seller to
quote a price other than the asking price of the property.
So what is a buyer without representation to do?

The buyers would be better served by requesting that the agent provide them with a computer print-out of all the properties that have … (6 comments)

Don’t Do Déjà Vu If You Want Us to Work with You - 02/27/12 09:40 AM
Great Blog... I hope every seller reads and GETS this. I always wonder why a seller thinks an agent tries so hard not to sell their house. I mean it always is the agents fault right?

Her Morning Messages usually have a business tip and a Motivational Message.
This was what she wrote today, I would appreciate your feedback and if you want to get her MM just send me your request and I'll get you on her list.

This post will not drive traffic to my website but it may be of value to a lot of agents and if it is maybe they will go on my Facebook Fan page and like it. For years my wife Beth has coached and trained agents and she has lots of valuable advice. One of my favorites is her 30 day follow up plan.  Would love your feedback. Here it is:

Using the Serenity Pray to get your home sold.
"Accept the things you cannot change and change the things you can."
I opened this post for KCM this morning and I thought it worth sharing. In my opinion it is very well done and I'll be sure all of our agents get a copy of it to share with their sellers.

It's an awful crash - 02/22/12 07:56 AM

It's an awful crash when you turn on your computer and find out that everything on it is gone!
I just got a call from a family member who had that happen to him yesterday and he is just devastated.
I couldn't believe he was not backing things up... but he wasn't.
The thing he is most upset about is that he lost 7 years of pictures of his kids. He did speak to some folks who felt they could retrieve the pictures for him but the fee would be $2000.00.  Not sure what he will do but I … (1 comments)

I'm ticked off - 02/21/12 05:04 AM

I'm ticked off!
How many more laws can we survive?
I just saw this one and I see the logic behind it but it reminds me of the Government Agents inspecting the kids lunches at school to decide if they are healthy enough for them to eat.  Soon there may be a law that permits them to inspect your house once a year to see if you are doing all the things that Uncle Sam deems necessary to maintain its condition and maybe there will be a law that we have to paint them all white!
At any rate have … (7 comments)

Homeownership is a good thing - 02/20/12 03:53 AM

The concept of homeownership is under attack by certain segments of our society.
Agents should stop selling investment and start selling benefits.
Homeownership gives the owner a sense of pride.
It provides them with a better place to raise their family.
It gives them a more private place to live their life with fewer restrictions as to how they do so.
It gives them a greater sense of community and a neighborhood to call their own.
It provides everyone with tax benefits and is a form of forced savings.
Homeownership is a good thing.

Mr. Miyagi - 02/19/12 03:49 AM

To succeed in today's real estate market, you must be seen as an expert.
You need to be able to bring clarity to a very confusing time in our industry.
Three things must occur for this to take place:
You must understand what is happening in the market You must understand why it is happening You must have the ability to simply and effectively explain it to the consumer
You will determine your success. Nothing else ever did, nor ever will. There are tremendous opportunities in this type of market. You have to make sure you are … (7 comments)

There are 4 steps to selling anything Master these 4 Selling Steps and watch your business soar.Step 1 - Build Rapport - It is so important that you always remember to build rapport with every new customer that you meet. It is by far the most important step and often agents forget to do it because they themselves are so anxious about all the other stuff, but the other stuff won’t matter at all without rapport.  Step 2 - Ask Questions - You can’t effectively sell anyone anything until … (5 comments)

My wife was a coward - 02/15/12 08:42 AM

Many agents are cowards when it comes to prospecting. ( MY wife was in the coward category - the idea of asking strangers for business terrified her) passive prospecting was made for her. If you are not in the coward category, consider yourself fortunate and enjoy active, as well as passive, prospecting.

Cost of Living Raise for Realtors? - 02/14/12 03:40 PM
I want to thank Diane for this post. I would love to see all realtors follow her lead. In our neck of the woods most agents accept a 4% fee which is a drastic reduction and I am at a loss trying to understand why this has happened to our business. Gasoline in our town is now over $4.00 a gallon, you would think that alone would wake up some agents!
Again thanks...

Should I Sell Now Or Wait - 02/13/12 10:51 AM
Should I sell now or should I wait is a question I receive very often now a days and it is a tricky one. Current market conditions have made it much more likely that it will pay to sell your home sooner rather than later. The answer is obviously a personal one and depends on why you are selling your home.

Homeowner:  “ Another company said that they will charge less commission.”
Agent:              “'A lot of people express concern that real estate companies charge different fees,  however every company is free to charge in direct proportion to the value they place on their services.  That makes sense right Mrs. Smith?  Obviously XYZ Reality places  less  value on their services than I do,  wouldn’t you agree?"

As soon as a buyer knows more than the agent they don’t need the agent.
In my humble opinion most buyers today know more about the inventory than most agents.
Let’s get back to knowing the inventory from personal experience and not from viewing a few pictures on a computer screen.

The Gift of Gab - 02/10/12 04:47 PM

For the past 28 years I have interviewed people who want to join the wonderful world of real estate. I always get around to asking them why they have made the decision to become a realtor and so many times they answer this way, “because I’m a good talker” or “I just love talking”. I never let them know this, but with little exception, I never hire them.
Selling, contrary to what so many people think, is not talking. Selling is listening and learning to ask the right questions. It doesn’t matter what you sell, good salespeople listen and ask … (1 comments)

Choose Love - 02/10/12 07:11 AM

If you were offered a choice between feeling and acting out of fear or out of love, which one would you pick? Most people don't even hesitate before they say, "Love!" But all too often, whether consciously or not, we pick fear.
When you avoid success, harm your physical health, or hold back your attractiveness, you are choosing fear. When you fail to set goals, or give up your power to anyone, fear is motivating you. When you deny the truth, feel afraid to say 'no,' ignore your feelings or focus on negative feedback, you do it out of fear. … (1 comments)

Mediocrity hurts everyone - 02/09/12 08:18 AM

Agents compensate for their lack of sales knowledge by offering reduced fees to sellers to entice them into signing a listing contract. This practice, hurts the seller because it limits their agent pool, it also hurts every agent in the business by lowering the standards in our industry.  We are defined as professionals; (those with learned knowledge) I believe the time has come for us to start acting the part.
There are those in the know saying that they have never seen a better time to buy real estate.  I am saying that never before have sellers needed the … (4 comments)

To be glad of life, because it gives you the chance to love and to work and to play and to look up at the stars; to be satisfied with your possessions, but not contented with yourself until you have made the best of them; to despise nothing in the world except falsehood and meanness, and to fear nothing except cowardice; to be governed by your admirations rather than by your disgusts; to covet nothing that is your neighbor’s except his kindness of heart and gentleness of manners; to think seldom of your enemies, often of your friends, … (1 comments)

Success Traits - 02/04/12 08:51 AM

   1. Your attitude is the perception you create about your reality; it determines how you go about your day. When you allow negative thoughts to creep into your head, you’ll experience negative results. Yes, being positive takes lots of energy, but remember, it produces the best results.
2.Do you walk the walk and talk the talk? How you carry yourself is an important factor in getting people to listen to what you have to say. Are you approaching each situation like you know what you’re talking about? Do you know what you’re talking about? Preparation for every situation … (2 comments)

Dreams become reality - 02/04/12 06:58 AM

Let me ask you something. If you encountered roadblocks or obstacles (or just plain traffic!) on your way home today, would you put a "for sale" sign on your car and give up?  Why is it that if you encountered unexpected obstacles on your way home, you wouldn't think of giving up?  It might take you longer, but you'd figure out another way to make it home, wouldn't you?
I think it's because you have a crystal-clear picture of your goal in mind, and no matter what you won't quit until you get home.  And do you know what inevitably … (4 comments)

Qualities a successful salesperson must possess - 02/03/12 07:54 AM

QUALITIES A SUCCESSFUL SALESPERSON MUST POSSESS
1.      PHYSICAL FITNESS – is of tremendous importance for the simple reason that neither mind nor body can function well without it.  Fitness is a prerequisite for a positive mental attitude.  Therefore, pay attention to habits of healthful living, including proper diet, sleep, recreation and exercise.
2.      SELF- DISCIPLINE – is required to succeed in your own business. You and only you along with  your work habits will determine your income.  No amount of good health, courage or imagination is worth a dime unless it is put to work.  Hard intelligent work is the only thing … (4 comments)

Think before you speak - 02/03/12 06:28 AM

"The tongue has the power of life and death"
Before you speak, make sure that your speech is filled with the skills of love practicing the golden rule and giving back better than you get.
Remember whatever you say is either building love or tearing it down.
You will eat the fruit of what you say and do in your relationships, day after day and year after year.
Build the skills to say the things that produce love, and you will find love.

The Richest Man in Babylon - 02/02/12 04:28 PM

One of the favorite books is by George S. Clason called, "The Richest Man in Babylon" and it is all about how to handle and accumulate wealth. One of the things it teaches is to take 10 percent of all you earn up front and give it away. Then, take another 10 percent to reduce your debts, and a third 10 percent to build up capital to invest. That's right, what's left is 70%, and while many of you may say you couldn't live on that, most of you would be wrong. Furthermore, if you don't make this … (0 comments)

Beliefs - 02/01/12 09:48 AM

"Do your beliefs serve you?"It doesn't matter whether your beliefs are "true" or "false".  What matters is, are they moving you TOWARD or AWAY from what you want? If they don't serve you, now is the time to replace them with beliefs that do.

There is no way by which a man does a thing when he thinks he can’t. The reason why millions are plodding along in mediocrity today, many barely making a living, when they have the ability to do something infinitely bigger, is because they lack confidence in themselves. They don’t believe they can … (2 comments)
