A client I helped about 4 years ago bought a very affordable townhouse for this market at the time.  As I remember this buyer had worked with another agent before me, and even wrote two offers that were rejected.  They came to me after this agent apparently kicked them to the curb for a easier or maybe a bigger sale.  I will reiterate that it was a very affordable home at the time when the average client was looking for homes for 3 to 4 times as much.

A recent Multiple Listing search for Wood Dale, IL, homes shows that even though the number of homes sold has been decreasing, the home prices have been climbing.  The information was broken down into one year increments dating back three years. 
The graph above shows that the number of homes sold is down about 58% versus 3 years ago.  Although the number of homes sold is down significantly the price has been on the rise.  See the bar graph below.
