      <title>The Columbo of Wells, Maine Real Estate!</title>
      <description>&lt;p&gt;I had a transaction today representing the buyers from out of state. After 3 plus years of looking and working with me for the past year they finally found the vacation&amp;nbsp;home they were looking for. A home that was completely rehabbed (no work needed- which is what they were looking for), not much land to take care of and near the beach- in their price range. To top it off they did a drive by of this home and didn't really want to see it but once they went inside they fell in love with it&amp;nbsp;and the&amp;nbsp;rest as they say is history.&lt;/p&gt;
&lt;p&gt;The closing was at 8:30 and all went well as planned. An issue came up that was resolved around 5:OOPM. The buyers asked me to celebrate with them with a class of champagne. How can you refuse although I don't like champagne. Anyway as we were talking the husband asks "Do you want to know what our thoughts are of you as a real estate agent?" I said "sure."&amp;nbsp; He says: "&lt;strong&gt;Your the Columbo of Real Estate.&lt;/strong&gt; &lt;strong&gt;You just keep going&amp;nbsp;until you&amp;nbsp;get the job done."&lt;/strong&gt; You see- they appreciated that I promptly returned all calls and emails- answered their questions.&lt;/p&gt;
&lt;p&gt;As a realtor, we are in the service business- building relationships for life. As I'm getting ready to leave the wife says: "Bring your wife over this summer for some hamburgers and hot dogs." Do you think that I will get a good testimonial from these buyers when they return from Florida?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Number of Solds: 11&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;This is a 83% increase from January 2008 of &lt;strong&gt;6 solds.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Median Sale Price: $187,500&amp;nbsp; &lt;/strong&gt;This is a 13.9% decrease from January 2008 of &lt;strong&gt;$218,000.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;New Listings: 36&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Listings gone into escrow: 9&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Southern Maine (York County)&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Number of solds: 89 &lt;/strong&gt;This is a decrease of 11.8% from Janaury 2008 of &lt;strong&gt;101 solds.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Median Sale Price: $195,000 &lt;/strong&gt;This is a decrease of 17% from Janaury 2008 of &lt;strong&gt;$235,000.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;New listings: 310&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Listings gone to escrow: 110.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I like to also look at the &lt;strong&gt;Absorption Rate &lt;/strong&gt;which is how long will it take to sell the current homes on the market. From 2/13/08 to 2/12/09 12 months it will take 18 months to sell the current inventory of homes.&lt;/p&gt;

      <description>&lt;p&gt;There are three schools that make up the Wells-Ogunguit Community School District #18 in Wells, Maine.The Wells Elementary School is located at 279 Sanford Road, Wells; The Wells Junior High School is located at 1470 Post Road, Wells and Wells High School is located at 200 Sanford Road, Wells.&lt;/p&gt;

There is a significant increase in the population during the summer months as tourist from around the United States, Canada and abroad visit to enjoy the seven miles of coastline that Wells has to offer.&lt;/p&gt;
&lt;p&gt;The town has several different sections with interesting names. The most southern beach area of Wells is &lt;strong&gt;Moody Beach, &lt;/strong&gt;next is &lt;strong&gt;Wells Beach,&lt;/strong&gt; and the most northerly beach is at &lt;strong&gt;Drakes Island. &lt;/strong&gt;To the west are &lt;strong&gt;High Pine, Wells Branch, &lt;/strong&gt;and the &lt;strong&gt;Merriland Ridge Area. &lt;/strong&gt;Together, these areas make up the &lt;strong&gt;Town of&lt;/strong&gt; &lt;strong&gt;Wells.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Most of the population along&lt;strong&gt; U.S. Route 1 (Post Road) &lt;/strong&gt;and the&lt;strong&gt; ocean&lt;/strong&gt; is served by public water from the &lt;strong&gt;Kennebunk, Kennebunport and Wells Water District&lt;/strong&gt; and by public sewer through the &lt;strong&gt;Wells Sanitary District&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;A recycling and transfer station takes refuse from property taxpayers (a sticker is required) and from several independent collectors. Cable television service for most of &lt;strong&gt;Wells&lt;/strong&gt; is provided by Time Warner.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tourism &lt;/strong&gt;plays an important part in the livelihood of &lt;strong&gt;Wells. &lt;/strong&gt;Visitors will find a wide selection of fine hotels and motels, campgrounds, restaurants, gift and antique shops, and recreational facilities.&lt;/p&gt;
