I had a listing I took about three months ago.The seller wanted to list at $179,000...I knew the home wasn't even close to that in the current market that we are having.I could see there was no way that I was going to get the listing unless we agreed on the price.
We all know that in the current climate if you don't price your home properly you don't stand a chance.Gone are the days of take any listing at any price and they would always sell sooner or later!

I am a big fan of Lowe's home improvment store.Not only is there someone in the store to help you when you need it....(hard to find these days) but they have a great program for Realtors across the country.
The program is called Lowe's Realtor Benefits...the way it works is you can sign your clients up to get coupon offers such as 10% off etc.Also they give you 5% off when you purchase a gift card for your clients!
I don't know too many people that wouldn't love a gift card to fix up the home that they just purchased!

Redding California Commercial project shot down due to lack of available financing.It something out of a Realtor's nightmare...mine to be exact! With financing getting harder and harder to come by in the Commercial arena Commercial projects may slow down even more.
I talked with one of Redding's premiere Commercial agents today and he informed me that the lenders are now asking for "personal" guarantees on most all Commercial loans!

There is talk on the street that Trader Joe's has pushed back their opening here in Redding until early spring.That makes sense as there was probably no reason to open after or near the holidays without holiday merchandise!
You see in retail, holiday items, are usually purchased 4-6 months ahead of time...called lead time.Can you imagine ordering a store load of merchandise only to have the store open AFTER the holidays....They took the safe bet and postponed what may have been an iffy opening any sooner.

The McConnell Foundation located in Redding California has plans to build the areas first and hopefully not last "Green"School. The school slated to open in late 2010 will be LEED certified and feature a host of environmentally friendly features.

I just read where Donald Trump is purchasing Ed McMahon's home from Countrywide to save it from foreclosure.Foreclosure has hit not only regular everyday people, but stars as well.
There is no doubt that Trump will NOT be paying the full note amount and will be looking for a discount. I believe Trump when he says that he is doing because "helping would be an honor". But I would be shocked if he doesn't negotiate the note down with Countrywide.

How quickly they grow up....my son started Kindergarden today. It was a fun morning full of all the usual special moments and stress for him I am guessing. It really don't remember my first day of Kinder but then who does.
It started this morning with not wanting to get up...I finally got him out of bed but not without protest.
Then all the way to his school (which is a 15 minute drive ) I heard...come on come on...get out of the way...you slow poke...don't ya know I got school  this morning!!

Who says it is a Buyers market in ALL price ranges! Yes it is a buyers market over all but there are some buyers that are not believing their agents when the agents says "Well the home is still available...but it has 3 offers on it!".
There was one home about 4-5 weeks ago that was priced below the market and it had 28+ offers on it!!
I hadn't experienced that kind of activity since the good old days of about 3 years ago!

Apparantly there were some California Brokers that were trying to add to the bottom line...It's always sad to hear when people or agencies/Franchise or not make poor choices.There's an old saying that "IF you always look out for the best interest of your clients that everything will be fine".
I try to live by this advice and hearing that this settlement may have affected some locally is sad.
If you did have a Property ID report done and had to pay for it as a seller you may be entitled to a refund.

Two or three years ago the market was blazing hot.A person put up a sign in the front yard and had two or three offers in a week or two.Times have changed and Sellers need Realtor's even more now than in the past.

Banks are interested in getting homes off the books and a buyer that is solid with great credit can do pretty well right now.This latest home that I have followed may indeed be a gold mine for the owner that purchased it.He paid $365k less than two months ago and now it is for sale again FSBO for $525k....Wow...he has been watching Donald Trump I think...
It will be interesting to see what he actually sells it for as it might be a barometer of where we are in the market place right now on homes in the middle price ranges.

Wow...not too shabby. Donald Trump bought a home for $41 Million about 4 years ago and just sold it....FOR $95 MILLION!! Now that's my kind of a FLIP!
He purchased the home in a Bankruptcy settlement and as they say....it just takes money to make money....

Its happening all over California.Scammers are targeting bank owned homes or foreclosed upon homes and having the locks changed and then running ads in the newspaper or on craigslist and renting the homes out for below market rent.
The poor tenants don't know what hit them when they get an eviction notice after paying thosands of dollars for first and last months rent and deposit.The scammers usually want as much CASH up front as possible.
They are hitting citys across the Golden state and taking peoples money without thinking twice!

I have been saying now for a couple months that rates will be going up on loans.They indeed have proven me right and consumers are seeing higher rates.For any buyers out there that have been on the fence considering if they should buy now or hold off for awhile this is information that should help make that decision.

Many builders through out the state are building more environmentally conscious homes but are they truly green? Just because the home you are puchasing has a radiant barrier on the roof and low e windows doesn't make it a green home!
There are some in the local community that are advertising they build green homes...well they build very nice homes...they build homes much more efficient than even the homes they were building 3-4 years ago...yes...but GREEN homes....my answer is NO...they are not...not in the purest sense of the word.

Firefighting is a dangerous profession.These men risked their lives every day fighting the hundreds of wildfires in and around the Redding California area.The Helicopter a Sikorsky S-61N was destroyed and all but 3 men were feared to have perished when the copter crashed and burned.
This terrain that they were working on is very steep and tretcherous.It is also very remote and unforgiving.
The majority of the fires are contained in our area now but officials fear more may come if we get lightening again...
My thoughts and prayers go out to friends and families of these fallen heroes!

The e-mail uses the the phrase "F.B.I. vs. Facebook" in its subject line and contains a link to view an article about the FBI and Facebook. Clicking on the link downloads malicious software onto the victim's computer.
If you are a member of Facebook do not fall for this EMAIL!!
There are many things that this worm can do and I assure you that you won't like ANY of them!

I just read where non critical California state employee's pay is now set at the minimum wage.This had to be done because of the extreme crisis that the state of California is currently in.Similar to a business, you can't keep going paying out more than you are taking in! Pretty simple math there folks! Lead with revenue is the important thing to remember here.
I have ONE SUGGESTION that might help the voters out there in this election year??
The state Assembly's pay should ALSO be cut UNTILL they get this budget resolved!!!

I was on a local news site today and noticed that there was  large banner ad up top offering a free gas card for $25! I clicked on it and went to a site up in Medford Oregon as I was curious...many people are right? So the convention and visitors bureau is offering the first 100 people that book a hotel room in Medford Ore a free $25 gas card...that's pretty interesting I think.

A new law (Senate Bill 1137) that makes lenders actually contact, or try to contact borrowers PRIOR to starting the foreclosure process is now in effect.Prior to the bill any lender could immediately start the foreclosure process by filing what is called a notice of Default with the recorders office.

I did a post a little while back about how metal prices have really gone up in the last 2-3 years.Recently some items were stolen in the greater Redding area that amounted to to a lot of money.It is not surprising to me as crooks will do almost anything for the right amount of money.
