I just got off the phone with a great client that is moving From Texas to Redding...he mentioned that it was 108 there yesterday with 80% Humidity!! Wow....un bel iev able.....I don't love the heat.....yeah I know why am I in Redding right? But let me tell you....the heat is tolerable when the humidity is LOW....Redding has very low humidity in the summer....an occasional exception like right now...but then it's not 108 either....yet! Redding offering many things to do...if you like the outdoors.There is everything from hiking/biking/walking the river trail/fishing/swimming/boating/exploring and we are close to Mt Lassen and Mt Shasta. This time of year is no different from other years where the active avaiable homes dip during the depths of winter.Right now on the local MLS here in Redding there are under 1500 homes for sale that are active. This repesents a real drop from 9-12 months ago where the inventory was closer to 2000. With interest rates hovering near all time lows and the inventory going down right now I think we will see some signs of life in our local market. The Sundial Bridge at Turtle Bay in Redding California. If you have never been to it you are missing out.The bridge has been photographed by thousands of photographers since it was erected but I find it still has many different looks to it. In the photos above fishermen were trying their luck on Salmon in the Sacramento River. Who says it is a Buyers market in ALL price ranges! Yes it is a buyers market over all but there are some buyers that are not believing their agents when the agents says "Well the home is still available...but it has 3 offers on it!". There was one home about 4-5 weeks ago that was priced below the market and it had 28+ offers on it!! I hadn't experienced that kind of activity since the good old days of about 3 years ago! I have to give credit where credit is due...There is one builder in Redding that "Gets it".They sold tons of homes when the market was hot and now that the market is not they are still selling homes! What magic bullet do they have that other developers and builders don't? Interest is heading up...at least that is what Yahoo had on their site today. I have heard that it would be going up and couldn't stay super low for ever.This is just one of many good reasons to think at least about buying a home now and not waiting until the "Bottom" occurs. Here are some photos for you to look at of our area.The greater Redding area has something for everyone. Well there is some very good news on the streets...interest rates should start down soon! I just talked with a very knowledgeable lender that mentioned the prime was heading down and that interest is going to go down soon! That is very good news for anyone that has been thinking of purchasing but is waiting for prices to go down or interest to go down so there payments can be reasonable...(Define reasonable). I talked with a client today that I had not seen in awhile. He mentioned that they might want to sell in the near future. I had a great experience today at the city of redding. I had to go there to do some research for a client. Boy how things have changed! Changed for the better is what I experienced. In the past you waited for 15-20 minutes to talk to a planner and then some of them had an attitude. Today was a refreshing change. I was helped quickly and efficiently and was given some good advice and information. The city of Redding has a new leader now and the changes in the employee's seem to be for the better. We hoped sooner or later that builders would start building some super effiecient homes in our area and that day has come. Redding now has a solar subdivision that has opened up. The city of Redding electrical rates are about 20-25% less than PG&E's but many buyers out there like the idea of little to no monthly electric bill! It only makes sense to add solar to homes in this area. Redding is in the top 5 sunniest places to produce solar power in the United States.
