Just like changing the filter in your central air conditioning system, changing the oil in your car, or changing the batteries in your smoke alarm, changing the combo lockbox codes is just as important.
Many of you may not use Combo Lockboxes, but in the country we do.  In town, the Supra lockboxes are very convenient but in the country where real estate agents from different towns and areas of the Texas Hill Country show property, combo lockboxes are much more effective.  We definitely want other agents showing our properties.

I was just answering a comment and I realized I need to write a blog about why I love my job.
My job:  Real estate broker, agent, consultant, business owner, trainer, negotiator, psychoanalyst?
Yes, I wear many hats.  It can be a challenge getting all this work done and in a timely fashion.  Everything in real estate revolves around deadlines.  So some days are very hectic.  Most of mine are but there is never room for boredom.  That is one of the reasons I love my job.

I have a Mona Lisa smile inside but I am not letting it show on the outside.  In fact, my countenance is serious but gentle.  Having a poker face is what I was always told to have when negotiating contracts.

As most of my friends know, I love to cook.  Cooking is fun for me and I like to try new recipes.  I often make up my own recipes also.  I learned when I was very young, that if I were out of an ingredient I needed, there was almost always a substitute that would do.

TAKE CARE OF THE LITTLE THINGS    AND    THE BIG THINGS WILL TAKE CARE OF THEMSELVES
I feel so bad for one of my agents today.  After working hard on a deal, she is disappointed in a failed offer.  One tidbit of information was not gathered until after the fact.  She was operating on someone else's word.  This ruined the whole thing.
First things first.
Never get ahead of yourself.  No matter how sweet the deal looks, we must do the first things first.  If not, time is wasted, energy is wasted and another deal never happened.  It is a hard lesson … (10 comments)

Negotiate,     negotiate,    That's all I do.
So thankful for that.  Thankful for the business.  I negotiated three contracts today.  We have 6 wins out of 3 contracts.
I learned a valuable lesson many years ago.  It must be a win-win situation for everyone involved in a transaction.  When you approach your business with this mindset, you will be more successful.
Some agents may be too aggressive.  Some may be too interested in the money that will be coming to them.  Looking out for your clients best interest is what you were hired to do.  This does not mean to bully the … (55 comments)

The best made plans...
Every day I start off with a plan.  A plan that is written and numbered by priority of tasks.  I teach my agents the importance of being prepared and planning ahead.  Time is always a factor and planning will make you more efficient and will bring you much success.
    HOWEVER,      Every day things change, the unexpected happens and schedules are rearranged.  Closings are delayed.  People get sick, accidents happen.  Appraisals come in late or they come in low, credit woes come out of nowhere,  sellers change their minds, buyers change their minds.
