texas hill country real estate: Happy Mother's Day 2012! - 05/13/12 07:37 AM
Happy Mother's Day!
It must be the best holiday of the year, right?  What better thing to celebrate than having the privelege of having and rearing children.  Motherhood.  A woman's privelege.

I remember when I was growing up, making things for my Mom for Mother's Day at school.  How thrilled she was to get the little creations my mind and my paper and crayons could make.  Then, many years later, to receive the same kinds of gifts from my two boys.  I still have many of those put away.  Again, another generation, and more gifts from grandchildren.  … (7 comments)

texas hill country real estate: Don't Listen to your Friends - 03/06/12 11:26 AM
Are you considering buying a home?  That is good.  Now is  a great time to buy.  Prices are softer and interest rates are lower than in previous years which will make your payments less for the same priced home you could have bought several years ago.  Or you might choose to buy a more expensive home, maybe one that is larger than you previously could have afforded since the payments will be less.
Homes with special amenities like swimming pools, larger lots, workshops, RV barns, etc are now in the affordable range for many new homeowners with interest rates so much … (7 comments)

texas hill country real estate: Buyers' Attitudes Can Bring Better Deal - 02/25/12 07:25 AM
Yesterday I received a contract on a home I own.  It is a beautiful house with lots of amenities.  I have received 3 offers in the recent past for this home.  Every time before, the offers have been less than the asking price, one was even a low ball offer.  And everytime, the buyers have had things to say about the house that needed updating or they intended to remodel and wanted to save money to do the updating.
This sort of negotiating does not work very well.  I had emotional ties to this house just like my sellers have with … (87 comments)

texas hill country real estate: Selling Your Own Home - 02/21/12 07:29 AM
I tell FSBO's, For Sale by Owners, it is almost impossible to sell your own home.  There are too many things that most homeowners do not know about the process of selling their own home.  Even if a homeowner is knowledgeable about the process it is difficult at best.  Everyone needs someone to represent them and their interests, I think.  Having a third party makes it so much easier.
Not having to deal with buyers and meeting them personally can make a deal much smoother.  Even the nicest buyers and the nicest sellers should not meet before closing in my opinion.  … (7 comments)

texas hill country real estate: Have You Heard The News? - 10/19/11 10:30 PM
Real estate sales are picking up!  Finally, the cooler weather and a little rain here in the beautiful Texas Hill Country has spurred folks to get out and start their search for their new home.  Our phones are ringing and prospective clients are walking through our doors.  The search is on!
Buyers are coming to the Hill Country for peace and relaxation.  Many are retired but many are not.  Those that are still working want to invest in a property now and use it as a second home in an area that affords abundant opportunities for recreation.  When retirement time comes, … (5 comments)

texas hill country real estate: 948 Myrta, Kerrville, TX 78028 - 09/30/11 08:42 AM
Lots of people think about buying an older home and remodeling it but few ever do it.  My investor recently purchased this charming home (948 Myrta) in the historical district of Kerrville and began the task of updating.  First thing always is the foundation and then the essentials like the roof and the insulation.  A new metal roof was put on this home and brings lots of value and nice aesthetics to a Hill Country home.

Tile floors were added to the kitchen and bath.  The bath has new fixtures and a matching tile covers the walls in the … (9 comments)

texas hill country real estate: The Best Agents Attend - 09/16/11 08:49 AM
Does your office have weekly sales meetings and weekly training meetings?  We do.
I believe everyone should attend both and I encourage my agents not to miss the meetings.  First of all, how will they know all the changes that take place during the week with the listings and sales if they do not attend the sales meetings?  How will they further their knowledge of real estate if they do not continually learn and keep abreast of changes within the industry?  Our training sessions provide for this type of training.
If I were wanting to sell my home, I would want … (8 comments)

texas hill country real estate: Is Blogging For You or Your Clients? - 07/16/11 11:27 AM
Is blogging for you or for your clients?  That's a very good question.
Someone asked me recently about my blog and why I spent the time writing it.  Instead of just answering off the cuff, I decided to really think about it.  To analyze if this is a good way to spend my time.
The answer is YES!
Active Rain has been a super friend to me in many ways.  The wonderful real estate agents and brokers that readily share their knowledge and expertise and support when you have a challenging situation makes it all worthwhile.  To just know you are … (7 comments)

texas hill country real estate: Fill the birdfeeders and advertise - 07/14/11 12:23 PM
Put the bird food out and the birds will come.
That's what I've always heard and that is true.  It may take a few days for them to show up.  Maybe they want to fly by a few times before they land or maybe they want to watch for predators or tricks that could cause them trouble.  Most birds will take a few days before they light on the feeder.
I just put up a new feeder and filled it with tempting seeds.  It sat there without activity for a few days and I was beginning to wonder if there … (13 comments)

texas hill country real estate: What's on Your Menu? - 07/04/11 01:52 PM
My friend Lynn asked "What's on the Menu?" for today.
We are having Hotdogs grilled on the grill and covered with caramelized onions and sauerkraut with spicy brown mustard.  A real taste treat if you like hotdogs.
If you don't, try one of the hamburgers topped with lettuce, tomato, onion, pickle and mayo.  Some potato salad, baked beans, and watermelon round out the meal.
Don't forget homemade ice cream!  Fortunately, my sister in law is making this and bringing it over.
Are we eating good?  Oh yes!  Then after a swim, we are off to see the fireworks display at … (15 comments)

texas hill country real estate: She Keeps Everything! We're Moving Rocks! - 06/26/11 01:11 PM
My brother made me laugh yesterday when he was helping me move.  I overheard him tell my son, "She keeps everything!  We're moving rocks!"
It was 100 degrees and the sun shining bright.  Both of them were sweating profusely and smiling all the while.  I have a great family that looks after me.  Kudos, kiddos!
I have to say we were all laughing at some of the Stuff I've kept over the years.  I've kept things for grandchildren that they will never really want.  My son and daughter in law won't take hardly anything I've saved for them over time.  What's … (14 comments)

texas hill country real estate: I HAVE STUFF! - 06/26/11 09:42 AM
When you are busy and have no time to move, like me...There are things that can happen, like my ankle.
Fortunately, it has been easier than I thought it would be.  I have stayed on FOCUS.  Pushing myself even when I did not feel like it I kept going.  A good night's sleep and I was ready for another day.  Packing, lifting, carrying, unpacking.  When will it all end?
I have way too much STUFF!
Garage sales in the Fall are coming!  I hate garage sales but I refuse to be controlled by sentiment any longer.  I have STUFF from my … (59 comments)

texas hill country real estate: What Are Your Dreams? - 06/19/11 02:31 PM
What are your dreams?  Have you taken the time recently to dream?
Many of us are so busy with a telephone in our ear and the computer at our fingertips, I wonder if we ever really take time to dream anymore.
Dreams are what fill us with hope.  New ideas come when we rest our minds from the immediate and think about the what ifs.  Time...something so simple but so fleeting.  Don't use all your 24 hours in a day taking care of the have tos.  Give yourself that sweet treat of indulgence; a moment to think, to dream.
Dreams, hopes, … (7 comments)

texas hill country real estate: Opportunity knocks, Kerrville answers - 06/19/11 02:08 PM
In spite of the recession, the drought, and the nay sayers, the Texas real estate market continues to flourish.  Here in the beautiful Texas Hill Country, there are buyers calling, looking and buying homes and land.

Our phones are ringing and the emails keep coming in.  Thank God!  We are so happy and feel very blessed that people have the confidence in us and in the investment of home ownership and land to make the move.  We have investors seeking income producing properties, and even looking to buy businesses already established.

Things have really picked … (8 comments)

texas hill country real estate: My Adoring Fans... - 06/15/11 11:28 PM
I want to thank all my adoring fans who constantly lift me up to say nice things about my posts.  I have had writer's block recently and some of you are so encouraging.  I just want to say "Thank YOU".  You are such a great part of my life, you and so many other people here at Active Rain.
There have been times over the past few years when I was too busy to write and I did it anyway.  I know just like you, we are all busy and could be doing something else at all times but developing friendships … (22 comments)

texas hill country real estate: It's Time to Write - 06/13/11 09:29 PM
Do you have those writer's blocks?
I do occassionally and I guess I must be in one right now.  I just can't seem to get enthused about a topic.  I think about writing about different things but by the time I get around to it I have forgotten the blog I had in mind or I talked myself out of it.
Sometimes I am just too busy to write and other times I am not busy enough.  Know what I mean?  Writing is a habit we have to develop whether we feel like writing or not.  It is important to … (17 comments)

texas hill country real estate: Patriotic? Love America? Shop at Home - 05/30/11 11:07 PM
Years ago, when I worked for a newspaper, I would occasionally do a "Shop at Home" tabloid.  All my advertisers would run specials in the tab and the customers would get a bargain.  The real winner though, was our small town.  Local businesses would reap the benefits of the citizens buying in our town and not going to the big city to buy their groceries, hardware, furniture, clothing and everything else.
Car dealers, office supply stores, and restaurants loved these twice a year tabloids.  It meant lots of business and the excitement to see what was going to be on sale had … (8 comments)

texas hill country real estate: Where Does Time Go? - 05/30/11 09:36 AM
Where Does Time Go?
It seems like it was just yesterday and you turn around and it's today.  Turn around again and it's tomorrow and then it's next year.  Do you feel like time is racing by these days? I do.  I was remarking about this to a fellow agent one day recently and he told me his parents would get up early and go outside and sit on the porch in the mornings.  He said he would get up, go outside and ask them "what are you doing?"
They would answer him with, "We're slowing down time."  As a child, … (12 comments)
