Michigan Mortgage Rates are some of the lowest rates that we have had in years. One bank has a one year ARM that is under 4%. That is an amazing number, but the biggest problem with a loan like that is you will incur 2 sets of closing costs within 1 year. This could offset any amount of savings.

I just looked at rates for the day and they are brutal. Yes!!! You read that correctly. I'll say it again for those of you who don't believe me.

How is it the market is so bad right now, but the banks are still raising rates.

This doesn't have to do with mortgage rates, but make sure you check your credit card mail, because they are now raising the highest rates to 30%. Yes, you read that right to. I got a notice from Discover stating if you are a day late on any payments they will be raising your rate to 30%. WOW!!! I guess I won't be using that card anymore just in case.

Rate watching is becoming a real common trend with people anymore today, but one thing I will advise people is to proceed with caution when looking to refi, because it is not going to be the easiest thing to do in Michigan. This is in large part because of the housing market being so bad.

The banks are trying to eliminate loans that are cash out above a certain Loan to Value, which is difficult to even get a true appraisal on anything in Michigan. Banks have officially started viewing foreclosures as part of the housing norm. If you are looking to refi the first thing we will need to do is order an appraisal and allow the banks to beat that up, and then the rest of the loan process will be pretty easy.

Mortgage rates were at 6% today. on a 5 year ARM, and 6.375% on a 30 year Fix.

It looks as though the ARM is going to be taking over again now that everyone has been getting the urge to get back into a fixed rate.


This is amazing how mortgage rates work. Not that long ago fixed mortgage rates were the way to go, but as of late it has moved to the other end of the stick.


With todays market being so, in simple terms, dead the government needs to keep lowering rates to start helping the housing market get back to normal. This would take banks loosening up the strap a little as well, because banks are the ones that have to approve the loan.


As for todays mortgage rates the 30 year fix is about 6%, and the ARM is at an untouchable 5.5%. If you need to Refinance, or purchase then fill out the form and I will get things rolling.

The spring season hasn't hit just yet, but there are still a few woodland lake homes for sale. There are only 7 woodland lake homes for sale as of right now, but as we near that spring season and warmer weather we will start to see a large increase in woodland lake homes for sale.
