It looks as though the ARM is going to be taking over again now that everyone has been getting the urge to get back into a fixed rate.
This is amazing how mortgage rates work. Not that long ago fixed mortgage rates were the way to go, but as of late it has moved to the other end of the stick.
With todays market being so, in simple terms, dead the government needs to keep lowering rates to start helping the housing market get back to normal. This would take banks loosening up the strap a little as well, because banks … (2 comments)

This article needs to be read by everyone. I do not understand how so many supposedly educated people are making predictions as to what the market is going to do. We have one problem, and that is that some of these guys that are making theses predictions are now out of the business. Cnn did an article that goes over a large part of this. I just looked at a number of places for future rental properties, and I think that the biggest problem with homes is not the overall cost to purchase but rather the taxes. When you buy a home that is $30,000 with a mortgage that is under $300/month, but the taxes yearly for non-homestead taxes are $3,600 how can you afford to make any money. I have not beeen doing this for long, but the people that I have spoken with have been. They all complain about the same thing. The state taxes are outrageous for investors. I found a home about 2 months ago, but I happened to find it after it had an accepted deal. Now here is the problem. The agent did not place the home as pending and continued to show the home not to mention she did not disclose that there was already an accepted offer. Well doesn't that just make you happy when you call them after you decide you are going to write an offer to have them say that it is already pending. I was just ecstatic. I was just looking through some homes that have recently sold in Marion Twp. I came across a 2,500 sqft. victorian home that closed this month. It was a foreclosure that was originally listed for just under $265k. The price slowly worked its way down to $180k. Then it finally sold for $158,889 with $5,097 in concessions. How cheap is that? Anyday of the week this is a good deal. The appraisal was going to come in just short of $300k. Good for whoever bought this home. Last week Friday I had a closing on a foreclosed property, and let's just say that things didn't go so easy. People are all for that great deal, but they better be ready for a long and trying journey. I submitted my clients offer on October 12th, and closed last week on December 7th.
