Just north of Interstate 66 in Fairfax County, Oakton Ridge is a neighborhood of mostly larger, detached homes.  The neighborhood covers most of the area around Little Difficult Stream Valley Run Park between Vienna and Fairfax City.  Oakton Ridge, and the broader market area, are convenient to George Mason University, Fair Oaks Mall, and Fairfax Hospital.  Routes 66 and 50 lead west toward Washington, DC.
Oakton Ridge is bounded on the north by Franklin Farm Road, the east by Fox Mill Road, and the south and west by Fairfax County Parkway.

Skyline House, sometimes called Skyline Plaza or Skylne City, was formerly the location of the Washington Airport.  Indeed, warning lights remain at the top of Burke and Herbert Bank, and one of the hangers stil exists in the form of a self storage building.  And perhaps most famous for having made national news in 1973 when one of Fairfax's greatest tragedy's occured with the collapse of one of the buildings.

North Springfield stretches west to Burke, north to Annandale, east to Alexandria, and south to central Springfield.  It is the area that hugs Interstate 495 just west of Interstate 95/395.  It is about as centrally located of a location as exists in Northern Virginia, convenient to hospitals, colleges, shopping, restaurants, and businesses.  It is served by two metro stops and many bus lines.

Springvale:
Hidden at the northern edge of Springfield in Fairfax County, Virginia, just west of Interstate 495, off Backlick Road, is Springvale.  Older, contemporary-style homes sitting on streets named after birds in heavy woods make the neighborhood feel more like parts of Reston or Takoma Park, Maryland.
Springvale is bounded on the north by Old Keene Mill Road, the east by Backlick Road, the south by Franconia Parkway, and the west by Hunter Village Drive.

Sugarland Heights:
Midway between the towns of Sterling and Reston, at the northern edge of Herndon, in Fairfax County, Virginia, lies Sugarland Heights.  It is an older neighborhood built in 1960s featuring mostly rambler-style homes on quarter-acre lots.  While modest in size, the houses here are well kept by their owners, and the area is attractive. 
Herndon is convenient to the Dulles International Airport and George Mason University.  Several hospitals are close.  The town itself offers restaurants and shopping.

Springfield Estates sits at the northeastern edge of Springfield, Virginia in Fairfax County.  With Interstate 95 running through the middle of it and Interstate 495 bounding it to the north, Springfield Estates suffers from economic (external) obsolescence caused by the noise from the traffic.  Typical homes here are rambler-style or split-level on modest, quarter-acre lots.  Restaurants, shops, and businesses line Franconia Road, and the Springfield Mall lies just across I-95.  Kingstown, Alexandria is just to the east and has a major hospital and college campus.  Lynnbrook, just on the west side of I-95, is basically a part of Springfield Estates.

Valley View stretches north to Kings Highway, and it is bounded on the east by US Route 1, the south and wet by Huntley Meadows Park.  The broader market area encompasses Groveton, Rose Hill and Guilford to the north, Hybla Valley to the south, and Bucknell Heights on the east side of Route 1.  Businesses, restaurants, and shops, line Route 1, heading north all the way to Washington, DC.The market area is marked by older, detached homes that have undergone many changes over the years.  In some cases, rather than improving upon the existing structures, the homes have been demolished completely, … (0 comments)

Just north of the Burke Centre Parkway, in the town of Burke (in Fairfax County), lies a large townhouse development: Burke Centre.  Built in the early 1980s when Burke was undergoing a revitalization period, these townhouses are well constructed.  Most have basements; a few even have garages. 
Burke is convenient to George Mason University to the north.  Burke Centre Parkway leads west to Fairfax and Centreville and east to Springfield and Alexandria.  Interstate 495 is a short distance away.

Keene Mill Village is a townhouse development just off Old Keene Mill Road at the western edge of Springfield.  Burke Lake County Park lies to the west.  Nearby Rolling Road leads north to Burke and Fairfax.  The homes inside Keene Mill Village were built in the early 80s and are of good construction, and the majority of them have basements.Keene Mill Village is bounded on the north by Burke Station Park, the east by Huntsman Boulevard, the south by Sydenstricker Road, and the west by Lee Chapel Road.

Part Hope Park - A Neighborhood in Fairfax County, VA
It is not certain how it got its name, but Park Hope Part encompasses an area in Fairfax County around the very large intersection of Braddock Road and the Fairfax Parkway, about half way between Centreville and Fairfax City.  George Mason University is a short distance to the east.The area has seen a large number of bank foreclosures and short sales.  This is in part due to the external obsolescence caused by the noise from the two highways.

Weltman Estates - A Neighborhood in Centreville, Virginia
On the western edge of Centreville, Weltman Estates is a large cluster of large, detached homes built in the late 80s.  Route 29 leads out of Weltman Estates east to Washington, DC, and Pleasant Valley Road leads north to Chantilly. 
Nearby Cub Run Stream Valley Park offers hiking and bike trails.
Centreville is part of Fairfax County, Virginia.

Long Branch - A Neighborhood in Annandale, Virginia
Long Branch is an older neighborhood of detached homes south of Route 236 at the western edge of Annandale, Virginia in Fairfax County.  Fairfax lies just to the west and Burke is south across Braddock Road.  Long Branch State Park offers its residents many bike trails. 
Braddock Road leads west to George Mason University and east a short distance to Interstate 495.

A real estate appraiser in Northern Virginia likes to hear that he's just received an appraisal order in Springfield.  Springfield, maybe just behind Annandale, is among the most central of Northern Virginia locations.  And now that they have FINALLY cleaned up the "mixing bowl" that is I-95 meets I-495 meets I-395 meets Franconia Rd meets the Springfield Mall, etc., etc., a great big party of intersections going on .... finally all cleaned up, Springfield is fun to see again.

Sandwiched between Kingstown and Rose Hill, Guilford is an old section of the Franconia region that is both Alexandria and Fairfax.  That is, sporting an Alexandria address, but existing in Fairfax County, Guilford is one of those communities where time has stood still while so much has popped up around it.

Little River Hills - A Neighborhood in Fairfax City, VirginiaLittle River Hills is a small development of mostly older, detached homes.  It is east of the historic section of Fairfax City, and holds an entrance to Daniels Run Park (which has trails for jogging and walking).  Fair City Mall lies to the east and George Mason University is just south, down Roberts Road.  Some residents have added additions or built new.  A drive through the neighborhood on a Saturday will reveal a large number of handyman vans and construction crews making improvements to homes here.Little River Hills is bounded on the … (0 comments)

Detached homes on quarter-acre lots built in the late 1950s make up much of Bren Mark Park.  House styles are older including split levels, bi-levels, split foyers, and ramblers.  There are even a few "split splits," which are unique.  A few owners have completely leveled their houses and put in their places large, colonials.

As an appraiser living in Fairfax, and having lived in or around Fairfax for the past 24 years, I ought to be able to handle a good description of Fairfax County.  This will be a challenging post.  I'm starting it off here as a reminder to add to it.  Though I've lived here (or near, in Arlington and Alexandria) for 24 years, I'm hard pressed to blog about it.  It's big; it's vast; it's rich, and it has its fair share of politics and drama.
But it's late, so I shall return to do this blog justice...

A small section of Fairfax County, Oakton bumps up against Vienna, Fairfax City, and Reston.  Aside from the "Welcome to Oakton" sign on Route 123, it is difficult to tell what the boundaries are elsewhere as roads and rivers wind all around and through it.
Oakton is convenient to Fair Oaks Hospital and George Mason University.  Many businesses, shops, and restaurants line Chain Bridge Road (Route 123) leading north all the way to Tyson's Corner.

If you need an appraisal in Washington, DC or Northern Virginia (Fairfax, Alexandria, Arlington, etc.), please head over to www.appraisalsguaranteed.com and order one from a certified residential appraiser.
With regard to parcel maps...
Often in residential appraisal reports the appraiser directs someone to the plat but then never supplies it.  Or the appraiser describes the lot's shape as "irregular," when really it is rectangular, etc. 
And, of course, many owners do not know where their plats are, or possibly they never even received them; so relying on the owner to supply a plat seldom works.
