A Dose of Reality

The truth of the matter is that properly priced homes are selling in today's market. But another sad reality is that we Americans are not as rich as we once were. Our "piggy banks" are broke ! You know, the ones we used our homes as. They are now running low to simply over drawn and the equity that they used to possess is now, by and large gone.

According to the August 2008 addition of the Ohio Realtor newspaper in Toledo Ohio the average home sales price dropped 8.7% from January - June 2008 over the same time period in 2007. Now according to those statistics the average home sale price in Toledo Ohio in 2007 was $131,040. Today that same home is selling for $119,668. Home owners can't just run to the bank and get a home equity to bale themselves out anymore.

All the economists from our state and national trade associations can sugar coat the facts as much as they want, but let's face it folks, it going to be at least another eighteen months before we digest all of this excess, deflated inventory, including all that is in the foreclosure pipe line.

Consequently, the reality of this marketplace is that serious sellers need to pare back expectations on their home values and price their homes according to current local market conditions! Sellers, time and time again will say "I've got to get X amount of dollars" in order to move, but the reality of the market says that the flood of foreclosures in our marketplace has driven property values down.

This isn't a news flash that you're reading here, just a rant from an agent that is in the field daily listening to what every day people are dealing with.

The good news is that it is truly a great time to be a buyer! Over the next year and a half, prudent buyers that seize the opportunities that are now available will be rewarded with an abundance of quality homes at great prices.

A wise real estate broker told me at the beginning of my career that, "You make your money in real estate when you buy, not when you sell". For those that can take advantage of this market, I believe they will be richly rewarded 5 years from now.

So what do we do as real estate professionals? We have to act like professionals and tell the truth! Look, if a doctor is can tell a patient that he/she has a serious disease and needs an operation, we have to be able to tell our clients that their home is overpriced and won't sell!

That dose of reality will ultimately raise our stature as true professionals in the trying times we are now dealing with! The truth, can you handle the truth?

Foreclosure Prevention and Loss Mitigation Workshop

There will be a Foreclosure Prevention and Loss Mitigation workshop held in Toledo, Ohio, at the University of Toledo in Rocket Hall, on Saturday July 26, 2008. The session which is being hosted by Congresswoman Marcy Kaptur, starts at 9:00 am and runs through 3:00 pm.

If you are behind or in danger of falling behind in your mortgage loan payments you should consider attending. There will be nonprofit foreclosure prevention counselors, loan servicers, and legal aid attorneys there to help you work out your loan or mitigate your financial loss.

The State of Ohio has been very pro-active in their efforts to assist homeowners feeling the pressure of a potential foreclosure and has set up a very useful website called Save the Dream. There is loads of the useful information for consumers on how to connect with lenders and loan servicers.
