      <description>&lt;p&gt;It's been awhile since I've blogged on here due to trying to keep up with how fast the market is moving.&lt;a href="http://renownhomes.com/sold" target="_blank"&gt;&lt;img title="low inventory in reno and sparks" src="http://renownhomes.com/wp-content/uploads/2012/06/House-Alone-150x150.jpg" height="150" alt="" width="150" style="border: 3px solid black; margin: 3px; float: right;"&gt;&lt;/a&gt;In it's simplistic form supply and demand are way out of whack.&lt;/p&gt;
&lt;p&gt;As of 10:30 am today, 6/1, there were 32 homes available between $100,000-$150,000 with at least 3 bedrooms in all of Reno and Sparks. The effects of &lt;a href="http://renownhomes.com/why-ab-149-and-ab-284-are-killing-the-reno-real-estate-market/" title="Why AB 149 And AB 284 Are Killing The Reno Real Estate Market" target="_blank"&gt;AB 284&lt;/a&gt; are being felt as investors and first time home buyers try to outbid each other. Offers of 5-10% above list price are being rejected as those lucky few who get an accepted offer worry about appraisals.&lt;/p&gt;

      <title>How Low Can I Offer On A Reno Home?</title>
      <description>&lt;p&gt;One question that I'm asked all the time by home buyers is, &lt;strong&gt;"What will the seller take?"&lt;/strong&gt;. In all honesty I don't know and neither does the listing agent. The seller may be willing to accept list price or they may not. You see our market is in a &lt;strong&gt;mini bubble&lt;/strong&gt;. Many homes are selling for at or above list price if they're in good condition and priced correctly.&lt;/p&gt;
&lt;p&gt;The table below shows the sale price to list price ratio for all sold single family homes in Reno and Sparks for March of 2012. The ratio is the sale price divided by the list price at time of acceptance. A sale price of $90,000 for a home listed at $100,000 has a SP/LP ratio of 90%. &amp;nbsp;&lt;/p&gt;

&lt;p style="text-align: left;"&gt;The stats take into account properties in all kinds of condition. Some that need many repairs may go for less than list price with the more desirable going for at or above list price.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;What does this mean for home buyers in Reno and Sparks?&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Have your agent run a CMA on the property to see if it's priced correctly. If the comps say it's priced right but you don't agree then offer whatever you feel the value is. &lt;strong&gt;Just don't be surprised if other buyers offer more than you&lt;/strong&gt;.&lt;/p&gt;

In my last post on this subject, found &lt;a href="http://renownhomes.com/where-have-all-the-homes-gone-for-first-time-home-buyers-in-reno/" target="_blank"&gt;here&lt;/a&gt;, there were 215 single family homes available that would pencil out at or near rental rates for FHA loan home buyers. Within a month's time &lt;strong&gt;that number has dropped to 116&lt;/strong&gt; as of April 4th, 2012 (see chart below).&lt;/p&gt;

      <title>Why AB 149 And AB 284 Are Killing The Reno Real Estate Market</title>
      <description>&lt;p style="text-align: left;"&gt;&lt;a href="http://renownhomes.com" target="_blank"&gt;&lt;img title="reno real estate market" src="http://renownhomes.com/wp-content/uploads/2012/04/drowning-300x224.jpg" height="224" alt="reno homes ab284" width="300" style="border: 3px solid black; margin-top: 5px; margin-bottom: 5px; float: right;"&gt;&lt;/a&gt;It may not look like the market is drowning, due to lack of inventory and multiple offers situations that are &lt;strong&gt;creating short-term appreciation (another mini bubble)&lt;/strong&gt;, but rest assured that there is still inventory to come.&lt;/p&gt;
&lt;p&gt;Steven Miller from the Nevada Policy Research Institute recently wrote an &lt;a href="http://npri.org/publications/have-laws-to-aid-defaulting-homeowners-hurt-nevadas-moreresponsible-majority" target="_blank"&gt;article&lt;/a&gt;about the effects of Nevada's non judicial foreclosures in light of AB 149 and AB 284 with a comparison to Arizona's non judicial foreclosures. It's a little long but has plenty of graphs and tables for the visual learner and definitely worth the read.&lt;/p&gt;
&lt;h5&gt;*Thanks to Daryl the engineer for sending me the article.*&lt;/h5&gt;
&lt;p&gt;According to Miller, Phoenix home prices have been trending upward since September of 2011 while Las Vegas prices continue to fall. (I understand that Reno/Sparks weren't hit as badly as Las Vegas but we're covering a state assembly bill not city or county.) Miller believes the biggest reason for Phoenix's appreciating is lack of government regulation. Prior to 2009, Nevada's non-judicial foreclosure proceedings ran similar to Arizona's.&lt;/p&gt;
&lt;p&gt;In 2009, AB 149 was passed requiring all lenders to participate in a court-structured mediation....&lt;strong&gt; Adding time to the foreclosure process.&lt;/strong&gt; October of 2011 brought AB 284 which requires lenders to provide numerous documents showing viable ownership and makes it a category C felony if they file improperly.... &lt;strong&gt;Adding time to the foreclosure process.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So we understand that the process is going to take longer for the foreseeable future but &lt;strong&gt;what does it mean for the future of the Reno Real Estate market?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;Below is a table of estimated levels of shadow inventory state by state in fall of 2011, prior to the passing of AB 284. &lt;strong&gt;Nevada had an estimated shadow inventory &lt;strong&gt;(excluding current short sale defaults and HAMP mods) &lt;/strong&gt; of 8 months.&lt;/strong&gt; Hopefully, we will get another report at the end of Q1 2012 to see how much inventory has built up. We can add 45 days to this for pre-foreclosure marketing, cash for keys, and trash outs prior to re-selling. Then we can add another 3 months (high estimate in this market) for the property to be sold to another buyer. By my calculations the inventory should be &lt;strong&gt;down to a manageable amount or at least not overwhelming in 12.5 months&lt;/strong&gt;.&lt;/p&gt;

&lt;p style="text-align: left;"&gt;In February of 2012, we had an&lt;strong&gt; average of 5.4 months of inventory&lt;/strong&gt; in Reno/Sparks (see table below). Add that to the estimated level of shadow inventory, including pre-foreclosure marketing and re-sale, and &lt;strong&gt;we end up with 17.9 months. On the calendar that puts us into October of 2013.&lt;/strong&gt;&lt;/p&gt;

&lt;p style="text-align: left;"&gt;AB 284 has already added six months (maybe more in the future) to market correction since October of 2011. &lt;strong&gt;Add those six months to the projection without AB 284 and we're pushing into April of 2014. &lt;/strong&gt;Making Nevada look more like the judicial foreclosure states of Florida and New York.&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Though the banks are starting to push through the &lt;strong&gt;&lt;/strong&gt;assembly bills we see continued foreclosure problems in the coming months. Maybe my math is too simplistic but it doesn't look like AB 284 or AB 149 have done anything but hurt the market.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I understand that the bills were created to protect home owners but &lt;strong&gt;is someone really going to get out of not making their payments by forcing the bank to wait 6-12 more months to foreclose?&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I'd rather have it be over with as quickly as possible and on the road to recovery instead of dragging out until my 2 year old graduates from college.&lt;/p&gt;

&lt;p&gt;Here are a few snippets for those that don't have any time to read it.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;The median sales price rose from $135,000 in January of 2012 to $145,000 in February of 2012.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;As of February 29th, there were 5.4 months of inventory. Inching closer to a seller's market as a whole.&lt;/li&gt;
&lt;li&gt;Properties under $200,000 have less than 5 months of inventory. Making that price range a seller's market.&lt;/li&gt;
&lt;li&gt;453 properties sold in February with 339 being under $200,000.&lt;/li&gt;
&lt;li&gt;Of those sales 29% had no special condition of sale (regular sale), 42% were REO, 28% were short sales, and 1% were court approvals or "other" sales.&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;In order to make the funds available for the down payment you must create a bank account or cash wedding registry like &lt;a href="http://www.myregistry.com/CashGifts.aspx" title="My Registry.com" target="_blank"&gt;MyRegistry.com &lt;/a&gt;, &lt;a href="http://www.honeyfund.com/" title="HoneyFund.com" target="_blank"&gt;HoneyFund.com&lt;/a&gt;, or &lt;a href="http://www.downpaymentdreams.com/" title="DownPaymentDreams.com" target="_blank"&gt;DownPaymentDreams.com&lt;/a&gt;. If guests are unable to deposit online you can deposit the cash or checks after the wedding. Make sure to perform your due diligence as many of those sites have transaction fees for each deposit or transaction.&lt;/p&gt;
&lt;p&gt;The funds do have to be "seasoned" for two months prior to use so don't plan on moving in right after the honeymoon.&lt;/p&gt;

      <title>Still Want All Your Closing Costs Paid For? Time May Be Running Out</title>
      <description>&lt;p&gt;&lt;img title="fha closing costs reno" src="http://renownhomes.com/wp-content/uploads/2012/03/downward-arrow-150x150.jpg" height="150" alt="reno closing costs" width="150" style="margin: 4px; border: 3px solid black; float: left;"&gt; HUD is revisiting their idea, from 2010, of &lt;strong&gt;reducing the allowable closing cost concessions for FHA loans&lt;/strong&gt;. &lt;a href="http://www.regulations.gov/contentStreamer?objectId=0900006480fbeb33&amp;amp;disposition=attachment&amp;amp;contentType=pdf" title="hud reduces seller concession" target="_blank"&gt;HUD Document Here&lt;/a&gt; Currently, the cap is 6% which generally covers all costs associated with a home purchase minus the down payment which must be paid for by the buyer or gifted from a family member or employer. HUD's new strategy is to &lt;strong&gt;drop that cap to 3% or $6,000, whichever is greater&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Why should you care?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Typical closing costs, in Reno and Sparks, for a home under $200,000 being purchased with an FHA loan can run between 3-4% but generally &lt;strong&gt;end up around 3.5%&lt;/strong&gt;. As part of negotiations, a buyer can get the seller to pay for these as a concession or credit at the closing table. At $200,000, &lt;strong&gt;closing costs of 3.5% equal to $7,000&lt;/strong&gt;. This cap would mean a $200,000 FHA home buyer would need to bring their down payment of $7,000 plus an &lt;strong&gt;additional $1,000&lt;/strong&gt; for the closing costs that weren't paid for.&lt;/p&gt;
&lt;p&gt;This new cap will &lt;strong&gt;push many home buyer's out of the market&lt;/strong&gt; who could easily manage the monthly payments but don't have enough in savings to cover all their closing costs and down payment. Less buyers in the market leads to more homes sitting on the market (many vacant) and&lt;strong&gt; increased depreciation&lt;/strong&gt;. This not only hurts home buyers but home owners who are&lt;strong&gt; desperately seeking a stabilization of home values.&lt;/strong&gt; &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

As part of the state Attorney General's multi-billion dollar settlement &lt;strong&gt;short sale time frames are set to decrease&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;New guidelines from the settlement give mortgage servicers &lt;strong&gt;30 days, from receipt of the full short sale package, to give a response or request new documents.&lt;/strong&gt; The receipt of the short sale package is usually within 1-2 weeks of an accepted offer.&lt;/p&gt;
&lt;p&gt;The guidelines carry &lt;strong&gt;fines of $1,000,000 for each violation&lt;/strong&gt; with a cap of $5,000,000 for each file if mistakes are not cured. Also, this only applies if more than 10% of the servicer's audited files are found to violate the guideline.&lt;/p&gt;
&lt;p&gt;While this sounds good in theory the loophole of requesting further documentation may leave servicers with too much wiggle room. Recent pay stubs and account statements are required in most short sale "packages". If your statement is for a previous month and a new one comes available within the 30 days time line the servicer may request it and extend their approval time frame.&lt;/p&gt;
&lt;p&gt;As an added protection to the consumer the guideline also requires servicers to notify the borrower if a deficiency payment is required as part of the short sale settlement. &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

An increase in the numbers of buyer's coming into the market and the passing of &lt;a href="http://www.google.com/url?sa=t&amp;amp;rct=j&amp;amp;q=&amp;amp;esrc=s&amp;amp;source=web&amp;amp;cd=2&amp;amp;ved=0CDEQFjAB&amp;amp;url=http%3A%2F%2Fwww.leg.state.nv.us%2FSession%2F76th2011%2FBills%2FAB%2FAB284.pdf&amp;amp;ei=T15NT5jXNMuHhQeRuf0E&amp;amp;usg=AFQjCNFrWJdj2j6akZuShuMn6m342NWjWQ" title="ab284 foreclosure law in nevada" target="_blank"&gt;AB284&lt;/a&gt; in 2011  have created pretty fierce competition. Many homes that are priced right and in good condition are procuring multiple offers and selling for more than list price.
Where does that leave us...?
&lt;strong&gt;In a market with a lack of inventory that is bordering a seller's market.&lt;/strong&gt;
The last RSAR figure was that our market has &lt;strong&gt;5.9 months of inventory&lt;/strong&gt; or about an equal share of seller's market and buyer's market. &lt;p style="text-align: left;"&gt;When we crunch the numbers (as of 2/28/2012) we see that there are&lt;strong&gt; 215 available single family homes from $75,000-$150,000&lt;/strong&gt; in Reno and Sparks that are not pending and available for offers. The reason I chose $75,000-$150,000 is because this price range is most compatible with FHA first time home buyers or investors. Buying in this price range generally means that your&lt;strong&gt; monthly mortgage amount would be near or below the market rent&lt;/strong&gt;.       <title>Freddie Mac Waives Deficiency Judgments</title>

The announcement came out in their 2012-5 Bulletin found &lt;a href="http://www.freddiemac.com/sell/guide/bulletins/pdf/bll1205.pdf" target="_blank"&gt;here&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;A deficiency judgment is where an investor or servicer of a loan recoups the money they lost because of a short sale, deed-in-lieu, or foreclosure by going after the former owner. If you sold your home for $100,000 but owed $200,000 on your mortgage the servicer has the right to come after the difference in accordance with Nevada law.&lt;/p&gt;
&lt;p&gt;Because of this new requirement more homeowners will be able to use the&lt;a href="http://renownhomes.com/short-sale-debt-cancellation-set-to-expire-at-the-end-of-2012/" title="Short Sale Debt Cancellation Set To Expire At The End Of 2012"&gt; Short Sale Mortgage Debt Cancellation&lt;/a&gt;.&lt;/p&gt;

&lt;p&gt;As of today, there aren't any talks from &lt;a href="http://www.realtor.org/" target="_blank"&gt;NAR&lt;/a&gt; about pushing for an extension but in an election year you never know what can happen. Your decision may come down to &lt;strong&gt;trusting the powers in D.C.&lt;/strong&gt; to extend or taking what they have already given. &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How does the act work?&lt;/strong&gt; You short sell your home for &lt;strong&gt;$100,000 with $200,000 remaining on the loan&lt;/strong&gt;. If the bank doesn't come back for a deficiency judgment you're on the hook for&lt;strong&gt; $100,000&lt;/strong&gt; in that tax year in the form of a 1099-c.&lt;/p&gt;
&lt;p&gt;The Mortgage Forgiveness Debt Relief Act and Debt Cancellation allows you to &lt;strong&gt;cancel this tax by using Form 982&lt;/strong&gt;, the Reduction of Tax Attributes Due to Discharge of Indebtedness.&lt;/p&gt;
&lt;p&gt;The Act doesn't apply to all debts so check &lt;a href="www.irs.gov/pub/irs-pdf/p4681.pdf" target="_blank"&gt;&lt;strong&gt;Publication 4861&lt;/strong&gt;&lt;/a&gt;to see if you're eligible.&lt;/p&gt;

      <title>Cost of FHA, Fannie, and Freddie loans rises...</title>
      <description>&lt;p&gt;&lt;a href="http://renownhomes.com" target="_blank"&gt;&lt;img title="FHA loan reno " src="http://renownhomes.com/wp-content/uploads/2012/02/white-house-300x200.jpg" height="200" alt="reno home buyer fha loan" width="300" style="border: 2px solid black; margin: 4px; float: right;"&gt;&lt;/a&gt;The &lt;strong&gt;Temporary Payroll Tax Cut&lt;/strong&gt;, signed by President Obama, didn't come without compromise. The tax cut is being covered by an increase in "G-fees" or guarantee fees of 10 basis points imposed on all Freddie, Fannie, and FHA loans.&lt;/p&gt;
&lt;p&gt;What does this mean for the consumer? &lt;strong&gt;Plan on an increased rate of .125%&lt;/strong&gt; and an increase of the annual mortgage insurance premium by 1/10th of 1% for FHA loans.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Doesn't sound like much right?&lt;/strong&gt; Let's look at what happens to your monthly payment...&lt;/p&gt;
&lt;p&gt;For a loan of $200,000 the increase of .125% would equal &lt;strong&gt;$250 more per year in interest or $7,500 over 30 years&lt;/strong&gt;. An FHA loan would be increased by&lt;strong&gt; $4,200 over 30 years.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The rate can be bought down by the home buyer but most people looking to get an FHA don't have the cash to do it.&lt;/p&gt;
&lt;p&gt;The increase officially begins on April 1st, 20, most lenders have already changed their rate sheets to reflect the increase, and ends on October 1, 2021. &lt;strong&gt;Yes, it says 2021.&lt;/strong&gt;&lt;/p&gt;

      <title>FHA Will Keep Funding Those Turn Key "Flipped" Properties</title>
      <description>&lt;p&gt;&lt;a href="http://renownhomes.com" target="_blank"&gt;&lt;img title="reno regular sale homes" src="http://renownhomes.com/wp-content/uploads/2012/01/House-flip-300x225.jpg" height="225" alt="reno flipped homes for sale" width="300" style="border: 3px solid black; margin: 5px; float: right;"&gt;&lt;/a&gt;For many FHA first time home buyers the &lt;strong&gt;chance to find a turn-key property is slim&lt;/strong&gt;. With a market full of deserted properties and as-is bank owned buyers tight on money have few options. Insert the "flip".&lt;/p&gt;
&lt;p&gt;A &lt;strong&gt;flipped property&lt;/strong&gt; is where an investor or group of investors purchase a property, usually at the courthouse trustee sale, rehab it, and put it back on the market for profit. Prior to 2010, there was a waiting period that FHA buyers had to abide by in order to purchase one of these flips.&lt;/p&gt;
&lt;p&gt;In February of 2010, the Obama Administration waived the 90 day rule through the end of 2011. This allowed FHA to lend on &lt;a href="http://www.inman.com/news/2011/12/28/fha-will-keep-funding-flips" target="_blank"&gt;42,000 mortgages nationwide &lt;/a&gt;that they most likely wouldn't have been able to because of poor property condition.&lt;/p&gt;
&lt;p&gt;Well, that flip waiver has been&lt;strong&gt; extended through the end of 2012&lt;/strong&gt; with much praise and a sigh of relief from potential home buyers and Reno/Sparks flip giants NRES-NV1 LLC and Dickson Group I LLC.&lt;/p&gt;
&lt;p&gt;The flip rule does come with a &lt;a href="http://portal.hud.gov/hudportal/HUD?src=/press/press_releases_media_advisories/2011/HUDNo.11-292" target="_blank"&gt;set of criteria and processes&lt;/a&gt; that must be followed in order to bypass the 90 day waiting perios. Most specifically for flips that net the seller over 20%. As a buyer, you may run into second appraisals or repairs/rehabs needing to be documented.&lt;/p&gt;

Here are the stats through November of 2011:
&lt;ul&gt;
&lt;li&gt;Median sale price increased $506 from October of 2011&lt;/li&gt;
&lt;li&gt;Median price continues to stay within 4% of the previous few months&lt;/li&gt;
&lt;li&gt;50% of sales were under $150,000. The payment on a purchase at or below $150,000 is generally at or below market rent.&lt;/li&gt;
&lt;li&gt;488 units sold in November outpacing November of 2010 by 22%&lt;/li&gt;
&lt;li&gt;2011 ytd sales have outpaced 2010 sales by 10%&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;My most recent run in with a zillow.com client led to learning that the home they have been tracking for months, still active on zillow, was actually pending and about to close within the week.&lt;/p&gt;
&lt;p&gt;So what can we do to get around this misinformation? ....&lt;a href="http://ricky.listingbook.com/" title="search for reno homes for sale" target="_blank"&gt;&lt;strong&gt;Listingbook&lt;/strong&gt;&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;The Listingbook program has the &lt;strong&gt;same robust tools&lt;/strong&gt;as sites like zillow.com or trulia.com but has a direct feed from our local MLS. So the updates are in real time. While many people still swear by zillow and trulia I've found my clients like using Listingbook for factual information and outside sites for all the fluff. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;Voted one of the &lt;strong&gt;best neighborhoods&lt;/strong&gt; by &lt;a href="http://www.mensjournal.com/the-best-nabes-west" title="Old Southwest Article" target="_blank"&gt;Men's Health Magazine&lt;/a&gt; the Old Southwest Ren&lt;strong&gt;&lt;/strong&gt;o is a &lt;strong&gt;highly desirable area&lt;/strong&gt; with tree lined streets and mature landscaping. Home were built from the early 1900's to pocket neighborhoods of more recently built properties. The Old Southwest's &lt;strong&gt;central location&lt;/strong&gt; leaves residents in close proximity, and in some cases walking distance, to downtown Reno, the &lt;strong&gt;Truckee River&lt;/strong&gt; that run's through it, dining, coffee shops, and parks. They aren't directly connected to our Reno and Sparks MLS system. Because they don't have a direct feed their updates and information can be &lt;strong&gt;behind and incorrect&lt;/strong&gt;. My most recent run in with a zillow.com client led to learning that the home they have been tracking for months, still active on zillow, was actually pending and about to close within the week.&lt;/p&gt;
&lt;p&gt;So what can we do to get around this misinformation? ....&lt;a href="http://ricky.listingbook.com/" title="search for reno homes for sale" target="_blank"&gt;&lt;strong&gt;Listingbook&lt;/strong&gt;&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Listingbook program has the &lt;strong&gt;same robust tools&lt;/strong&gt;as sites like zillow.com or trulia.com but has a direct feed from our local MLS. So the updates are in real time. While many people still swear by zillow and trulia I've found my clients like using Listingbook for factual information and outside sites for all the fluff. &amp;nbsp;&lt;/p&gt;

They aren't directly connected to our Reno and Sparks MLS system. Because they don't have a direct feed their updates and information can be &lt;strong&gt;behind and incorrect&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;My most recent run in with a zillow.com client led to learning that the home they have been tracking for months, still active on zillow, was actually pending and about to close within the week.&lt;/p&gt;
&lt;p&gt;So what can we do to get around this misinformation? ....&lt;a href="http://ricky.listingbook.com/" title="search for reno homes for sale" target="_blank"&gt;&lt;strong&gt;Listingbook&lt;/strong&gt;&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;The Listingbook program has the &lt;strong&gt;same robust tools&lt;/strong&gt; as sites like zillow.com or trulia.com but has a direct feed from our local MLS. So the updates are in real time. While many people still swear by zillow and trulia I've found my clients like using Listingbook for factual information and outside sites for all the fluff. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;In the second video of our Listingbook series we go over choosing properties, viewing data, and selecting favorites. &amp;nbsp;&lt;/p&gt;

      <title>ListingBook: Part 1 Setting Up Your Reno Home Search (Video)</title>

They aren't directly connected to our Reno and Sparks MLS system. Because they don't have a direct feed their updates and information can be &lt;strong&gt;behind and incorrect&lt;/strong&gt;. My most recent run in with a zillow.com client led to learning that the home they have been tracking for months, still active on zillow, was actually pending and about to close within the week.&lt;/p&gt;
&lt;p&gt;So what can we do to get around this misinformation? ....&lt;a href="http://ricky.listingbook.com/" title="search for reno homes for sale" target="_blank"&gt;&lt;strong&gt;Listingbook&lt;/strong&gt;&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;The Listingbook program has the &lt;strong&gt;same robust tools&lt;/strong&gt;as sites like zillow.com or trulia.com but has a direct feed from our local. So the updates are in real time. While many people still swear by zillow and trulia I've foud my clients like using Listingbook for factual information and outside sites for all the fluff.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;With Thanksgiving over and black Friday in the books the Christmas decorations begin to make their way out of storage and into our homes and yards. My wife has already caught the bug and all of our decorations are strewn across the house as we make room on counters, shelves, tables, and walls. During the unpacking process my wife and I had a good discussion on what is and isn't okay for decorating when selling a home.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Here are a few tips we came up with:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Less is more- Don't go &lt;a href="http://www.youtube.com/watch?v=rqxe9-xPxng" target="_blank"&gt;Griswold&lt;/a&gt; or you'll scare buyer's away before they get in the door. &lt;a href="http://renownhomes.com/contact-me/" target="_blank"&gt;&lt;img title="how not to decorate for christmas" src="http://renownhomes.com/wp-content/uploads/2011/11/christmas-bad2-300x199.jpg" height="125" alt="christmas home sale reno" width="200" style="border: 3px solid black; margin: 4px; float: right;"&gt;&lt;/a&gt;
&lt;/li&gt;
&lt;li&gt;Highlight your home's features- The decorations aren't to hide or cover your home but to show it's highlights. Think a beautiful wreath above your wood burning fireplace's mantle.&lt;/li&gt;
&lt;li&gt;Keep it classic- Trendy decorations are only good for a year so stick with traditional ones. Go with items that create a feeling of warmth and comfort.&lt;/li&gt;
&lt;li&gt;Tone down the Christmas tree- Try to use a smaller (skinnier) tree and keep presents in a closet or packed tightly under the tree. A large tree with presents strewn about the floor lead buyer's to believe that great room isn't all that great.&lt;/li&gt;
&lt;li&gt;Clean Up- Those boxes you stored the decorations in don't belong in the guest room. Your home needs to be in top showing condition, even during the holidays, so put them back into storage.&lt;/li&gt;
