To Victorians the Araucaria Aruacana tree is commonly known as the Monkey Puzzle Tree. The climate here is perfect for this tree to flourish. The tree can grow up to 130 feet tall with a trunk diameter reaching 7 feet across. I have not seen any this size in our city. The tree is native to the lower slopes of the Andes Mountains in central and southern Chile as well as western Argentina. It was first discovered in Chile in the 1780's. The following graphs show the number of Total Active Listings in Greater Victoria as well as Total New MLS® Listings and Total MLS® Sales for March 2011. As can be seen, sales volumes were highest in May, June and July in 2009 and in March, April and May in 2010. Inventory levels are currently 10% higher than at this time last year.

Below is the Victoria Average Price Graph, just released today for March 2011. To quote the Victoria Real Estate Board: The number of property sales throughout Greater Victoria rose in March for the second consecutive month while prices for all major property types registered modest increases. A total of 622 homes and other properties sold in March through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®), up from the 488 sales in February.
