Coconut Grove is on the brink of a major facelift.  Pointe Group Advisors has started the ball rolling with their Grove Village project which will transform the old shuttered up buildings on Grand Avenue to a vibrant street complete with apartments, houses, shops, restaurants and a new grocery store.   With Bahamian themed architecture, more green space, more jobs created, and a grocery store within walking distance to many Grove neighborhoods, the project is sure to be a hit with Coconut Grove residents.

Falling Interest Rates and Coconuts - 09/12/08 01:04 PM

That house you want in Coconut Grove just got more affordable.  The Fed's action to take Fannie Mae and Freddie Mac into conservatorship has had a positive effect on interest rates.  The implied government guarantee of the mortgage backed securities that Fannie and Freddie issue has attracted more investors and as a result conforming interest rates have drop .5% since Monday!

That .5% decrease equates to payment that is about $32 lower for every $100,000 of loan amount.  $32 a month doesn't sound like much but it has the same effect … (0 comments)

For South Grove residents this little known bike path off of Loquat Avenue provides access to Coconut Grove's downtown district without having to travel on busy roads.
Enter the brick path off of Loquat, and it will put you out on Franklin.  Head East, and you will end up right at the beginning of Coconut Grove's village.

I can’t remember where I’ve heard this phrase before, but when I saw this month’s Coconut Grove real estate statistics it came to mind.

Last month marked the 6th consecutive month that the number of homes for sale in Coconut Grove have fallen.   This trend has major implications.  In February of 2008 we had 1,007 properties for sale, and in August of 2008 we had only 910.  That is 100 LESS homes currently for sale in the area.
Why is this important?

Groundbreaking Project in Coconut Grove - 09/10/08 02:12 PM
I am very excited about the new LEED certified home that is going up at 3861 Kumquat Avenue.  My wife (who is very green conscious) would kill to live here.  Currently there are only 7 homes in the entire state that are LEED certified, none of which target the luxury high end market such as this one.
  
I spoke with the listing agent, Henry Padroso earlier this morning regarding an update on the project.

Trulia has a new application for the iPhone which allows you to instantly see homes for sale within a few block radius of where your exact location is.
Imagine this….you are standing on the street corner in New York City, Austin or Coconut Grove.
And you say to yourself….”I wonder what prices are like in this neighborhood”? You take out your iPhone, click on Trulia’s free iPhone application, and VOILA, you have every house that is currently for sale within a few block radius of where you are standing.

History of Walter DeGarmo
Walter DeGarmo was a prominent and influential South Florida architect.  He graduated from Cornell University with a BA in Architecture and moved to Coconut Grove in 1903 with his father.  Upon moving to South Florida, he designed numerous buildings and houses in the area.  He was known for his open air loggias and courtyards.  My research indicates that DeGarmo designed over 30 homes throughout the Coconut Grove area (one of them is currently for sale, click here for property info.).

Coconut Grove Condo Market Update - 09/02/08 01:58 PM
The Coconut Grove Condo information detailed in the below charts comes from the South East Florida MLS, between the dates of January 1, 2008 and August 31, 2008.

When you compare these figures with last year's, it seems that the Grovenor House and the Ritz Carlton Residences have taken the biggest hit.  The Grovenor House had 34 closed sales last year, and the Ritz Carlton Residences had 11.  Although we are heading into the busiest time of the real estate market, I doubt that these condos will be able to recover these numbers by January.  Grove Isle is currently outperforming … (0 comments)
