&lt;p&gt;&lt;em&gt;Daily Real Estate News, October 23, 2009 NAR, Realtor Magazine &lt;br /&gt;&lt;/em&gt;Existing-home sales bounced back strongly in September with first-time buyers driving much of the activity, marking five gains in the past six months, according to the National Association of REALTORS&amp;reg;.&lt;br /&gt;&lt;br /&gt;&lt;a href=&quot;http://www.realtor.org/research/research/ehsdata&quot;&gt;Existing-home sales&lt;/a&gt;-including single-family, townhomes, condominiums, and co-ops-jumped 9.4 percent to a seasonally adjusted annual rate of 5.57 million units in September from a level of 5.10 million in August, and are 9.2 percent higher than the 5.10 million-unit pace in September 2008. Sales activity is at the highest level in more than two years, since it hit 5.73 million in July 2007.&lt;br /&gt;&lt;br /&gt;&lt;a href=&quot;http://www.realtor.org/research/chief_economist_bio&quot;&gt;Lawrence Yun&lt;/a&gt;, NAR chief economist, said favorable conditions matched with a tax credit are boosting home sales. &quot;Much of the momentum is from people responding to the first-time buyer tax credit, which is freeing many sellers to make a trade and buy another home,&quot; he said. &quot;We are hopeful the tax credit will be extended and possibly expanded to more buyers, at least through the middle of next year, because the rising sales momentum needs to continue for a few additional quarters until we reach a point of a self-sustaining recovery.&quot;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Inventory Falls&lt;/strong&gt;&lt;br /&gt;Total housing inventory at the end of September fell 7.5 percent to 3.63 million existing homes available for sale, which represents an 7.8-month supply at the current sales pace, down from an 9.3-month supply in August.       <description>&lt;p&gt;Last week, Federal Reserve Chairman Ben Bernanke said that as the economy heals, the Fed will be very vigilant to protect against inflation. While inflation is not a problem at present, it will most certainly become a problem down the road. So why does this matter if you are considering purchasing or refinancing?&lt;/p&gt;
&lt;p&gt;Because inflation is the arch-enemy of Bonds and home loan rates, and just the knowledge of it coming has been causing both Bonds and home loan rates to worsen in recent days. Along with the fear of inflation, the Fed's purchasing program of Mortgage Backed Securities is already slowing down, with the end of their buying in sight - and the reduced demand for these Bonds is also driving home loan rates higher. &amp;nbsp;&lt;/p&gt;

As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed legislation that grants a tax credit of up to $8,000 to first-time home buyers. And those who qualify for the federal $8,000 first -time home buyers tax credit will be able to apply for down payment assistance through&lt;/p&gt;
&lt;p&gt;the state of Florida or the Federal Housing Administration (FHA) before they close on the purchase of their home; then repay the amount borrowed when they get their tax credit.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;Q&lt;/strong&gt;&lt;/strong&gt; What Does This Mean to You?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;A &lt;/strong&gt;&lt;/strong&gt;It means $8,000 toward a down payment! You have until November 30, 2009 to find a&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;strong&gt;Q&lt;/strong&gt;&lt;/strong&gt; Who Qualifies?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;A&lt;/strong&gt;&lt;/strong&gt;First-time home buyers who purchase homes between January 1, 2009 and&lt;/p&gt;
&lt;p&gt;November 30, 2009. To qualify as a first-time home buyer the buyer or his/her&lt;/p&gt;
&lt;p&gt;spouse may not have owned a residence during the three years&lt;/p&gt;
&lt;p&gt;prior to the purchase.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;Q&lt;/strong&gt;&lt;/strong&gt; Which Properties Are Eligible?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;A &lt;/strong&gt;&lt;/strong&gt;The 2009 First-Time Home Buyer Tax Credit may be applied to primary residences,&lt;/p&gt;
&lt;p&gt;including: singlefamily homes, condos, townhomes and co-ops.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;Q&lt;/strong&gt;&lt;/strong&gt; How Much Will the Credit Be?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;A&lt;/strong&gt;&lt;/strong&gt;The maximum allowable credit for home buyers is $8,000. Each home buyers&lt;/p&gt;
&lt;p&gt;tax credit is determined by two factors: The price of the home the credit is equal to 10% of the&lt;/p&gt;
&lt;p&gt;purchase price of the home, up to $8,000. The buyer s income single buyers with incomes up to $75,000 and&lt;/p&gt;
&lt;p&gt;married couples with incomes up to $150,000may receive the maximum tax credit.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;Q&lt;/strong&gt;&lt;/strong&gt; If the Buyer(s) Income Exceeds These Limits, Can He/She Still Get a Credit?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;A&lt;/strong&gt;&lt;/strong&gt; Yes, some buyers may still be eligible for the credit. The credit decreases for buyers who earn between $75,000 and $95,000 for single buyers and between $150,000 and&lt;/p&gt;
&lt;p&gt;$170,000 for home buyers filing jointly. The amount of the tax credit decreases as income approaches the maximum&lt;/p&gt;
&lt;p&gt;limit. Home buyers earning more than the maximum qualifying income over $95,000 for singles and over $170,000 for couples are not eligible for the credit.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;Q&lt;/strong&gt;&lt;/strong&gt; Will the Tax Credit Need to Be Repaid?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;A&lt;/strong&gt;&lt;/strong&gt; No. The buyer does not need to repay the tax credit, if he/she occupies the home for three&lt;/p&gt;
&lt;p&gt;years or more. However, if the property is sold during the three-year period, the credit will be recouped on the sale.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>Hurry, First Time Homebuyer Tax Credit information and how it works.</title>
      <description>&lt;p&gt;TALLAHASSEE, Fla. - July 1, 2009 - Florida created a program to help first-time homebuyers get their federal tax credit early, allowing them to use up to $8,000 toward a downpayment. The effective date for the program is July 1; however, it will probably be another few weeks before the funds are available. As a result, some Realtors struggling to help homebuyers find the system confusing. &lt;br /&gt;&lt;br /&gt;While most first-time homebuyers qualify for the tax credit (given by the government as an income tax rebate regardless of tax owed), they once had to buy a home first, submit the info to the IRS through their tax return, and wait for the $8,000 rebate. To help these buyers get the money early enough to use it as a downpayment, the State of Florida created a program of bridge loans, the Florida Homebuyer Opportunity Program (FLHOP), where money can be borrowed from the state and then paid back after the new homeowner receives his tax credit.&lt;br /&gt;&lt;br /&gt;Under a different federal program, the Federal Housing Administration (FHA) has done something similar, yet with a significant difference: The federal program applies to FHA loans only, and buyers must still come up with a minimum downpayment of 3.5 percent.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&quot;FAR's Office of Public Policy has been getting a lot of questions from across the state regarding downpayment assistance for those who qualify for the federal first-time homebuyer tax credit,&quot; says Florida Association of Realtors (FAR) Vice President of Public Policy John Sebree. &quot;Given that there is a state downpayment plan and a federal downpayment plan (and at least one special exemption), it definitely gets confusing, and details have been slow to emerge. Many Florida Realtors say local housing authorities don't have all the information they need to move forward with the state program, and some Realtors report that bankers are steering clear of the downpayment assistance programs altogether.&quot;&lt;br /&gt;&lt;br /&gt;Florida Homebuyer Opportunity Program (FLHOP)&lt;br /&gt;&lt;br /&gt;The Florida Legislature created the state program during the recent legislative session, and it's part of the 2010 budget effective July 1, 2009. Many details remain sketchy, but Sebree reports the following:&lt;/p&gt;
&lt;p&gt;&amp;middot; Money for homebuyers may not be available until the first week of August. Lawmakers funded the program through doc stamp taxes applicable in the new fiscal year rather than through a lump sum commitment; and since today is the start of the new fiscal year, the program won't be fully funded until the state collects new doc stamp taxes.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; Florida's downpayment loan program can work with FHA loans. Florida Housing Finance Corporation (FHFC) - the state agency that funnels housing money to local housing agencies - received confirmation from FHA that borrowers who access the $8,000 tax credit through a state or local government program may use it to make up the required 3.5 percent downpayment, unlike the FHA downpayment loan program through private lenders.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; Florida's local housing administrators will oversee the downpayment funds at the local level. (To find the administrator in your area, go to: &lt;a&gt;http://apps.floridahousing.org/StandAlone/FHFC_ECM/AppPage_SHIPLGContacts.aspx&lt;/a&gt;). For local housing authorities, the program is similar to the SHIP program (State Housing Initiatives Partnership) with one major difference - the income limits. Currently, SHIP uses Area Median Income (AMI) and those are typically lower, and calculated differently, than the federal tax credit limit of $75,000. The $75,000 for a single income tax filer ($150,000 for joint filers) will be used for FLHOP.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; Realtors can start to promote the program to potential homebuyers. It takes time to close on a home, and local housing authorities should be taking applications now.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; FHFC says they've trained local administrators on procedures for the Florida downpayment program. Local housing authorities will have flexibility over the $8,000 loan, be able to include penalties, and create a structure dictating how the new homebuyer will pay back the money.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&quot;It's important to note that this money is a bridge loan to buyers; but once it's repaid, local governments and housing authorities can keep the money and use it locally for affordable housing projects,&quot; Sebree says. &quot;This is a win/win for them. The index is at the highest level since June 2007, when it was 100.7&quot;.&lt;/em&gt; Also stated is that &lt;em&gt;Affordability is at an all time high&quot;&lt;/em&gt;by Lawrence Yun, NAR chief economist. This article has some great information in it and talks about the fact that the pending home sales index increased from 0.1% to 90.7% from a reading of 90.6% in April and then 6.7% higher in May2008 when it was 85.0. This article states that the last time there was 4 consecutive monthly gains was in October 2004.&lt;/p&gt;

      <description>&lt;p&gt;Things are undeniably looking better than a year ago.  Nationally real estate sales are up!  Areas like South Florida had various cities see a plus 50% sale volume when compared to this time last year.  It was enough to make Dade county top producer Charles Richardson cite that it was the sharpest spike in sales year-over-year he's ever experienced.  Will this trend likely continue?  From the appearance of reports revealing that mortgage applications have increased 30% it is to be expected.  A recent survey also revealed that 78% of home buyers today felt that now was a good time to buy.  This to me asserts two important factors.&lt;/p&gt;
&lt;p&gt;One: Sellers in this market need to adjust their asking price to what the market is dictating and not a cent more.  Buyers are armed and ready today with more ammo than ever before and are particularly focused today on making sound investments.&lt;/p&gt;
&lt;p&gt;Two: On the other hand, when coming across a well priced home, buyers in the coming months need not fool around with their offers.  If it caught your eyes, chances are it caught the eyes of at least 5 others.  Multiple bids on well priced homes are not myths and will occur.&lt;/p&gt;
&lt;p&gt;Over all the real estate market is on the verge of smoothing out.  Leif Thomsen, chief executive of Mortgage Master in Walpole, Massachusetts, whose&amp;rsquo; business closed just over $1 billion in total mortgage lending since the beginning of the year made a well spoken analogy.  &quot;The housing market is coming back, but not roaring back,&quot; he said. &quot;We have gone from a crawl to a brisk walk and we will still have to navigate some pitfalls before we are able to get running again&amp;hellip;.&quot;but it&amp;rsquo;s a great start!&lt;/p&gt;</description>

Mr. and Mrs. Seller if you're reading this please understand that as a buyer's consultant I can honestly tell you that my clients are not stupid.  They understand how to make sound, sensible decisions and will request that I print out for them a list of comparable properties in an easy to read market analysis before committing to any purchase.  Okay, sorry for the sarcasm but buyers today have options and time on their side so by not pricing your house accordingly at the beginning you're only wasting your time.  A recent survey discovered that while over 63 percent of sellers felt that the price recommended by their Realtor was too low only 18 percent of active home-buyers believed that current prices were even fair.  Pamela Frey-Primiani of Keller Williams Realty in Sicklerville, N.J. said it best.  &amp;ldquo;Homeowners know that prices have fallen, but that somehow doesn&amp;rsquo;t apply to them because they have &amp;lsquo;upgraded vinyl&amp;rsquo;&amp;rdquo; or something....Sellers have got to be realistic in their expectations.       <title>Great Information on the Real Estate Market from NAR</title>
      <description>&lt;p&gt;If you ask me what my view on the Real Estate Market in Tallahassee than I would have to say that now is a great time to buy! According to an article posted by the National Association of Realtors &quot;&lt;em&gt;Pending Home Sales Show Healthy Gain&lt;/em&gt;&quot; Pending home sales increased as more buyers took advantage of improved affordability conditions. The National Board of Realtors states that The Pending home Sales Index, a forward looking indicator based on contracts signed in December rose 6.3% to 87.7% from an upward revised reading of 82.5% in November, and is 2.1% higher than December 2007 when it was 85.9%.&lt;/p&gt;
&lt;p&gt;Lawrence Yun, NAR chief economist said that the index shows a modest rebound. &quot;The monthly gain in pending home sales, spurred by buyers responding to lower home prices and mortgage interest rates, more than offset an index decline in the previous month&quot; He said that the biggest gains were in areas with the biggest improvements in affordability&quot;&lt;/p&gt;
&lt;p&gt;NAR's Housing Affordability index rose 10.9% in December to 158.8%, the highest on record. I think that this is great news and I am excited as we start the New Year for the Tallahassee Market to continue to pick up until we are full speed ahead into a more stable housing market for both buyers and sellers. Why wait? Interest Rates are the lowest that they have been in years and why miss the opportunity to make one of the best investments of your lifetime!&lt;/p&gt;

      <description>&lt;p&gt;As our nation digs deeper into a pile of debt and the administration works around the clock for a solution it only made sense to me to see what the self proclaimed guru of debt relief felt about everything.  In his monthly news letter, Dave weighed in on a couple key issues:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tax Breaks&lt;/strong&gt; These aren&amp;rsquo;t bad, and I would never turn them down. But to think that tax breaks single-handedly stimulate the economy is laughable. Remember last fall? Those stimulus checks didn&amp;rsquo;t fix the problem, so what makes us think it&amp;rsquo;s going to fix everything this time? Did you know it was your money to start with? They&amp;rsquo;re just giving it back to you and making you feel good about it. If you&amp;rsquo;re looking for $1,000 to change your life this year, you obviously don&amp;rsquo;t have a life to start with! It may help you today or this month, but $1,000 will do very little for you in the long run. To win with money, you've got to think long term.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Patriotic Duty&lt;/strong&gt; The government wants you to spend, spend, spend&amp;mdash;and many Americans are taking this advice while still in debt! No matter what the talking heads say, it is not your patriotic duty to spend money you don&amp;rsquo;t have. Your duty is to take care of yourself and your household with the money you earn from an honest day&amp;rsquo;s work.  If you have your full emergency fund and are in a position to buy something, now is the perfect time! You can get some fabulous deals, but don&amp;rsquo;t let the deals entice you if you haven&amp;rsquo;t planned ahead and don&amp;rsquo;t have the cash!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;National Deficit&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;The dog is still chasing its tail.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Debt started the problem, so what is the current plan to fix the problem? More debt! What really drives the economy? Is it D.C.'s programs or small-business people scattered throughout the country? This down economic time will begin to heal itself. Do we have to go $1 trillion in debt to do that? No way!&lt;/p&gt;
&lt;p&gt;The good news is that our future as an economy isn&amp;rsquo;t coming out of Washington. Our future prosperity is coming out of the hopes, dreams and individual freedoms of the American people. When left alone, we have a tendency to prosper.  The healing of the economy will begin and end with you. Yes, you, the person you see in the mirror! You have to make your decision as to whether or not you&amp;rsquo;re going to take part in the recession.&lt;/p&gt;</description>
