Things to do in Mission Viejo this weekend

Wow- with summer winding up Mission Viejo has stepped it up for things to do this weekend.

You can attend the Ranho Mission Viejo Rodeo both Saturday and Sunday- try a little cow roping or bull riding or more likely watch a little bull riding and cow roping.

Another option is the Lake Mission Viejo concert- there is only one more concert after this one this summer so grab the low back chairs and your blanket and head to the Lake Saturday night at 7 pm- member of the lake and their guests only.

Mission Viejo Lake Concert tonight

Robert Cray is playing tonight at the Lake! So my husband being the good man that he is woke at the early morning hours of 5:30 to go to the lake and get a wrist band-- this makes it such a great way to get a seat without being trampled! His wrist band color was called second, I think that is the soonest he has ever been called in the 5 years they have used this system but we always enjoy our seats. So this concert we will be closer to the stage, maybe even be able to see the artist :) but it is always a great time.
We gather on our blankets with our LOW lawn chairs, we bring drinks- No GLASS please, and munchies and a blanket to wrap up in as the evening progresses and enjoy the tunes. Hope to see you there.

This Grammy Award winner, is one of contemporary Blues' biggest stars. His soulful vocals and guitar style have made him one of the genre's most in-demand players. Hazard: An electrical failure in the relay, the component that turns on the refrigerator's compressor, can cause overheating and pose a serious fire hazard.

Incidents/Injuries: Maytag has received 41 reports of refrigerator relay ignition, including 16 reports of property damage ranging from smoke damage to extensive kitchen damage.

Description: The recall includes certain Maytag®, Jenn-Air®, Amana®, Admiral®, Magic Chef®, Performa by Maytag® and Crosley® brand side by side and top freezer refrigerators. Califia - happy to stay

The housing tract Califia is telling a story.

It is a place where people like to stay. If you look at the recent sales, and listings they are few and far between. Home owners have an average stay of over 10 years in this housing tract. Story told. People like to live in Califia. The housing tracts in Califia are Bel Air, Bellagio, Bel Mira, Ashton and Greystone.

The tract is convenient to school- you can walk to the elementary school- Bathgate, the drive to the middle school is a little over 10 minutes- Newhart and the commute to the high school Capistrano Valley High School is a bit longer but worth it. The classes are great, they have a great IB program, they offer ROP, they have a wonderful pool facility, they are building a performing arts center. The school is over 25 years old but it is holding it's own and offering a wonderful environment.

There are two great parks in the tract. One is right next to Bathgate and it offers a wide open field for soccer , walks or picnics. Being right next to the school there is a playground, basketball nets and picnic tables available. The other park is down at the bottom of the tract overlooking O'Neill park. It boasts wonderful peaceful views, picnic tables, a great playground and lots of grass for enjoyment.

The neighbors in these tracts are friendly, there are always block parties going on. The association sponsors a picnic in the park with bouncy house and a band. This tract Califia is also a member of Mission Viejo Lake so within 10 minutes you can be sitting on a boat and fishing, or on the sand watching the sunset. There are summer concerts, fishing, swimming, boating- and even annual fire works.

Great Shake Out Drill

The state of California is staging the largest earthquake drill in US history! It will be held November 13, 2008. So go online to www.shakeout.org and register. You can register in many different capacities, individual, groups, businesses, schools etc. It is going to be a helpful drill for our emergency resources. So go check out the website, click on regsiter and join us in the largest drill ever. It should raise emergency- preparedness awareness and get us ready for the big one. I apologize to my past sellers!

Dear past sellers,

I need to apologize! What I had you do without batting an eye.

First take your home and stage it to sell.

Then I would calmly tell my sellers pack like you are moving- get rid of all the personal stuff in your home. Your home should be not like you are living in it but as you would want to see it as a buyer. Put all your personal stuff in boxes and store away ready to move.

Next I am going to do an open house so you need to leave for the day - 5 hours- mid day on your weekend and figure out what to do with yourself- movie, dinner, lunch - whatever.... and by the way take away the cat, dog, lizard and litter boxes that go with.

All this time I didn't bat an eye. Then I would show up 15 minutes early to my open house. Signs would be posted, people biting at the bit to get in. I would knock at the door with my cheery smile and great the homeowner who had been cleaning, making beds, getting rid of any evidence of having made breakfast, no dirty laundry- home whipped into shape.

I would move on in and enjoy several hours of peace while I greeted neighbors and potential buyers.

Little did I think of my poor sellers, they had mad kids who just wanted to stay home and play, husband who wanted to watch the big game and what to do with the pup? Do you have them groomed...... every weekend? How long can you play at the dog park and what to do with the rest of the family while the dog is happily playing?

Well- I just listed my own home... so all the realities of this hit home! I have been packing like a fool- never knew I could sweat that much and still live. Everything personal is in boxes hidden away, then my kid asks for me to sew up his pants---- mmmm where is the thread, the sewing machine and never mind the ironing board???

I cleaned the kitchen, did the wash, shined the windows and was just doing the last of the bed making when knock, knock on the door, my friend/ realtor with her happy smile ready to spend the day in my home! I cracked the door and told her to go away! She laughed and came on in- no really GO AWAY!!

The dog went to a friends house and played in her pool all day- so now I owe her a pool cleaning, the kids didn't want to leave- saying they had homework- so they were in and out all day, my husband stayed in the garage and packed- which I am sure the agent didn't like ( as I wouldn't of) and I went on my way to disturb another seller of mine to do the same- get out!

Now that I am deep in the midst of all this.... I must say I am sorry. I will never be early for an open house! I will never stay late because it was busy, if you want to leave bowser home- I will work with you- Kennel or something- but most of all----- I am SORRY!

Califia's little Secret!

Have you found this wonderful little secret in Califia? It is the Matt Davis Park.

For years this area was just a weed patch. The builder of the community - Bramalea went bankrupt in the early 1990's and left the park unfinished. The city was the beneficiary of the land but didn't have the funds to do anything with the property.

For years it sat empty, weeds grew- kids played. There were many skate ramps built by kids, lots of " fun " happened up in this unkept area.

Then the city started having planning sessions with the neighborhood. The ideas flowed from a swimming pool, to soceer fields, to just plain open space. These planning sessions went on for months and then nothing.

Several years later again the planning sessions started. Apprarently some of the bond money that was set for the park was available. The area residents again had some great ideas. The architect came up with this plan- a playground surrounded by a walking park and rolling hills. The cost was 1.5 million dollars. I went home that night after looking at the plans and couldn't believe this simple park was going to cost so much to develop.

Months went on- grading happened, plants were planted, grass was growing, boy scouts helped, it was an effort. The chain link fence didn't allow the residents to go in- there was mystery!

Well now it has been about 2 years that the park has been open and it is a beauty. The views are phenomenal, the walking path is lighted and if you do the whole loop- up the hill and around it is 1/4 mile so do four loops and you've walked a mile. The park is shared by kids on the playground, people enjoying the seats and tables with the views, walkers, dogs, even deer are seen early in the morning grazing on the beautiful landscaping.

It is truely a unique park- because of the rolling green area there can't be a baseball or soceer game played- it is just a park for enjoyment of all.

The city did a grand job of it and if you live in Califia and haven't discovered this gem- head on down to the bottom street and walk to Camino Largo and check it out. You will find Mocha my black lab and I there twice a day - everyday- we LOVE IT! Thanks to the city of Mission Viejo.

PS It is also a memorial park to Matt Davis a motorcyle policeman who lost his life in Misison Viejo while on duty- I am sure his family is proud of the park also!

What a great night to bring the familiy- let your kids enjoy "your music" bring back some good memories and share the night. Hope to see you there.

There will be area restaurants where you can purchase dinner to enjoy while soaking in the evening. What a great backdrop, the mountains, the sun setting- this is what Rancho is all about.

The Norman P. Murray Community and Senior Center is hosting a free showing of the movie "E.T: The Extra-Terrestrial" on Friday, August 15, 2008 at 6:30 p.m. Remember ET hidden in the pile of stuffed animals? Why not grab your kids, grandkids or a neighborhood group and head over to the community center for a large screen showing. A fun family activity is planned before the movie begins. Have you been to the Norman P. Murray Community and Senior Center since it has been remodeled? Now that the earth has stopped shaking... are you prepared?

We in Southern California experienced an earthquake last Monday- it was a good shaker to say the least. Nobody was injured that I know of but our nerves around the neighborhood were shattered to say the least.

Being from Michigan- I don't like these tremblors, my kids laugh at my reaction and say it must be your Michigan roots that scare you so much. I held on and rode it out but then wouldn't leave for the rest of the day. I checked in with all the kids once our cell service was up and running and stayed close to home for the day and night.

My observation is everyone goes back to everyday life and not another thought is given to be prepared for a bigger one. So I am sending out a link to all to check on your preparedness and see how you score.

When Was The Last Time You Checked Behind Your Refrigerator!

Well- hopefully you have pulled out your fridge lately and looked behind! I usually pull mine out every 6 months to change the water filter.... well apparently that is not often enough. I went to get some baggies out of my pantry to discover they were damp. After pulling out the refrigerator and noticing damp and bubbly wall board we found a water leak had been taking place every time we filled our water glasses. What a pain....We had mold which the insurnace company is deciding whether to cover or not- they cover sudden water leaks .... is this sudden??? Is this water damage or mold? They have a cap on mold coverage..... So after you finsh reading posts on your computer---- go to the kitchen and pull out your fridge..... Check this location at least every other week - according to the insurance man that would be maintenance. Might be something to suggest to buyers and sellers. Hope you don't find a thing!

Happy Fathers Day

I am sitting here working on my blog and my husband and boys are loving the day. How lucky we are to be able to celebrate Father's Day in Southern California. The day is beautiful the temperature is just right, the sun is shining.

The boys are totally enjoying the day- washing the car, watching golf and then tonight the Lakers- what sports angel was watching over all the fathers in California. A sports watchers haven today.

I was able to call my father who is in Michigan and thank him for being such a great dad. I was also able to contact my brother in New Jersey and send the same wishes.

We really are a lucky family to have family to share, to enjoy the day and spend time with each other. Hope all of your families were able to celebrate the day in a great way!

OC Foreclosure Bus Tour

We had a rousing success with our third bus tour. We had a filled bus- as a matter of fact we had to have two interested parties follow the bus in their own car. We had a much more interested group of people on the bus this time around. We had them all fill out registration forms ahead of time and weeded out the people who already had agents. We explained that this was for us to get business and help our potential clients and their agents could help them the same way. Anyway- bus full- KABC Channel 7 riding along as well as someone from RealtyTrac. Today- one weekend later, two agents are out showing property from the bus and one just called and is writing an offer, not bad for a $120 investment per agent. We were on Channel 7 evening news on the Saturday night after the bus tour. They ran the story on Sunday morning on several of the news shows up till about noon. Nothing better than free publicity. They showed our ocforeclosurebus.com website link that we had plastered on the bus.

Now that the interest is up- we are hoping to increase the seriousness of the buyers riding the bus. So we are trying on this next bus to charge $49.95 and include with that the bus tour, a credit report, a home buyers guide and then $250 credit on their first closing. We will see how the turn out is when the buyers have to pony up. Hopefully it will bring out the serious buyers. We feel we provide a value in having the home inspector, the contractor and lender along with our realtors.

OC Foreclosure Bus Tour

My company just did our second foreclosure bus tour in Orange County. The first bus we toured 8 homes with a plan of seeing 10- too many!! It was successful- the bus was full, we had a lender, a handyman and an inspector on board as well as 4 realtors. We have several buyers we are still working with from that tour. We scheduled a second tour a month later and the OC Register rode along with a reporter, a videographer and a photographer aboard. The story was done well- the names were wrong on the quotes as well as the pictures but any press is good press right! We have to keep telling ourselves that as we now made the local political cartoon also. Anyway- the next tour is scheduled in a few weeks and we are already booked. We try to provide education as well as the tour.
