Shooting Star Meadow

There are two types of shooting star wildflowers up here, one small and one large. The small one is called "Henderson's Shooting Star" and the large one is "Jeffrey's Shooting Star". Both grow on the property, but the spectacular profusion in May and early June is the large "Jeffrey's Shooting Star".

There are multiple building sites and electricity at the property. There are many riverfront sites that are available for building that are not in the floodplain. In addition the property has a large park like elevated, wooded "bench" around a large portion of the property. This is not a narrow strip, but a large, flat, build-able area that could contain multiple building sites.

Trinity Alps and River

The current owner envisioned a home elevated over the meadow at one point with a cantilevered deck over the meadow looking straight at the Trinity Alps. The closest mountains are Billy's Peak and the adjacent Sawtooth Ridge.

One of the uses this property had in years past was to grow alfalfa. The current owner has had an "experimental" vineyard nearby for the past 5 or 6 years using cuttings supplied by Alpen Cellars (the local winery). They are growing Chardonnay, Gewurztraminer and Riesling grapes with good success.

I specialize in riverfront property here in Northern California where we have some of the best fly-fishing in the world. I am discovering that there are many people ready, willing, and able to buy their dream riverfront/waterfront property, but that they don't necessarily need to be in my county, or even my state! I am actively pursuing the establishment of a national network of Realtors so that when a buyer contacts any of us, we can quickly communicate and identify the location of the property that is most likely to fit this particular buyer's needs.

River to Ocean?

I have someone looking for property in California where he can live in a moderate mountain setting (above the heat of the valley, but not where he has to dig out of snowdrifts in the winter) have a boat dock on the river, put a 40' boat into the river and navigate to the ocean within a couple of hours. Does anyone know of a place like this?
