Agency Law Changes On July 1st!

Having a Buyer's Agent is nothing new, but as of July 1st, all agency relationships in Virginia must be in writing. This means that buyers will have to review and sign a Buyer's Agency agreement with an agent before they can show them a property.

At Investors Realty, we've always required a buyer agency agreement before we work with a prospective buyer as a matter of professionalism and a sign of our commitment to act in the best interests of our clients.

On July 1st - it will become the law of the land!

Better inform consumers as to the services they will receive
Makes full written disclosure of brokerage relationships the law
Provide the buyer with a list of services provided
Provide the buyer with a list of fees and when they are due
Define and disclose dual agency to all parties

Waterfront Property In Urbanna And Deltaville VA

People call me all the time saying they want a "good deal" on a waterfront property.

Right now, prices are way down from the highs we saw in 2006 and mortgage interest rates are still very low - so every waterfront property is a good deal right now.

This area does have some bank owned foreclosures on the market, but they are typically not waterfront properties. Like everyone else struggling in this economy with rising food and gas prices and declining jobs - it's the workforce housing that is hit the hardest. Most REOs in the area are single family ranchers.

But occaisionally we do see a waterfront foreclosure - and they go fast. If you want one, you need to have me actively looking for you and you need to know how you are going to pay for it - either cash or with a mortgage - and be ready to write an offer at a day's notice.
