We have been working with several clients who have had to do a short sale. We now have a very different situation. Our client got one of those select your payment and could only afford the lowest payments. Because of this her loan has increased above the current value of her home, making it impossible to sell without doing a short sale. She has excellent credit, has never been late for any payment and does not want to destroy her credit rating. Her income and assets support her being elgible for a short sale, as per her conversations with the bank. Does anyone know what the effect of a short sale, without late payments, would have on her credit? Thank you for your help.

On January 19^th, 2008, my sister, our grandparents and I went down to Flagler Drive in West Palm Beach to Race for the Cure. This is a fundraiser for the research of a cure for Breast Cancer. The Komen South Florida Affiliate was established in 1991, and since then has raised over two and a half million dollars annually. They host a day of jogging, walking, and more for all ages; Co Ed, Kids, tots, men, and woman. Although I must say that most teens wouldn't like getting up before ten to go and run, since we do this already in Gym, I felt proud to because breast cancer runs in my family. All of my family members had been strong fighters, but my Aunt Colleen just over a year ago didn't make it. Although she wasn't able to cure hers, I feel running that day helped all those other people's aunts, mothers, sisters, cousins, and so on.

We went in a Co Ed race around 8:30. When we got there it was packed with racers and sponsors helping out the cause. I was surprised at how many people were there, but we grabbed our shirts, and headed toward the starting line. Once we were off, it didn't seem to take too long till we were finished. With a whole group of people surrounding you as you run/walk the three miles, it makes you feel somewhat empowering. When we finished I felt really good about what we'd done. I know that over ten thousand people were there doing the same thing I was, but just the four of us together being there makes a difference. I raced for the cure of thousands of families out there; hoping that it helps them just like it has helped mine.

Jewel Concert

My grandparents Ruth and Jim Jacobs and I went to a concert of Saturday night at the Eissey Campus Theater to see Jewel. She was a special guest to a concert celebrating inspiring, young musicians with the goal to help them reach their dreams. This would make it possible for them to receive their instruments, or maybe even help them get into schools and such.

When we first got there, there were a lot of people and right then I could tell this was going to be awesome. We got our tickets, headed upstairs and into the theater. It was a lot smaller than I thought it was going to be which in this case a great thing is! No matter what seat you had or what row you were in you could completely see Jewel. I'd say that everyone in there was at most 50 ft away from her.

When the show finally started a speaker came out and explained the fundraiser, the kids that were going to be performing, and thanked us for coming. First up, to my surprise, was a freshman from my school (W. T. Dwyer High School). His name was Sean Bucheck and he played two songs on the piano phenomenally. I've heard piano music on movies, CD's, and other things, but never have I seen or heard something as beautiful as the songs he'd chosen. Not once did he mess up or even show a sign of being nervous. After his performance we gave him a big round of applause, and you could tell that he was ready to be famous. He loved it up there.

The second student performing was from Tennessee and her name was Taylor Braun. At age fifteen she had written a few of her own songs, and had the amazing talent of singing. Usually when you meet younger singers there still finding out what they can and can not do. She had perfect control of her vocals and was completely astonishing. She did three songs with the help of a guitarist and her own guitar. Again, not one mistake, and very talented!

Last but not lease came out Jewel. It didn't quite kick in that I'd see her until she walked out and said hello. Of course the audience went wild and she began to play. She'd play a few songs and explain how she came up with them and how she had gotten her career started. It was amazing, because all the stuff you see about stars lately is lipo suction, drugs, and bad actions. But she was completely different, because in a way she was human. If that doesn't explain it enough for you, then in more describing words she talked to the audience and didn't just give a speech, she confronted her mistakes ahead of time and had a cute sense of humor.

After a few of her new songs and some of the old ones (which I love so much) we gave her a standing ovation and then left the school. She had donated $5000 toward the fundraiser and just altogether made a great performance. I'm really happy that we had the chance to go and see her.

Twelve Oaks in North Palm Beach is a guarded, gated community with single villas, duplex villas, high rise condos and three floors condos with the complex fronting on the north end of Lake Worth and the Intracoastal Waterway system. There is a marina and all the slips are owned by owners of homes in Twelve Oaks. Slips in the marina are sized up to 50 feet. Only residents may own or rent slips in the marina. It is just a short distance to the Lake Worth Inlet and out into the Atlantic Ocean.

Pets are not allowed to walk around the high rises, they must be carried. Pets are permitted in the villas and the low rise condos. Parking places are assigned and guest spots are available. Application for approval is $100 and it takes 30 days or less. Leases are limited to one time a year with a six month minimum.
