Let's see, I am now 2 out of 4 in the past 6 months. This one started in December, with 2 lenders. Thanks goodness I had a GREAT loss mitigation contact at Country wide! It took about 10 weeks to get both lenders to sign off. We did have an appraisal problem. Short sale apprasail came in at $95,000 , with a price of only $80,000. I was able to logically talk with the lender and the other agent and I got it to a fair point of $85,000. Oh and we did NOT have to reduce fees!So I have a few (7 comments)

Just closed my crazy FHA loan the was driving me nuts. Finally reached an agreement between buyer and seller to adjust the price down by $2,600. First appraisal came in at $145,000, but lender needed another one . That came in at $139,400. We had to use the lower one. It really was a mess since it was Ameridream and the seller was already paying over $6,000 in points and down payment assistance.Anyway I noticed on the HUD the buyer got charged for both appraisals. WHO SHOULD REALLY PAY FOR THIS??? (5 comments)

Here we are, mid March which normally is the beginning of the spring market here in Ohio. The phones are quiet and the emails seems to be full of "just looking". At this time I have 50 listings, yet my team (myself and 3 buyer agents) have only 12 under contract. I hope some good news will come out of the "black box" we know as television. Housing, farming and auto-production are the big three that move our economy. Lets all track our calls and email hits in the coming weeks to see if this is the shot in-the arm this (5 comments)

Almost got it done! Lender called for 2 appraisals. One came in fine, but the 2nd one was $2,600 short, and the lender said we HAD to use that one. So everyone gave a little and now are sorting through the repair list. It is like having a baby! The lender (owned buy a large national Real estate company ) is not local, so the poor LO has to constantly call and email to get clarification.Moral of the story. ALL REAL-ESTATE IS LOCAL Use local lender with local underwriting. The LO needs to be able to walk down the hall and ask (3 comments)

Well, the storm did NOT miss us this time!. Columbus is known for having the storm go around us, but not today. Friday morning around 11:00 it started. The roads got slick and visibility was poor. Our market center closed at 2:00 pm, schools had early release and the grocery stores and video stores were busy! I cancelled my 6:00pm Friday and 9:00 and 10:30 am appointments for Saturday. Most major businesses closed and so did the Universities. It's odd to get a huge storm like this in March, however our record for the most snow in one day was (15 comments)
