There is More to Blogging in the Rain Than a Gold Star - 06/26/10 10:14 PM
Phillip brings up some good points in his post
Via J. Philip Faranda (J. Philip LLC) Westchester County NY:
I appreciated Michael Thornton's thoughts on featured blogs and the many great blogs out there that seldom or never have shown up on the dashboard. Sadly, some people who write great stuff have stopped their efforts on Active Rain, and it could be that they were discouraged by a lack of recognition. As much as I love seeing my posts earn a star, there are other sources of acknowledgement than getting featured.

Using A Certified Radon Tester Or Radon Testing Company - 06/24/10 01:52 PM
This is good information on this post thanks
Via Heath Coker, Real Estate Broker, Cape Cod (http://www.CapeGroup.com & http://www.REindex.com):
I didn't know there are "certified" radon testing companies and testers. In fact, I still can't point you to one in MA, because I couldn't find any. The MA department of health doesn't have any information on finding a certified radon tester. Radon test kits are available to anyone from a number of places.
So I have to fall back on my conversation with Roger Parras. He suggested that it is better to use a certified radon tester or a company that has certified … (1 comments)

I HEARD ON THE NEWS THE THE SENATE PASSED THE EXTENSION ON THE TAX CREDIT BILL - 06/17/10 07:50 AM
If correct, buyers  will have up to September 30 to close on the home to get the tax credit This does NOT extend the time to be under contract but simply allows those under contract by April 30 to have more time to close.

I have two sales that are to close in June that may hit a time snag so this is good news for these buyers.

Has anyone else heard any more about this?

Neighborhood Stabilization Program, What's the Catch? - 06/11/10 08:47 AM
Dave offers some good infomration on his post
Via David Welch (Remax 200 Realty):
The neighborhood stabilization program "NSP" is a $200 billion program set up by the federal government to target the areas hardest hit by foreclosures. The funds were apportioned by state, and here in Florida the counties had to present a plan on how the monies would be used. Orange County already has a down payment assistance program, and the funds are administered like the existing program. I have been working with someone that has been approved for the assistance, and we have made several offers contingent upon receiving these … (1 comments)

I LOST A BID ON A BANK OWNED PROPERTY ON AN EARNEST MONEY ISSUE! - 06/09/10 10:08 AM
I have an investor who I have found some great little homes near Clintonville who made a bid on a bank REO. List price $35,000 and we bid a little over $43,000 It was very clean on a street of homes it the $80,000 range. The bank verbally accepted our bid BUT wanted $5,000 Earnest $$ deposit. I though this was a little steep and asked if they would take $1,000. The answer was NO and they moved on to the next buyer who agreed to the $5,000 deposit ( I guess)

Ok, maybe I should had not been so strong … (4 comments)

Unemployment Is High.....Great Time To Hire For Those Things We Hate To Do - 06/06/10 06:22 PM
Karen makes some good points on this post
Via Karen Fiddler Broker/Realtor (Great Western Realty Group/eVantage Real Estate):
I am surprised at how many people have real estate licenses and are unemployed. I recently read an article that said that 22% of the unemployed in my county had some form of professional license active...and that another 12% could activate a professional license. Many of these were contractors, but a solid 9% of unemployed people in my county had a real estate license.
What a great opportunity for me to use them in my business model for things I hate to do.

Don't walk away! - 06/05/10 07:01 PM
Dennis is right on line in his latest post
Via Dennis Patrick Smith, e-Pro SFR (Future Home Realty Inc.):
Walking away from a mortgage you can still afford to pay has many consequences, including a major blow to your credit score and more years before being able to purchase a home again.
Some homeowners believe that the credit score hit is worth getting out from a deeply underwater mortgage. After default, these former homeowners reason, they can raise their FICO scores by paying all their bills on time and eventually finance another home purchase.
Don't count on it. While homeowners who default due … (1 comments)

You Can't Get To Your Destination Unless You Have a Road Map....My Meeting With Tom Ferry - 06/05/10 07:00 PM
Karen makes some good points in her post!
Via Karen Fiddler Broker/Realtor (Great Western Realty Group/eVantage Real Estate):
I had the wonderful opportunity to meet Tom Ferry yesterday and spent an hour with him. I learned so much, and came away with some very concrete steps to take.
First thing Tom asked me was "where do you want to be in 5 years." I might have mumbled something about "being successful"....or easily another silly answer. (ok, maybe not quite that bad). Although I had a vague idea of what I wanted my real estate business to look like....it was just that, vague. I … (2 comments)

The Precarious Position Of The American Economy - 06/05/10 06:57 PM
John hits the nail on the head in his post
Via John Mulkey, Housing Guru (TheHousingGuru.com):
I’ve recently been planning a comprehensive blog post on unemployment and how it will impact the economy for years to come; and I had planned another on the explosive impact of the sovereign debt crisis. But the two issues are so inseparable that I will deal with both as well as other serious problems facing our nation.

I believe the U. S. economy to be in the most precarious position of my lifetime; and though I’d like to believe there is a pathway leading towards recovery, … (0 comments)

Dennis offers some good ideas on his post
Via Dennis Patrick Smith, e-Pro SFR (Future Home Realty Inc.):
Just about all of us have seen our home values fall to some degree in the past year. Rather than wait for them to naturally increase, you can take charge and try to generate some of that value yourself. Here are some simple things you can do to increase your home's value.
-Renovate the kitchen: An impressive kitchen wows everyone, doesn't it? And a lot of this stuff can be handled by any handyman with a little bit of gumption. From appliances to lighting, this … (0 comments)

More Bad Lending Decisions Made By Our Government for Fannie and Freddie - 06/03/10 07:36 AM
John makes some good points about Fannie Mae and Freeie Mac
Via John Nunnally (First Citizens Bank):
The regulator of Fannie Mae and Freddie Mac is proposing that the two government-controlled enterprises increase their purchases of loans secured by manufactured housing and rural properties. Our government is pushing us right back into lending practices that got us into trouble in the first place.  Now that these two wholly owned government entities have unlimited funds from the taxpayers they are branching out again into poor investment decisions.  Manufactured housing, specifically mobile homes have traditionally been poor investments.  It's kind of like buying a car, … (0 comments)

The Buck Stops Here!!! Technology Gitches, No-Show Open Houses, Lowball Offers? - 06/02/10 07:29 AM

I hope this one turns around for you

The seller doesn't care whose fault it is! Ever have a listing where everything starts off wrong? Fliers don't show, open houses get no attention, lowball offers pour in? Yep....they are killer. I have one right now that is really annoying me. Wonderful clients, great home...and every aspect of the background work is failing me.
1) A flyer company I've used for years didn't get the flyers to the property on time.2) An Open House had no showings, none of the agents I set … (2 comments)
