New Toilets & Attic Ladders Do Not Increase Property Value (25 other examples) - 07/31/11 02:42 PM
Greg using Chris Rock as a start puts some humor in his post. he is right there are many thinks called home repair that do not add value, but if you don't do them, you value will drop!!! Via Greg Nino Houston Texas (RE/MAX West Houston Professionals): Chris Rock has a great skit where he pokes fun at parents who brag about feeding their children and buying them clothes. These two examples are basic requirements by parents and not even remotely an example of going above and beyond the call of duty. It's my job and expectation as a dad to provide food. (1 comments)
As A Florida Short Sale Broker I WANT To Keep You In Your House! - 07/31/11 02:39 PM
Bryant brings up a good point in this post We want to keep the seller in the home during the short sale process to protect the asset from being broken into and the yard mowed and in Ohio in the winter, the snow shoveled! Via Bryant Tutas-Tutas Towne Realty, Inc: Hi folks. One of the first rules for a Short Sale Broker is to make sure the potential Seller has already tried to do a loan modification if they want to keep their property. Especially if the property is their primary residence. We WANT folks to stay in their homes if at (0 comments)
Will Getting Rid of Realtors® Restore the Housing Market? - 07/30/11 11:18 AM
John offers some good points on this post and some great links to get more information His blog is one of my favorite on active rain! John thanks for the great information Via John Mulkey, Housing Guru (TheHousingGuru.com): “Want to Jump-Start the Housing Market? Get Rid of the Realtors®” The waggish title of a recent post on “Freakonomics,” immediately caught my attention. The website, which offers money-saving and investment advice, sometimes does so with clever and quick-witted banter. And while the title did exactly as intended, driving me to click on the post, the content proved to be far short of particulars. Worse, (3 comments)
Day is done - 07/27/11 08:41 PM
Every one in AR needs to support efforts like Cindy Edwards is doing. What a effort she is making driving from Tennessee all the way to Cleveland Ohio to do a 60 mile walk! Via Cindy Edwards CRS GRI PMN Northeast Tennessee 423-677-6677 (RE/MAX Checkmate): I'm freaking out a little here. Tomorrow morining, bright and early (5am) I leaved for the airport to fly to Cleveland Ohio. This weekend is my 3day 60 mile Susan G. Komen Breast Cancer Walk. 20 miles a day for 3 days!! We sleep in little pink tents. It sounds hard..it is. lol...I'm totally looking forward to it. (1 comments)
Is FHA Mortgage Better Than A Conforming One? - 07/27/11 08:29 PM
Great charts and good information in this blog post! Also a very good use of charts to show the difference in FHA vs conventional rates! Via Gallegos Mortgage Team (Amerifirst): The FHA is insuring a greater percentage of loans than during any time in recent history. In 2006, it insured roughly 5 percent of the purchase mortgage market. Today, it insures one-quarter. "Going FHA" is more common than ever before -- but is it better? The answer -- like most things in mortgage -- depends on your circumstance. Like its conforming counterpart, an FHA-insured mortgage is available as a fixed-rate loan and as an (0 comments)
WAS THAT A DEPRESSION I JUST SAW???.....Just What Are The Current Housing Figures Telling Us? - 07/27/11 10:34 AM
Paula hits the nail on the head in her recent post. Too many sellers just want to "test" the market to see if someone will pay too much for their home. "Bow Out" is a perfect suggestion from Paula Via Paula I Hathaway, SVP (Prudential Douglas Elliman Real Estate): WAS THAT A DEPRESSION I JUST SAW???...Just what are the current housing figures telling us? I ask this question because, after a terrific 2nd quarter here in the Hamptons, especially here in Southampton Village, I still feel like we have a long way to go to meet the expectations that the sellers have about prices. Via John Mulkey, Housing Guru (TheHousingGuru.com): Sluggish Housing Starts Show Depth of Crisis

Why Your Agent You Choose Should Use Docusign or Electronic Signature Service - 07/23/11 07:54 AM
Renee brings up some good points in her post. We have just started using electronic signatures. Wow, I remember the days where we delivered the original contract to the other agents office when we presented an offer! Anyone else remember dong that? Via Renee Burrows - Las Vegas Real Estate (702-580-1783) www.ShackDiva.com (The Force Realty -Realtor-Estate-Probate-REO-Short Sale): I feel that it is important to ask your real estate agent when interviewing them is if they use electronic signatures. I was introduced to Docusign by an Arizona real estate agent by the name of Tony Marriott in 2007. Docusign wasn't as easy to use (3 comments)
Seriously, Do I LOOK Like A Lawyer to You? - 07/22/11 08:54 AM
Seriously, too many Realtors play attorney, inspectors and other roles that they are not qualified nor licensed. Give good real estate advise and be the'source of the source' and refer good professionals in the fields your clients need Via Barbara Charlton 612-414-6721 (RE/MAX Advantage Plus - The Minnesota Real Estate Team): The other day someone asked me about potential legal ramifications of a decision they needed to make. Inside my head, this little voice said, "Wait a minute, do I look like an attorney?" Then that little voice's evil twin. Ms. Ego, preened a little and was so flattered that they thought I (4 comments)

What if the Housing Market Has Already Recovered? - 07/21/11 09:26 PM
John makes some strong points in this post. Recovery needs to be defined and how ever it is defined, we are a long way from a full recovery. Trillions of dollars of equity have been lost and some of it will never be recovered Via John Mulkey, Housing Guru (TheHousingGuru.com): What if the housing market has already recovered? What if today’s sluggish market is the rate at which homes will be sold for ten years or longer? Could it be that the sales levels of the past decade were just an anomaly fueled by loose lending restrictions and the attraction to phantom “investment” (1 comments)

Via Michael Bowerman (Bowerman Restoration): Unfortunately we are still not able to "re-blog" a good blog on Activerain... so I am forced to copy this one to give it another spin... it was written by Paul Stillwaggon of New Jersey and I believe it's worth to be re- told... and I did give Paul his author's dues by including his Activerain blog link... It was 50c wing nite at the park and the kids were playing in the center filed fountain to beat the heat! With temperatures in the mid 90's it was not a pleasant evening.
