Let's see, I am now 2 out of 4 in the past 6 months. This one started in December, with 2 lenders. Thanks goodness I had a GREAT loss mitigation contact at Country wide! It took about 10 weeks to get both lenders to sign off. We did have an appraisal problem. Short sale apprasail came in at $95,000 , with a price of only $80,000. Just closed my crazy FHA loan the was driving me nuts. Finally reached an agreement between buyer and seller to adjust the price down by $2,600. First appraisal came in at $145,000, but lender needed another one . That came in at $139,400. We had to use the lower one. It really was a mess since it was Ameridream and the seller was already paying over $6,000 in points and down payment assistance.Anyway I noticed on the HUD the buyer got charged for both appraisals. WHO SHOULD REALLY PAY FOR THIS??? … (5 comments)

Almost got it done! Lender called for 2 appraisals. One came in fine, but the 2nd one was $2,600 short, and the lender said we HAD to use that one. So everyone gave a little and now are sorting through the repair list. It is like having a baby! The lender  (owned buy  a large national Real estate company ) is not local, so the poor LO has to constantly call and email to get clarification.Moral of the story.    Well, the storm did NOT miss us this time!. Columbus is known for having the storm go around us, but not today.   Friday morning around 11:00 it started. The roads got slick and visibility was poor. Our market center closed at 2:00 pm, schools had early release and the grocery stores and video stores were busy!   I cancelled my 6:00pm Friday and 9:00 and 10:30 am appointments for Saturday. I just closed on one 1/25/08 and may write another one 1/28/08. There are some OUTSTANDING values in some areas. The one I closed was in good shape, updated furnace A/c and windows. it last sold for $130,000 3-4 year ago. This lucky buyer got it for $85,000. The one I may write on is listed at $70,000. I sold a similar home 2 doors up, 2 years ago for $110,000.The FHA $100 down, with $2,500 of closing costs is a real plus for a first time buyer.What has been your experience in selling HUD homes recently? … (8 comments)

The sales of multi family units is down year to date 2007. In 2006 718 units sold for an average price of $155,642. Year to date in 2007, only 607 units have sold for an average price of $132,906. Sales in Clintonville and the Ohio State University areas are still solid.
 
Many multi unit sales are non- MLS, however the drop in MLS sales is a concern. We hear about the high foreclosure rates in single family homes, however the same is true in multi unit housing.
