 The number of homes sold via foreclosure declined but still accounted for 28% of all home sales nationally . In a normal market, foreclosure homes sales account for about 5% of all sales.In all, 158,434 homes in some stage of foreclosure sold in the 1st quarter of 2011, down 36% from a year ago. Foreclosed homes that sold in Clintonville also were down from 2010.

This home cam up 10 days ago. It has been ran down, but is in a historic district , surrounded by homes valued $200-300K. Near the Iuka ravine and Ohio State University, the bank priced it aggressively at $61,000.
 
In went the offers. After 2 days we received the "highest and best" call. I found out there were 8 offers. My clients jumped to $89,700 cash close in 20 days. Despite this we did not get the home.. The winning bid appears to be over our bid but under 100K.

I have an investor who I have found some great little homes near Clintonville who made a bid on a bank REO. List price $35,000 and we bid a little over $43,000 It was very clean on a street of homes it the $80,000 range. The bank verbally accepted our bid BUT wanted $5,000 Earnest $$ deposit. I though this was a little steep and asked if they would take $1,000. The answer was NO and they moved on to the next buyer who agreed to the $5,000 deposit ( I guess)

Well, the rules keep changing. I actually got a short sale approve from Wells Fargo BEFORE the  buyer had a loan approval. So after almost 3 months we closed a 2 unit short sale today. Interesting as I was led to believe it had to be your principle residence to qualify!
 
The interesting fact was the seller did have some assets and cash in bank! The short sale was approved without the seller bringing cash to cclose!

The ColumbLEus Dispatch on Sunday March 28 had an article about home values in Central Ohio.
The aritcle took the average sales price in our housing "peak" 2005 vs the average price in 2009.
 
 Clintonville home values declined 2.28% I think part of the declinewas due to higher priced homes ($300,000 and up) and a small amount of bank owned homes ($100,000 down) that made the average price lower.
