First time home buyers may qualify for a 3% down payment with the Ohio Housing Finance Agency's new program.
OHFA will issue a loan, as a 2nd mortgage for up to 3% of the purchase price of the home. This can be used for part of a down payment, closing costs or prepaid items
Your 2nd mortgage rate will be 1% higher than the current oHFA rate and payments will begin 8/1/200.
If you receive the $8,000 Federal tax credit, you may use those funds to pay off the OHFA 2nd mortgage.

Homes financed by cash have been increasing in markets that have been hard hit by the foreclosure situation, a sign that bargain hunters are out looking for deals and ready to BUY!
Approx. 1/3rd of sales in Phoenix were all cash in January 2009. Sacramento had 24% of sales being all cash for the same time period. Miami Florida checked in with 30% of sales last month. It is sort of "Goodness, prices have fallen so low that people are willing to pay all cash are buying"

Effective February 2, The OHFA will be offering the bond program with a 2.5% down payment grant. The grant can be used for downpayment and closing costs. Buyers may use either FHA,VA or conventional financing.
Buyer counseling is going to be required for the grant program. 60 million statewide has been allocated in this issue.
First time buyers ( not owned in the last three years) all veterans and IF the property is located in a targeted areas, any owner/occupant may qualify for this program.

Sad. This person bought 5 buildings in the past 3 years. I did not sell him any of them and I am not certain how he got my name. We spoke a year ago but nothing happened. Now his situation is worse.
I pulled up the properties and the comps for them. Well, I am good, but I am not that good.
I am struggling on how to tell him I can't help him. He needs to do serious short sales or check with an attorney and perhaps give the units back

Well, it is snowing and we are slipping and sliding away. I have an inspection at 1:00 and one of my new listings is getting a 2nd showing at 4:00
Maybe...
Things tend to grind to a halt here in Columbus even with only a few inches of snow.
Glad I am not in Minnesota where the temp was 38 below WITHOUT the wind chill factor.
A balmy 14 above here!

It is estimated that this loss has occurred in the past 15 months. I am sure this has possibly put a damper on some real estate sales.
More than 1/2 the people surveyed in an AP pool said they worry they will have to work longer hours because the value of their retirement savings has declined.
Perhaps now is the time to prospect your past clients to encourage them to invest in income producing real estate? Did you know you can use your IRA funds to buy investment properties?

October 1 marked the first day one could register to vote and VOTE absentee at the same time.
Once can simply go to a place of designated registry, give their name, last 4 digits of their social security number, an address and they get to vote right on the spot. No asking for any ID nor verification that the address is actually real. If one moves in from out of state, they must be in Ohio for 30 days, but there is NO verification process.
