Ed Mercer is a philanthropist, humanitarian, billionaire and was recently inducted into the Environmental Hall of Fame for his activism in Costa Rica. I could share more insightful information about Mr. Mercer's accomplishments, but instead I want to share his words of advice he gave to me. As I spoke with Ed about his level of success he put his hand on my shoulder and just said, &quot;It's all about the people&quot;. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;Here are a few tips of advice that we could all implement immediately to have a positive impact on the people we meet. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;Call/Reply when you say you will&lt;br /&gt;&amp;nbsp;&lt;br /&gt;The logical thinking is: if money is made in the follow up, then you must maintain a consistent level of communication with those you encounter. &amp;nbsp;It is essential to maintain all levels of professionalism. Remember that people who say they will follow-up and don't, will always have excuses and often end up looking less credible. This is very obvious within relationships, and gentlemen if you're in a relationship you know exactly what I am talking about. Just call when you say you will. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;Help refer other people business&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Julio Vargas, president of E1 Financial Services Inc, told me that you can help the most when you have nothing but yourself to offer. If you are able to put people together and they are able to do business, believe that they will do it for you. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;Service with a smile&lt;br /&gt;&amp;nbsp;&lt;br /&gt;The quality of service you render, and the attitude with which you render that service will determine how others will respond to your business. If you treat a client well and you do a good job, they will refer you to their close friends and family. CAUTION: If you neglect a client or have a negative affect on them, they will tell everyone they know! You've been warned!&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Be on time&lt;br /&gt;&amp;nbsp;&lt;br /&gt;This is a killer for many people so don't feel too guilty. Although being late or on time won't make or break your deal, doing so on a constant basis will hurt you. REIClub.com is where i found groups like Southside Real Estate Investing Club (SSREI), WCRT, and Chicago Real Estate Investing Club (CREI). These groups meet on a monthly basis and have guest speakers who are active professionals in real estate investing.       <title>The Sky is Falling!!</title>
      <description>&lt;p&gt;&lt;strong&gt;WAKE UP PEOPLE, &lt;br /&gt;THE SKY IS FALLING!!!&lt;/strong&gt;&amp;nbsp; &lt;br /&gt;In case you haven't heard, the world is coming to an end. Yup; don't even bother packing your bags. Times are so rough that by the time the messiah comes to take us away; there will be a $15 carry-on charge. Ouch. &lt;br /&gt;&amp;nbsp; &lt;br /&gt;Every time we turn on&amp;nbsp;the television , 'when it rains, it pours', becomes a more realistic metaphor.&amp;nbsp;According to the news, the Great Depression is back, the earth is pissed and sent hurricanes to destroy us, illegal immigrants live under our beds, and oil is a billion dollars a barrel. There is no escape. All of this got me thinking about how&amp;nbsp;any situtation can invade your life, thus affecting your business, your relationships, and your sanity. Even the savviest entrepreneurs will have times where everything will seem to be falling apart. What are we to do? &amp;nbsp; Never, ever, ever quit. &lt;strong&gt;Ever&lt;/strong&gt;.&amp;nbsp;&lt;br /&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While having lunch with E1 presidents, Julio and Nina Vargas, Julio expressed that heart will always prevail over talent during rough times. He explained how talent can get you a scholarship, but heart wins the championships.Passion, heart, and self determination will trample anything standing in the way of&amp;nbsp;your ultimate goals.&amp;nbsp;So weather the storm and keep going.       <title>Law Of Attraction, Short Sales, and Success</title>
      <description>&lt;p&gt;If you have not already noticed, short sales are a major twist on this real estate market. Chicago alone had 3 Short-Sale Seminars this past weekend. I personally met a number of 20 somethings that have made over 150k doing residential and commercial short sales.&lt;/p&gt;
&lt;p&gt;I attended a Nouveau Riche University Short Sale Seminar this past weekend which had 1,400 in attendance, and as I was sitting there I started praying for the opportunity to start working and NOT HAVE TO market so much.&amp;nbsp; Funny thing happened..Saturday afternnoon, while I am sittin listening to the success stories, I get a missed call. I think nothing of it becuase I put up an ad in the Chicago Reader for NRU's Investor College. I call back Sunday night, and it turns out to be an investor who saw my ad for Nouveau and asked me how bad I wanted to LEARN. I said really bad, and I told him how much I wanted a mentor to help me... turns out, thats exactly what I got!!!!&lt;/p&gt;
&lt;p&gt;His name is Julio Vargas and he is a short sales specialist who owns an office that just does short sales. I met with him and got an interview, now I am getting personal training when it comes to short-sales and I have an office of my own from where I will work.&lt;/p&gt;
&lt;p&gt;There is a downside tho. short sales take a while to complete. I have talked to a number of people who have been working on their deals for atleast 3 months now. I am currently working on a commercial short-sale that looks to net me around 30k if it is done properly.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have not earned an income in over 6 months since I started wholesaling and bird dogging. If you read my previous blogs you see where I worked and whats been going on. I know now how much I have worked and I will continue to do so.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In any event, I have 400 properites at my disposal in order to conduct short sales. Not to mention the condos throughout the NW Chicago area.&lt;/p&gt;

      <title>I am a believer</title>
      <description>&lt;p&gt;How oftern do you see a business oppurtunity that seems to put all your dreams and goals in a one stop shop? I think I am a believer of Nouveau Riche Univesrtiy and I was once the most skeptical critic of it. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;When I first visited the briefing on the program, I left pretty stunned and I doubted the program becuase, nothing is&amp;nbsp; THAT good. So instead of joining up with them I decided to go a different route. I joined, RealNet USA as a wholesaler. That was two months ago. &lt;/p&gt;&lt;p&gt;My goal at RealNet USA was to basically learn the ropes of investing in Real Estate and growing my puny portfolio. I knew it was all new to me but I have done many entreprenurial things before getting into real estate, so I was confident that I would get through the learning curve qucikly. (I had previously started a company selling digital signage networks, but unfortunately not everything goes according to plan.)&lt;/p&gt;&lt;p&gt; Since my family already has some property, I figured, why not join the real estate industry and become a professional? Well, I thought I had found my route with RealNet USA. My job was PURE commission, no salaray, no benefits, just commissoin. So I busted my a$$ for them, working 10-12 hour days, going to 4 networking meetings a week, putting up ads online, and stapling ads on posts thorughout the city and southwest suburbs. What was my compensation? The office closed on me due to some timing issue with our mortgage money. Basically, FIRED! Not my boss&amp;#39; fault, he was trying hard and he was also working comission only. So there I was, sitting in an empty desk, with a handful of business cards from people I have met in the last few weeks, all for nothing... Or was it for nothing? Most of the people I met had already joined NR Univesrity and have started doing short sales and working on wholesaling deals making great money while they learned about the business. This made me flustered. WHY am i not doing this? I have recently uncovered a ton of talents and skills that can take me far, and I am here with nothing to show for it. I swallowed my pride and went back to another briefing to see if this was for me...&amp;nbsp; &lt;/p&gt;&lt;p&gt;As I sat there, trying to ignore the wealth of information being provided, I kept telling myself, &amp;quot;you are ready&amp;quot;. I beleive that everything that I have done in the past has led me to this point, which will obviously lead me to my next point. But whats special about this one is that it will change the rest of my life. I do not beleive in putting myself into a huge debt, so I am only starting out with the $75 start up fee. This fee is all I will need to build myself a team and pay for my education. The reason other people fail, in my opinion, is because they get a $20,000 loan and then they let their excitement wither away and they figure they can do it later. If you start at $75 and learn to earn every penny, you KNOW the what 20k is worth once you get there. &lt;br /&gt;&lt;/p&gt;Since joining a few days ago, I have already: created a blog, a website, designed a flyer, placed ads online, updated my myspace, set up a new email, attended 2 investor meetings, and talked to 10 people. I have placed a 21 day challenge to get 4 poeple on my team, where I will teach them what I know about goal setting and applied faith. I have unwaivering faith in myself to become a leader, a business man, and a great contributor to society. &lt;p&gt;My goal is to be the story they tell about in seminars, the guy they bring to the stage and say, &amp;quot;if he could do it, so can you&amp;quot;. I am a believer, in myself, and my new company, Nouveau Riche.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Thanks for listening. &amp;nbsp;&lt;/p&gt;</description>

      <title>Are you doing all you can, with what you have, from where you're at?</title>
      <description>&lt;p&gt;&lt;strong&gt;I want to share a story with everyone: &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Ever since I could remember, my mentality has been that everything will end up fine, no matter where I am in the world. For instance, my trip to the 2004 olympics in greece. I do not&amp;nbsp; want to drag out a super long story, so&amp;nbsp;here&amp;nbsp;it goes...&lt;/p&gt;&lt;p&gt;My european trip led me to my best friends house in bulgaria and he did not want to go with me to Athens, which was a 16 hr bus ride. I had the money to buy the bus ticket but shortly after I got robbed. What was I to do? Well simple, have family send me a quick few hundo and I will be fine, so I thought. I did recieve their money but I did not exchange the dollars, so I was still broke. Anyways, I get on this bus and we head south to Athens. I get to Athens and I exchange money and I buy all the tickets I can with it, stupid idea. I had no more money left for... food, water, place to stay, shower... I did NOT let that affect me though, not one bit. In fact, I was almost happy becuase I was now going to experience Athens in the most different light possible, from the street. I was able to literally beg for change, and get food. I was comfortable enough to sleep on the street where the police kindly kicked me awake and treated me like the drug addicts that normally hung out at the park. Either way, I saw my favorite sports last day, swimming! I then made my way to the acropolis and shmoozed my way into the ruins and I got to meet many olympic athletes. I ended up back on my bus to return to bulgaria and made it there safe. (actually there are so many details to this story you barely got the gist of it.) &lt;/p&gt;&lt;p&gt;So where is this going you might be wondering. Well, this is a story of how I was able to meet people of different cultures, backgrounds, languages, and still get what I needed to survive in 110 degree wheather &lt;strong&gt;with no money.&lt;/strong&gt; All I had was my&amp;nbsp;return ticket, a bottle of water I&amp;nbsp;cleaned out, and my passport. &amp;nbsp;&lt;/p&gt;&lt;p&gt;I always think about this story when I go to networking meetings and meetups. I have built up enough confidence to know I can rely on my communication skills to get me in touch with whoever can help me get to where I need to be. &lt;/p&gt;&lt;p&gt;Last night I was at a networking event and I was too late for the actual, &amp;quot;networking&amp;quot; aspect. I sat there and heard a speaker talk about auctions and how to market properties, yeah, it was thrilling. I was in a hurry to&amp;nbsp; meet as many people as I could before the session was done becuase I lived about 1 hr drive from the place and it was getting late. At the end of the meeting, the speaker says, &amp;quot;are there any questions or comments you would like to add?&amp;quot;, I just waited for my turn and rose my hand and without any waste I said who I was, what I did, and how I could help everyone in the room.&amp;nbsp;Once the meeting got done, literally, almost everyone in the room came up to me to introduce themselves and handed me their business cards. &lt;/p&gt;&lt;p&gt;My mantra for meeting new people and growing my business is, &amp;quot;Do all you can,&amp;nbsp;with what you have, from where you are.&amp;quot;&amp;nbsp;If you constantly&amp;nbsp;ask yourself if you are doing these things, you will push harder to get whatever outcome you desire.&amp;nbsp;&amp;nbsp;Read Napolean Hills&amp;#39; &amp;quot;Keys To Success&amp;quot;.       <title>Eager to learn, if you are willing to teach. </title>
      <description>&lt;p&gt;Point Blank: I am looking for someone to model after or someone to mentor me.&lt;/p&gt;&lt;p&gt;In my recent blog, I wrote about being new yet confident in my success and nothing has changed. Nothing has changed but I feel as though I can use more guidance! &lt;/p&gt;&lt;p&gt;Remembering my old swimming days, I recall haveing coaches that made me challange myself not just physically, but mentally. I guess I am looking for someone like that in Real Estate Investing. Actually I am not an investor yet, but bird-dogging my way into the industry. I sometimes dont have a direction during the day and I can get lost in just adding peopel on my myspace, sending messages in meetup.com, and so on. I just want someone that started where I was and obtained success and can help me get new ideas for marketing, set higher goals etc...&lt;/p&gt;&lt;p&gt;I know that my manager is very helpful and can answer all my questions, but I need someone that is more business and entreprenuer orientated who can help me devise a 1 month, maybe 3 months plan of action and goal sheet. I am not lazy, I just want someone pushing me harder. I can run pretty fast, but I run faster knowing there is a time to beat and a&amp;nbsp;dog is behind me. &lt;/p&gt;&lt;p&gt;Last year I had started a digital signage company with a fellow buddy, who I considered to be a great model for me. I trusted this person and even moved into his apartment. Maybe it was the closeness or something, but his take on life and his philosophies were completely different from mine and I didnt like the thought of changing my core values. I&amp;nbsp;was&amp;nbsp;told that&amp;nbsp;the books i read were no good, that&amp;nbsp;everyone was dumb, and cheating was&amp;#39;nt lying if it only benefits you.&amp;nbsp;I eventually&amp;nbsp;got out of that relationship and I do not look&amp;nbsp;to get into anything like that, ever.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;I would like anyone interested to just email me at &lt;a href=&quot;mailto:Roberto@realnetusa.com&quot;&gt;Roberto@realnetusa.com&lt;/a&gt;.&amp;nbsp; You dont have to be a 24/7 mentor, maybe advice every week, a call once a month, anything&amp;nbsp;you think could accelerate my work habits.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;It doesnt have to be just one person, I could work with a few people on&amp;nbsp;various things. Maybe one person&amp;nbsp;is a better&amp;nbsp;at&amp;nbsp;networking and can help me be&amp;nbsp;better&amp;nbsp;at that, email newsletters, Talking on the phone, etc...&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;The advice that I receive I will use it to teach those around me also. I know that in order for me to put anything into practice, I must teach it. &lt;/p&gt;&lt;p&gt;&amp;nbsp;I am a great investor in the making, do you want to be apart of it?       <title>Real Estate Investing, and why I am going to succeed. </title>
      <description>&lt;p&gt;&lt;strong&gt;Greetings everyone, enjoy my first blog.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;So here I am, sitting at my desk, thinking how badly I want it to be June or July already. I do not hate any part of my life, in fact, completely the opposite. I just started working for RealNet USA, as a wholesaler, &amp;quot;bird dog&amp;quot;, and I am hitting this in stride with nothing but goals and plans to acheive them. I am confident in myself and all that I do and I beleive that within a few months time, I will be where I want to be. &lt;/p&gt;&lt;p&gt;&amp;nbsp;My athletic background is what has taught me the most. Swimming since I was 6 until my senior year of College helped me learn about goal setting and discipline. Many of those years were spent learning, and imitating others who already achieved success in whatever it was I wanted to do.&amp;nbsp;Unfortunately, swimming is one of those sports where natural talent and body make-up, can determine your highest level of success. I became a coach at a young age and trained little kids reach their goals. I applied this to my team and by my senior year, was elected team captain. &lt;/p&gt;&lt;p&gt;&amp;nbsp;I beleive wholeheartedly that I am an entreprenuer. I have been starting up little projects ever since I was in grammer school. From dancing for money when I was a kid, having a &amp;quot;club&amp;quot; in high school, selling insurance in College, starting a DJ company, and finally a digital media company last year. My definate purpose in life has been to be my own boss and give others the oppurtunities that I myself would like, or have already acheived. I feel as though my actions and everything I have learned has led me to this part of my life, Real Estate Investing. &lt;/p&gt;&lt;p&gt;&amp;nbsp;I am a big fan of reading books such as Keys to Success by Napoleon Hill, or Why We Want You to be Rich, Trump and Kiyosaki. My goals are set to help others acheive success before me. The LOA, law of attraction, says that being greatful for everything and helping others will always return ten-fold. Currently I seek to learn as much as I can about investing in order to help&amp;nbsp;my family and other&amp;nbsp;people. &lt;/p&gt;&lt;p&gt;&amp;nbsp;I should have been in this industry a while ago due to my family already owning condos and apartment buidlings. I just never gave it much thought until recently. I have this burning desire to be the best at whatever it is I do, and be the best at whoever it is I want to be. My main purpose right now is to help others succeed. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;My plan of action to succeed&lt;/strong&gt;:&lt;/p&gt;&lt;p&gt;Well first and foremost is having a &lt;em&gt;&lt;u&gt;positive mental attitude&lt;/u&gt;&lt;/em&gt;. Nothing in this world is an &amp;quot;accident&amp;quot;, everything serves a purpose. That purpose is whatever purpose you give it. My plan is to write down my goals and place pictures of myself in various cars, houses, and locations around the world, in order to help me to mentally stay on track.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;Action:&lt;/strong&gt; Take the thoughts and desires you have and take steps towards them. Joining toastmasters, volunteering at organizations, and reading a loud are only a few of the steps I have taken to communicate better and more effectively. I do to get comfortable speaking in front of what will soon be my large audience. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;Follow through&lt;/strong&gt;: I have failed many times to know how to succeed and it will all depend on my follow through. I have everyones email that has ever given it to me and I send out emails once a month reminding people of who I am and what I can provide them with. I return every call, no matter how late at night, and I have been trying hard to call back when I say I will. &lt;/p&gt;&lt;p&gt;&amp;nbsp;I guess this is not as much of a blog as it is a semi-journal, but I place this out there as part of a promise I made to myself ot succeed in this game.
