Warr Acres Post office is moving from it's old location on n.w. 63rd street. The word is that mold was discovered in the lease property where the current office is located. The building located at the intersection of N.W. 63rd and MacArthur takes up much of the block. The company that owns this large piece of real estate apparently doesn't care much about it, due to the run down appearance of the building and the pot hole pitted parking lot.
I have contacted the property manager to try to purchase the building for a client, but they have no interest in selling it. There are currently only a couple of small businesses left in the entire block of real estate.
The U S Post office at 6001 Northwest 63rd Street will be moving west a few hundred feet closer to 63rd street where postal delivery vehicles are currently parked.
The new location is currently being remodeled and appears that it will be ready in the near future, but the exact date of the change is not known.
It's too bad that property owners don't work with the community where they own real estate. This is a wonderful area located near some terrific neighborhoods. If personal interest was involved, it could be remodeled and turned into something useful as well as beneficial to Warr Acres residents and merchants.
Leading Real Estate websites in Oklahoma are easily found with Google searches. Oklahoma Realtors have some great websites. Active Rain is one of the top Real Estate blogging and advertising websites in the Nation. Unfortunately, not all of these websites are kept up to date. There is one Active Rain profile I have noticed rated very high when using the search phrase of "Edmond Realtor". The person that set up the account does not live in Oklahoma any longer, and has been gone for several years. This person is still linked to a local Realtor who probably doesn't know that a lot of the traffic their web site gets is from account. I have contacted Active Rain about this profile being out of date, and was given pretty much a Corporate run around.
In 2007 when I became a Realtor, Active Rain was an excellent site for advertising and blogging about Oklahoma's local real estate. It is still a good site and remains an inexpensive way for Realtors to advertise listings, blog about the local community, and link their personal website to search engines that pertain to their local area neighborhoods.
The sponsored adds have really increased due to the National chains of Brokers that have the capital to pay their way up to the top of search engines. When a client gets involved with large companies, I know the chance of the customer service that they will receive may decrease considerably.
I prefer Trulia for most of my blogging moments. Trulia and Zillow seem to be more Realtor/Client oriented and depend less on an income from agents while at the same time are easier and more user friendly to navigate through.

Lately, when driving in Warr Acres and the Oklahoma City area, you really have to beware of the huge spots of missing asphalt. Due to the freezing rain and snow, a lot of damage has been done to the local streets. I'm sure the snowplows that cleared the streets probably chipped a few chunks out, as well as water getting underneath and expanding as it froze the payment out of it's place.
One has to drive cautiously to avoid tearing up a tire or damaging your car's suspension. I drive a full size truck and there are some holes that scare me. If you drive a small car, you could probably total it out by hitting some of the new craters that have appeared in the last few months.
Until these cavities are repaired, please use a lot of caution when driving. The lane next to the curb seems to be the worst, at least on N.W. 63rd Street passing though Oklahoma City and Warr Acres. If you see a dangerous pot hole, don't hesitate to call your City's Street Maintenance department and report it. You will need to be patient while these repairs are being made, and learn to avoid the bad spots. Asphalt is not very plyable duing the cold days and and I'm sure repairs are being delayed until most of the winter has past.
The Oklahoma City Housing Market is great, especially for buyers. Recently I became concerned about the amount of communication between our clients via email. A few days ago, when Nancy and I misinterpreted a conversation among ourselves, it suddenly became clear that email can be misleading and misunderstood, even if both parties are being very accurate. For one thing, you can be distracted by a matter at hand while writing or reading an email. People also sense a certain tone of an email that may not be accurate. Email, even though it can a lot of times be convenient, can take a lot longer to work through a question or a situation, than just picking up a phone and calling.
I am a licensed amateur radio operator. I have spent many hours with people all over the world talking. Getting pertinent facts in a short time is part of the hobby. Amateur radio is also used for emergencies and has to be carried out in a certain fashion to insure the best results. I have participated in some of the worst tornadoes in the Oklahoma using Amateur (Ham) radio. The tasks achieved could not have been performed using email.
If I can't have a face to go along with a conversation, I would much more prefer a voice. I'm thinking that lot of our clients are just afraid to pick up the phone and call. Maybe they don't want to bother us because they think we don't have time for them, or maybe they just fear talking to a Realtor.
I use email for my personal use quiet often, but it's usually just to stay in touch with someone. When I really want to obtain information quickly, or buy something, I will pick up the phone and call. A couple of minutes later, I will have a lot more clarity of my situation. Sometimes I get voice mail, but if I leave a good message with a reliable person or company, I will get a call back and that person will provide information just as fresh as when I left the message.
Much more ground can be covered by voice communication than email. It can be covered quickly with more accuracy. If your working with a Realtor via email and have never talked to them, pick up the phone, call them, and just say hello. Confirm you appreciate the information you have been receiving and do a quick recap of your situation. You will feel better about yourself and get to know your agent better.
We love our clients and want to the best job we can for them. We want to use the best tools available. I hope you can relate to what I've just written.

As Oklahoma City area Realtors, we have seen a new Golden Corral open it's doors in Warr Acres. Previously, a Taco Bell opened near the same location. Both of these restaurants are in front of a new hotel that is under construction.
AAA should have their new Call Service Center opened by the end of the year near north May and the Kilpatrick Turnpike, and I-40 is in the middle of a total rebuild. Bricktown is growing like crazy and the riverboats are running back and forth up the Oklahoma River.
As the time for the first time buyer incentive runs out, we have seen a lot of homes sold. This has helped a lot of families that wanted to move up to a larger home see their dream come true. It has helped many individuals get their first home. Purchasing them at really good prices, after several years and the economy becomes stronger, they will have gained some equity to help them move forward with even more property.

With all of the delayed closings due to FHA and VA guide lines, it's difficult to close with both parties having a realtor. Oklahoma Realtors have to work more closely than ever to overcome the red tape that has gotten longer as the Mortgage Companies have taken more heat from the underwriters and our Federal Government. The appraisers are scrutinizing very hard and the inspectors have taken their job to a new level.
Maybe Oklahoma Real Estate could have been helped even more, had the sellers received the first time buyer tax credit to sell their homes. The moneys could have been stipulated for bringing roofs, HVAC, foundation problems, carpet/tile, countertops, and plumbing up to standards that meet FHA guidelines. It could also be used to pay buyer closing cost. The result would boost the business of Oklahoma licensed contractor and put more money back into the businesses of the Greater Oklahoma City area.
Some first time buyers like the idea of getting the free money to buy a home, but expect the seller to pay closing cost and repairs that are needed post inspection. I have no problem with this if you are fortunate enough to find a house the is perfect for your needs without needing any improvements or repairs. You might even find a home that the seller would do anything to make it what you dreamed of.
Hello people. This money was originally set aside to help a resident of the United States buy a home. Please don't forget what it's for. If your eligible for the money, that either means you have been paying rent for 3 years or living somewhere for free. The National Association of Realtors fought hard to get the industry started with the First Time Home Buyer tax credit. I believe it's helping the industry, but I think a lot of it my be used for a new boat, or maybe a vacation in Hawaii.I know a lot of Americans that think it's a waste of money, and that it's not helping. The issue is often associated with the money spent toward the automobile makers.
