After an up and down career in the corporate world, I decided I had enough and wanted to start investing in South Florida Real Estate. After all, the baby boomers were maturing; the economy was humming along and everyone from where I'm from (Philadelphia - Home of the Eagles, soft pretzels with mustard, hoagies) wanted to retire in Florida. I though I was real smart. After all, I dabbled with Real Estate in Puerto Rico and was moderately successful. Man, was I WRONG! I should have gotten a Mentor to guide me!

Some of the many benefits my associates and MREIA members receive are the experience we offer them and because of the networking, the benefit of everyone else's experience.

If you are a newbie (new to real estate) having someone, a mentor, to ask questions is a blessing. I am always saying - "Look at all the mistakes I can tell you about and how to avoid them while pursuing a deal or making a purchase."

One of the things as a Newbie, that took me a while to grasp, was creating a business entity and team building to help achieve our objectives, reduce mistakes and limit risk.

I do teleconferences and webinars to disseminate real estate advice, promote products, services and properties or fire people up for the Miami Real Estate Investor Association MREIA monthly meeting www.miamireia.com. The idea is to promote these events to maximize the number of participants and maintain them throughout the event. Dropped calls mean a less successful promotion or educational event.

I am still learning but here are a few things to consider if you are planning to implement one in the near future:

Use an 800 number to allow your potential clients to dial-In. Toll FREE Baby!
Present before, throughout and after the call an URL of a landing or squeeze page to order product, services or get additional information.
Display or mention an 800 number for people who are on the teleconference or webinar event:
- In case they are traveling and don't have access to the internet.
- Don't like entering their Credit Card # over the internet.
- Technical difficulties like a server crashing due to sudden traffic.
- Problems with PayPal.
- Customer needs additional information and wants to speak with someone human.
Consider how long your presentations are going to be. Cell phone batteries are good for an hour or so.
Make sure there is a list of the people who registered for the event and participated on the webinar or teleconference call containing their contact information like email, telephone, cell, etc.
Implement a follow up process after the presentation is over to capture additional sales or answer questions the next morning. You may want to outsource this! Contact me if you want additional information about this.
Offer a replay and make sure there are a landing page and an 800 number with live people if they decide to order after reviewing the replay.
- This means you must have a system to record the live event.
Do you have a system in place for marketers with contact lists to joint venture (JV's) your event? The more the MERRY!
How are you going to promote the teleconference or webinar? Email, Websites, Landing Pages, Video, etc.
Offer incentives like: gas card, free membership to MREIA, etc. for all participants. An ethical BRIBE!

10) Never paint Latex paint over oil base paint. What happens?

Answer:

Latex paint painted over oil-based paint without a primer will come off if you try to clean off dirt, finger prints, etc.
Use of water-based latex paint over more than three or four coats of old alkyd or oil-based paint may cause the old paint to "lift off" the original surface (peal).

Answer to question 9 from last Sunday's Blog about TOP TEN Rehab items....

9) To make sure there are no surprises, make sure the property you are rehabbing, the mail is sent to your place of business. Hint: tax payments, lien violations, etc...

Answer: I purchased a major rehab in Miami Florida that had a collapsed roof, fire damage, etc. You name it, it had it. In the long run, it turned out to be one of the best learning experiences I had while working in the Rehab Business.

Anyway, I neglected to forward the property's mail to my business address. I just forgot about it. As it turns out, there existed an unsecured structure lien from the City of Miami, Florida. This type of lien accumulates $250 per day and this property was abandoned for a long time! My title company for some reason missed it or I missed something during the closing (Rookies!).

So anyway, I didn't have clear title. The City was sending out notifications but I was not receiving them because I didn't have the mail forwarded.

By the time I found out about it, the fine accumulated to $500K. It was more than the value of the property! Image my surprise and heartache.

I finally resolved the problem but that is a future blog as to how I managed that.

8) Get a C.L.U.E. report before you purchase a property? What is this? Hint: Provides history. www.choicetrust.com

Answer: Did you ever go into a house or property and have a feeling that something happened to this structure but it is difficult to pinpoint. Here are some ideas to help you with this feeling:

Speak with the neighbors to see if they can recall anything about the structure in question. Fire, Flood, etc.
Go to the county where the structure is located and see if they can provide you a historical archive of the property. History of violations, liens, permits pulled, etc.
Purchase a C.L.U.E. ® (Comprehensive Loss Underwriting Exchange) Report - The C.L.U.E. ^®Personal Property report provides a seven year history of losses associated with an individual and his/her personal property: flood, fire, etc...

7) When you are finished rehabbing, based on the age of your property you may need a four point inspection. What is this and what is it for?

Answer: Insurance companies and state counties will grandfather in single family homes that are not up to existing code regardless of the home's age. If you decide to refinance the home or pull permits to rehab it, the home's age may become an issue. The age of the home starts to become a factor when it passes its thirtieth birthday. Some counties have different age parameters but you get the idea.

Insurance companies want to make sure the house has been brought up to code before they issue an insurance policy. During a Four Point Inspection the insurance company looks at the following to see if they have been bought up to code and functioning:

a) Roof

b) Electrical

c) Plumbing

d) Heating & A/C systems

6) While purchasing a bathtub, make sure you are buying the correct one. Hint: Right & Left.

Answer: When rehabbing a simple bathroom, nothing exotic just a bathtub with water and shower fixtures, make sure you know what you are about to tackle.

The old style bathtubs are heavy and usually sealed on three sides by ceramic tiles and caulk. The intersections between the wall, the tub, tiles and water fixtures are areas of water intrusion and can be easily damaged during the bathroom's rehab.

If you determine that you can't avoid ripping out the old tub and need to purchase a new bathtub, make sure you note which side the bathroom fixtures are on; right / left. From personnel experience I never did that. I purchased the new bathtub, had it delivered, ripped it out of the box and slid the tub into place. Imagine my surprise when the holes for the water fixtures where on the opposite side of the tub! Man was I upset. I couldn't just turn the tub around because of the way it was designed for intersecting the three walls. I had to take it back! More work, time and money!

5) Make sure the run numbers match while purchasing tile, especially from an overseas manufacturer. Why?

Answer: I ordered tile from Home Depot via Spanish manufacture, for a property I was rehabbing. I like to place tile floors on properties we are going to rent for maintenance reasons.

The tile was delivered and we hauled the boxes inside the house. This is no mere feat! I mean after the fifth box I was sucking wind. Well after we laid the first pallet, we moved onto the second. The tiles from the second pallet were a little bit bigger than the first pallet. This difference would throw off the tile alignment. So, here were my choices:

a) The contractor could compensate for the difference.
b) I could return the second pallet and purchase a pallet with run numbers that matched the run numbers from the first pallet. (Forget Get It! I was not going to haul those boxes anywhere.)

So here were My Lessons learned from this adventure:

1) Hire a good contractor to lay and seal tile flooring!

2) Be sure that when you purchase items in large quantities, their run numbers match.

3) Caution when purchasing items from overseas manufacturers.

3) 50% Rule. What is this?

Answer: Most counties in the U.S. require that if you are spending more than 50% of the assessed value of the property being rehabbed you will need architectural plans prepared by a certified architect (OUCH!), special permits and engineer certifications, etc. to continue bringing the property up to code. SHOW ME THE MONEY!

4) Don't install your Central A/C Unit in the kitchen area. Why?

Answer: There are two parts to a standard air conditioning (A/C) system. The compressor and the air handler. The compressor is outside and the air handler is inside the home. The air handler controls the air distribution inside the home via a thermostat (you know, the little box on the wall). Based on thermostat settings and the air temperature inside the home, the thermostat will turn the A/C system ON or OFF.

Kitchen temperatures will vary during the day. If you park or install the A/C's thermostat inside or near the kitchen, it will follow the air temperatures occurring inside the kitchen. Can you see what problems are going to occur? ON/OFF all day costing you DINERO (MONEY for you non-Spanish speakers), etc.

First 2 answers to the Ten Things to be aware of while rehabbing a Property...

These answers come from personnel experience while rehabbing properties:

Here are the answers to the first two items from the Sunday's TOP TEN Blog:

1) While demolishing a property, rehabbers will order a dumpster. The City/County knows when you order one. Could this be a problem? Why?

Answer: You may start demolishing the property before you pull permits. This is a NO NO! When you pay your fee for the dumpster, the county is notified by the dumpster company. Besides, there is a huge and ugly container on your property. Any county inspector can pull up and ask for copies of the pulled permits.

P.S. The neighbors will start helping themselves by dumping their unwanted garbage into your container while you and your crew are not there.

Answer: There are still many homes that have gas, which is OK, but it may not have the following electrical systems:

Heating or Air Conditioning
Electric Range
Hot Water Heater
Dryer

These systems require increased AMPS (220 lines) to run correctly which most gas homes may or may not have. While estimating the conversion from GAS you must check the following items to help calculate your rehab costs:

Does my current electrical service have enough AMPS to support the conversion? If not you need to upgrade your current service. Money...Money...Money...MONEY!.
The local drop from the electric company to your home or investment property may need to be upgraded to provide the additional flow of current. Contact your local electric company for help.

I wrote this article to make you think about the answers. Some of answers are going to be common sense but I tried to make you think a little before answering them.

of While Rehabbing a Property

While demolishing a property, rehabbers will order a dumpster. The City/County knows when you order one. Could this be a problem? Why?

You may need to upgrade the electrical drop and service if you find a house that is using GAS and you want to change to everything to electric. Hint: Amps

50% Rule. What is this?

Don't install your Central A/C Unit in the kitchen area. Why?

Make sure the run numbers match while purchasing tile, especially from an overseas manufacturer. Why?

While purchasing a bathtub, make sure you are buying the correct one. Hint: Right & Left.

When you are finished rehabbing, based on the age of your property you may need a four point inspection. What is this and what is it for?

Get a C.L.U.E. report before you purchase a property? What is this? Hint: Provides history. www.choicetrust.com

Forward all the properties mail to your business address. Reason?

Never paint Latex paint over oil base paint. What happens?

Florida Anti-Investor Legislation Is now active starting October 1st, 2008

As was expected, on May 28th Governor Crist signed into law what has generally become known as the second part of a series of “Anti-investor” legislation. This is Statute 501.1377 and it replaces the previous Stature 501.2078 which has been in effect since last year.

The legislation takes straight aim at what are called “Equity Purchasers and Foreclosure-rescue Consultants”. As the name implies, if the homeowner is in foreclos.ure the law must be complied with or fines of up to $15,000 per occurrence will result.

I have seen an informative website that gives more information about the various aspects of the law and who is directly affected – including wholesalers, realtors, bankruptcy or short sale attorneys, mortgage brokers, investors, etc. The site is at: www.RequiredFLDocs.com and is worth taking a close look at if you plan on staying in real estate and doing it legally.

Not everyone knows that the last Statute 501.2078 is being enforced and the State’s Attorney General is prosecuting a group of cases. It is cheap insurance to have an attorney-approved disclosure if you deal with any prospect so you don’t unintentionally violate a law and suffer the consequences unfairly.

Simply doing the very best for the homeowner is no defense if you violate the Statutes and State Senator Fascano is currently drafting yet another piece of legislation focused at Short Sales and the investors doing them. Take a minute now and look at the website I mentioned above, www.RequiredFLDocs.com It has an even further explanation of the new law and its consequences.

I sure send a lot of emails and do alot of Blogs (I hear all of you moaning saying "HE SURE DOES!") about featured properties, developments, land etc... I try to include as much information as possible: pictures, survey, appraisal report, comps, Power Point Slide Shows....but I was having a problem. The files were TOO BIG and they were getting kicked back from my ISP saying the file exceeded the allocated size limit for your email. I had to go back and reconfigure the email. This costs me time, money and aggravation.

I found a site that eliminates this problem all together. It allows you to upload your file, produce a link and then have your customer download the file by clicking on the link. THAT SIMPLE!

Meeting Summary:

Well the meeting didn't start out too well because I forgot to bring my "jump drive" for the slide shows and went all the way back to the office to retrieve it. When I arrived there were ten people already there. THANK GOD I had set up before the meeting started. I like to network before the meeting starts but I had to get everyone signed in due to me being late.
Attendance wasn't huge but it was not small either. It was refreshing to see many new faces mixed in with familiar ones. It was good to see Karen Knoblock and Lucio Gomez returning after missing the last two months. They maybe the luckiest couple I ever met. They always seem to win the door prize every month.
I want to welcome our newest corporate member Lee Greer, Advantage Capital Equity Solutions, I love his web site: www.adcapequity.com/leegreer.aspx. On the web site is a picture of Lee holding up a big ole fish. It looks bigger than the Boat! What's that line from JAWS? - "We need a bigger boat!"

Featured Speaker Charles Petty did an awesome job by presenting his slide show about Virtual Wholesaling. Unfortunately, his wife Kim could not make it due to the fact his wife is pregnant with their fifth child.
Charles mentioned that they Wholesale 5-10 houses a month and acquires most of them virtually. They outsource everything concerning their business and do a lot of webinars. He recommended several books: The World is Flat, The 4 Hour Work Week, several websites: Craig's List, Backpage.com and several marketing tips like Voice Broadcasting, which was intriguing.
