      <description>&lt;p&gt;I do teleconferences and webinars&amp;nbsp;to disseminate real estate advice, promote products, services and properties or fire people up for the Miami Real Estate Investor Association MREIA monthly meeting &lt;a href=&quot;http://www.miamireia.com/&quot;&gt;www.miamireia.com&lt;/a&gt;.&amp;nbsp; The idea is to promote these events to maximize the number of participants and maintain them throughout the event. Dropped calls mean a less successful promotion or educational event.&lt;/p&gt;
&lt;p&gt;I am still learning&amp;nbsp;but here are a few things to consider if you are planning to implement one in the near future: &amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Use an 800 number to allow your potential clients to dial-In.&amp;nbsp; &lt;strong&gt;Toll FREE Baby!&lt;br /&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;Present before, throughout and after the call an URL of a landing or squeeze page to order product, services or get additional information.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Display or mention an 800 number for people who are on the teleconference or webinar event:&lt;br /&gt;
&lt;ul&gt;
&lt;li&gt;In case they are traveling and don't have access to the internet.&lt;/li&gt;
&lt;li&gt;Don't like entering their Credit Card # over the internet.&lt;/li&gt;
&lt;li&gt;Technical difficulties like a server crashing due to sudden traffic.&lt;/li&gt;
&lt;li&gt;Problems with PayPal.&lt;/li&gt;
&lt;li&gt;Customer needs additional information and wants to speak with someone human.&lt;br /&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;
&lt;li&gt;Consider how long your presentations are going to be.&amp;nbsp; Cell phone batteries are good for an hour or so.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Make sure there is a list of the people who registered for the event and participated on the webinar or teleconference call containing their contact information like email, telephone, cell, etc.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Implement a follow up process after the presentation is over to capture additional sales or answer questions the next morning.&amp;nbsp; You may want to outsource this!&amp;nbsp; Contact me if you want additional information about this.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Offer a replay and make sure there are a landing page and an 800 number with live people if they decide to order after reviewing the replay.&lt;br /&gt;

&lt;p&gt;Answer: Insurance companies and state counties will grandfather in single family homes that are not up to existing code regardless of the home's age.&amp;nbsp; If you decide to refinance the home or pull permits to rehab it, the home's age may become an issue. The age of the home starts to become a factor when it passes its thirtieth birthday. &amp;nbsp;&amp;nbsp;Some counties have different age parameters but you get the idea.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Insurance companies want to make sure the house has been brought up to code before they issue an insurance policy.&amp;nbsp; During a Four Point Inspection the insurance company looks at the following to see if they have been bought up to code and functioning:&lt;br /&gt;&lt;br /&gt;a) Roof&lt;/p&gt;

&lt;p&gt;Answer: When rehabbing a simple bathroom, nothing exotic just a bathtub with water and shower fixtures, make sure you know what you are about to tackle.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The old style bathtubs are heavy and usually sealed on three sides by ceramic tiles and caulk.&amp;nbsp; The intersections between the wall, the tub, tiles and water fixtures are areas of water intrusion and can be easily damaged during the bathroom's rehab. &amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you determine that you can't avoid ripping out the old tub and need to purchase a new bathtub, make sure you note which side the bathroom fixtures are on; right / left.&amp;nbsp;&amp;nbsp; From &amp;nbsp;personnel experience I never did that.&amp;nbsp; I purchased the new bathtub, had it delivered, ripped it out of the box and slid the tub into place.&amp;nbsp; Imagine my surprise when the holes for the water fixtures where on the opposite side of the tub!&amp;nbsp; Man was I upset.&amp;nbsp; I couldn't just turn the tub around because of the way it was designed for intersecting the three walls.&amp;nbsp; I had to take it back!&amp;nbsp; More work, time and money!&lt;/p&gt;

      <description>&lt;p&gt;5) Make sure the run numbers match while purchasing tile, especially from an overseas manufacturer. Why?&lt;/p&gt;
&lt;p&gt;Answer: I ordered tile from Home Depot via Spanish manufacture, for a property I was rehabbing.&amp;nbsp; I like to place tile floors on properties we are going to rent for maintenance reasons.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The tile was delivered and we hauled the boxes inside the house.&amp;nbsp; This is no mere feat!&amp;nbsp; I mean after the fifth box I was sucking wind.&amp;nbsp; Well after we laid the first pallet, we moved onto the second.&amp;nbsp;&amp;nbsp; The tiles from the second pallet were a little bit bigger than the first pallet.&amp;nbsp; This difference would throw off the tile alignment. So, here were my choices:&lt;/p&gt;
&lt;p&gt;a)&amp;nbsp;The contractor could compensate for the difference.&lt;br /&gt;b)&amp;nbsp;I could return the second pallet and purchase a pallet with run numbers that matched the run numbers from the first pallet. (&lt;strong&gt;Forget Get It!&lt;/strong&gt;&amp;nbsp; I was not going to haul those boxes anywhere.)&lt;/p&gt;

&lt;p&gt;3) 50% Rule. What is this?&lt;/p&gt;
&lt;p&gt;Answer: Most counties in the U.S. require that if you are spending more than 50% of the assessed value of the property being rehabbed you will need architectural plans prepared by a certified architect (OUCH!), special permits and engineer certifications, etc. to continue bringing the property up to code.&amp;nbsp; SHOW ME THE MONEY!&lt;/p&gt;
&lt;p&gt;4) Don't install your Central A/C Unit in the kitchen area. Why?&lt;/p&gt;
&lt;p&gt;Answer: There are two parts to a standard air conditioning (A/C) system.&amp;nbsp; The compressor and the air handler.&amp;nbsp; The compressor is outside and the air handler is inside the home. The air handler controls the air distribution inside the home via a thermostat (you know, the little box on the wall).&amp;nbsp; Based on thermostat settings and the air temperature inside the home, the thermostat will turn the A/C system ON or OFF.&lt;/p&gt;
&lt;p&gt;Kitchen temperatures will vary during the day. If you park or install the A/C's thermostat inside or near the kitchen, it will follow the air temperatures occurring inside the kitchen.&amp;nbsp; Can you see what problems are going to occur? ON/OFF all day costing you DINERO (MONEY for you non-Spanish speakers), etc.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Here are the answers to the first two items from the&amp;nbsp;Sunday's TOP TEN Blog:&lt;/p&gt;
&lt;p&gt;1) While demolishing a property, rehabbers will order a dumpster. The City/County knows when you order one. Could this be a problem? Why?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Answer:&amp;nbsp; You may start demolishing the property before you pull permits.&amp;nbsp; This is a NO NO! When you pay your fee for the dumpster, the county is notified by the dumpster company.&amp;nbsp; Besides, there is a huge and ugly container on your property.&amp;nbsp; Any county inspector can pull up and ask for copies of the&amp;nbsp;pulled permits.&lt;/p&gt;
&lt;p&gt;P.S. The neighbors will start helping themselves by dumping their unwanted garbage into your container while you and your crew are not there.&lt;/p&gt;
&lt;p&gt;2) You may need to upgrade the electrical drop and service if you find a house that is using GAS and you want to change to everything to electric. Hint: AMPS&lt;/p&gt;
&lt;p&gt;Answer:&amp;nbsp; There are&amp;nbsp;still many homes that have gas, which is OK, but&amp;nbsp;it&amp;nbsp;may not&amp;nbsp;have the following electrical systems:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Heating or Air Conditioning&lt;/li&gt;
&lt;li&gt;Electric Range&lt;/li&gt;
&lt;li&gt;Hot Water Heater&lt;/li&gt;
&lt;li&gt;Dryer&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;These systems require increased AMPS (220 lines) to run correctly which most gas homes may or may not have.&amp;nbsp; While estimating the conversion from GAS you must&amp;nbsp;check the following&amp;nbsp;items to help&amp;nbsp;calculate your rehab costs:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Does&amp;nbsp;my current electrical service have enough AMPS to support the conversion?&amp;nbsp; If not you need to upgrade your current service. Money...Money...Money...MONEY!.&lt;/li&gt;
&lt;li&gt;The&amp;nbsp;local drop from the electric company to your home or investment property&amp;nbsp;may need to be upgraded to provide the additional flow of current.&amp;nbsp; Contact your local electric company for help.&lt;/li&gt;

      <title>Florida Anti-Investor Legislation Is now active starting October 1st, 2008</title>
      <description>&lt;div align=&quot;justify&quot;&gt;As was expected, on May 28th Governor Crist signed into law what has generally become known as the second part of a series of &#8220;Anti-investor&#8221; legislation.  This is Statute 501.1377 and it replaces the previous Stature 501.2078 which has been in effect since last year.&lt;p&gt;

The legislation takes straight aim at what are called &#8220;Equity Purchasers and Foreclosure-rescue Consultants&#8221;.  As the name implies, if the homeowner is in foreclos.ure the law must be complied with or fines of up to $15,000 per occurrence will result.&lt;p&gt;

I have seen an informative website that gives more information about the various aspects of the law and who is directly affected &#8211; including wholesalers, realtors, bankruptcy or short sale attorneys, mortgage brokers, investors, etc.  The site is at: &lt;a href=&quot;http://www.kickstartcart.com/app/?Clk=2614979&quot; target=&quot;_blank&quot;&gt;www.RequiredFLDocs.com&lt;/a&gt;
 and is worth taking a close look at if you plan on staying in real estate and doing it legally.&lt;p&gt;

Not everyone knows that the last Statute 501.2078 is being enforced and the State&#8217;s Attorney General is prosecuting a group of cases.  It is cheap insurance to have an attorney-approved disclosure if you deal with any prospect so you don&#8217;t unintentionally violate a law and suffer the consequences unfairly.&lt;p&gt;

Simply doing the very best for the homeowner is no defense if you violate the Statutes and State Senator Fascano is currently drafting yet another piece of legislation focused at Short Sales and the investors doing them.
