Pending sales in March 2010 were up 23.7 % over March pending sales 2009. For the same period homes that closed were up 7.4%. Overall the first quarter was a good start to the year with pending sales up 17.2% over the first quarter of 2009. Let's hope this trend continues

The Commerce Department reported Wednesday that sales of new single family homes dropped 11.2 percent in January from December.
This is a national figure however, and I have always said that the Omaha metro is it's own market. In addition, a better comparison, I feel, would be to compare January '09 figues to January '10 figures. In Omaha new home sales increased 12.6% and the number of new homes that went pending increased almost 30%. More proof that the market seems to be improving is evadent in the fact that NPDodge Real Estate's overall sales in February have averaged $3 million dollars a day and that number has been increasing each day. Historically low interest rates combined with the tax incentives, make now a great time to buy. Warmer weather is obviously not the solution to the bad economy, however you would have to agree that better weather makes it much easier to shop for a new home. As the real estate market becomes stronger so too will the economy and it looks as though Omaha will be leading the way towards recovery.

We are excited to announce that the construction of the new facade of the Beverly Hills Plaza has begun. Darland Construction has begun tearing done the shake shingled roofs and pouring new concrete sidewalks. They will work from the Jerry Ryan store at the East end down to the Play it Again store on the West end. Once they reach the West end, the bay that is currently Play it Again Sports will be tore down. This is where the new 80 Dodge building will soon emerge as the west end cap of the plaza. The construction of this new facade is expected to be complete by November.
Once the Beverly Hills Plaza has received it's face lift we will begin the demolition of the old Vatterott College building at 80th and Dodge. The new 80 Dodge building will have a foot print that will follow the contour of Dodge Street on the South and cover the area that is currently occupied by the old collage building.

The 80 Dodge Condo project has been an exciting project to be a part of, and now things are really starting to get moving.
Part of the overall project is the reconstruction of he facade of the Beverly Hills Plaza. The owners of this retail space have accepted bids on the construction and are expected to begin the transformation in early June. The contractor that is choosen will be staging their equipment in the parking lot adjecent to the old Vatterott College building which must come down to begin construction on the first 80 Dodge tower. As the renovation of the Beverly Hills Plaza is completed, the developers of 80 Dodge will begin preparing for the demolition of the Vatterott building. I expect this to begin as space in the staging area allows. Bellow are a few new renderings of the project. Including the 4th floor indoor pool, 4th floor terrace, and an updated view of the 80 Dodge tower from the 80th street and Dodge corner.
