Papillion NE-Growing Strong - 09/28/07 05:33 PM
According to the city web site, Papillion.org, the population of Papillion NE is approximately 18,000 with a median household income of $63,992.
Home buyers can be confident when investing in Papillion NE. Despite the continued talk of pressure in the real estate market, Papillion is continuing to grow, and there is little to support the recent slow down that I feel the media and the national market has created.
One of the most recent additions to Papillion is the Shadow Lake Towne Center located at 72nd Street and HWY 370. This open shopping center consists of 880,000 sq ft of retail space … (0 comments)

"In my mind we are moving to down town" -Mayor Mike Fahey-College World Series - 09/27/07 11:24 AM
The College World Series has been played in Omaha for over 50 years with many games being played at the Rosenblat Stadium.
The CWS and baseball in general are steeped in tradition. So it is no surprise that, with Omaha working on details for a new ballpark and the NCAA giving it's blessing, some Omaha residents and college baseball fans are fighting to keep the series at Rosenblat.
I am not sure, however, that there is much chance of stopping the construction of a new ball park after hearing Mike Fahey's comment, "In my mind, we are moving down town". This coming after the … (0 comments)

I've Made My Decision - 09/26/07 09:47 AM
After long deliberation, research, and some help from the AR community, http://activerain.com/blogsview/214639/Do-I-Stay-or, I have made my decision on whether to start my own real estate brokerage or continue to run my business within NPDodge Real Estate.
First, I thought about how  is one of the most successful and the largest real estate business in Nebraska, that alone makes it hard to leave. Then I got to thinking about a comment I made on the companies blog here on AR, http://activerain.com/blogsview/190203/The-Best-Real-Estate. I know these relationships would continue, however would I be cutting off my support (although I would still have the AR community). Another big factor is … (5 comments)

The Condo Market is Changing Omaha NE - 09/22/07 01:35 PM

I joined the 80 Dodge Condo project as part of the NPDodge Condo Sales team at the beginning of the year, and being a part of this project has been more exciting then I would have expected joining a sales team could be.  The condo market is strong in Omaha NE and with new projects like 80 Dodge, J-Lofts, The River Front, SOMA, Wall Street, and Midtown Crossing changing the landscape of Omaha and following the "Urban Design Element" created by  Omaha by Design and adopted by the planning board and city council, Omaha is transforming into a city with many living options … (1 comments)

Jeff Turner-Hyped on Coffee??? - 09/19/07 10:18 AM
I am sure most you here at ActiveRain are familiar with Jeff Turner  of RealEstateShows.com and his blogs, but have any of you ever seen him speak?
Yesterday,  invited Jeff back to speak to any agent in town that wanted to learn more about internet marketing. And, by the way the turn out was pathetic. I guess there wont be much competition in Omaha when it comes to internet marketing. Anyway, Jeff introduced us to Web 2.0 and highlighted several of the sites available to help us with our marketing. Obviously NPDodge paid for him to come and speak, however usually when you … (13 comments)

Why I Love the Rain - 09/19/07 10:13 AM
I have been on Avtive Rain for about 4 weeks now, and it seems everyday I learn somthing new. The Rain in an excellent place to meet people, learn, and ,I think most importantly, get possitive reinforcment on where the market is headed. The possitive atmosphere here on the Rain is probably my favorite part.

Selecting Service Providers - 09/10/07 11:27 AM
Termite and Pest Inspection
As part of your offer, you may require a termite and pest inspection. This company not only inspects for termite damage and pest infestations, but also inspects for dry rot and water damage, among other things. The company that performs the inspection is important to you as a buyer, because you want to be sure they do a good job. It is important to the seller because it is customary that they pay for the inspection and some types of repairs that may be required. You should determine which company you want to perform this inspection and make … (0 comments)

How FHA and VA Financing Affects Your Offer - 09/10/07 11:25 AM
VA and FHA Appraisals
Home appraisal inspections on FHA and VA loans are a little more detailed than on conventional loans (and more expensive). The appraisers are required to perform certain minimum inspections as well as evaluate the market value of the property. Although these inspections are not as detailed as a professional home inspection and should not be considered a substitute, sometimes repairs are required. These are additional costs the seller would not be obligated to pay for someone obtaining conventional financing, so your offer should include a maximum figure for these repairs. Otherwise the seller is signing the equivalent of … (0 comments)

How Financing Details Affect Your Offer - 09/10/07 11:23 AM
Other Financing Details in Your Offer
Your offer should also contain information on whether you are obtaining a fixed rate or an adjustable rate mortgage. It should also state whether you are obtaining conventional financing or obtaining a VA or FHA loan.
Cash Offer
If you are one of those rare individuals making a cash offer to buy a home, it makes sense to provide some documentation with your offer that shows you have the funds available. A bank statement would be fine. If you have to liquidate stock or some other asset, your offer should give a timetable on when you … (0 comments)

Writing an Offer - Safeguards Regarding the Property - 09/10/07 11:21 AM
Final Walk-Through Inspection
Before closing, you will want to revisit the property to ensure it is in the condition you have required in your offer, and to inspect that any required repairs have been performed. You should do this no sooner than five days before you intend to close. Make sure this right to do a final inspection is included in your offer to purchase the home.
Inspections You Should Require
Inspections You Should RequireBesides appraisal and the termite inspection, you should also have a professional go through the house and seek out potential problems. Of course, you will have inspected the … (0 comments)

Offering to Purchase Real Estate- the Basics - 09/10/07 11:19 AM
Transfer of Possession
A transaction is considered "closed" once the deeds have been recorded. Then you own the home. However, it is not always possible for you to occupy it immediately. This can happen for several reasons, but the most common is that the seller may be purchasing a home, too. Usually, it is scheduled to close simultaneously with your purchase of their home.It is sort of like being at a red light when it turns green. Although all the cars see the light change at the same time, the guy at the back of the line doesn't begin moving until … (0 comments)

Major Factors Influencing your Offer Price - 09/10/07 11:18 AM
The Final Decision on Your Offer Price
Comparable sales information helps you to determine a base price range for a particular home. Adding in the various factors like property condition, improvements, market conditions, and seller motivation help determine whether a "fair" price would be at the upper limit of that range or the lower limit. Perhaps you will feel a fair price is outside of that price range. The "fair" price should be approximately what you are willing to agree on at the end of negotiations with the seller. The price you put in your offer to begin negotiations is totally up … (0 comments)

Comparable Sales and Your Offer Price - 09/10/07 11:16 AM
Other Factors Influencing Your Offer Price
Gathering and analyzing information from comparable sales helps to establish the range of prices you should consider when making an offer to buy a home. More weight should be given to the most recent sales, but even so, you need to do a bit more analysis before setting upon the price you will offer. That is because you also need to consider the condition of the property, improvements, the current market, and the circumstances behind the seller's decision to sell.
Comparable Sales - Pending Transactions
The most valuable information would be the most current, of course. … (0 comments)

The Business Cycle and Buying a Home - 09/02/07 11:50 AM
Should You Try to "Time the Market"?
One problem with attempting to time your purchase to the business cycle is that no one can accurately predict the future. Another challenge is that interest rates are generally higher during a depressed market and income may not be keeping up. For that reason, fewer people can qualify for a home purchase than in more prosperous times. Why You Should Not WaitPlus, this strategy generally works best for first-time buyers. People who already have a home usually need to sell it in order to buy their next one. If a "move-up" buyer wants to buy … (3 comments)

Showing Your House to Home Buyers - 09/02/07 11:47 AM
Keeping the House Tidy and Neat
Not everyone makes his or her bed every day, but when selling a home it is recommended that you develop the habit. Pick up papers, do not leave empty glasses in the family room, keep everything freshly dusted and vacuumed. Try your best to have it look like a model home - a home with furniture but nobody really lives there.
Lighting, Fragrances, Pet Control and More
LightingWhen you know someone is coming by to tour your home, turn on all the indoor and outdoor lights - even during the day. At night, a lit … (0 comments)

The Listing Agent - Marketing Your House to Homebuyers - 09/02/07 11:46 AM
An Open House
An open house when your property is first placed on the market can be very important, but not for the reasons most homeowners think. Just like with advertising, most visitors to open houses rarely buy the house they come to look at. They may not even know the price of your home when they stop by to visit - they probably just followed an "Open House" sign to your door.An open house performs a similar function to the neighborhood announcements - it lets all of your neighbors know that your house is for sale, and it practically invites them … (0 comments)

The Listing Agent - Marketing Your House to Other Agents - 09/02/07 11:44 AM
Marketing Sessions
Your agent probably belongs to a local association of Realtors and they often have meetings once a month. At these meetings there is often a "marketing session" where some agents stand up and tell about their listings and other agents stand up and tell about their buyers. Your listing agent has an opportunity to "pitch" your house at these marketing sessions. At the same time, these sessions may not be as effective as they were in the past. One reason is that they are often more social occasions than serious business meetings. Another reason is that, as technology has expanded, … (0 comments)

The Listing Agent & Marketing Your Home - 09/02/07 11:42 AM
Flyers and a Brochure Box
Your agent should prepare a flyer that displays a photo and provides details about your house. There should also be a phone number so buyers can contact your agent to get additional information. The flyers should be displayed in a prominent location in your home and also in a brochure box attached to the "for sale" sign. The brochure box is convenient for those buyers who drive by and just happen to see the "for sale" sign in front of your house. It provides enough information so they can determine if they want to follow up with … (1 comments)

Listing Commissions and Related Issues - 09/02/07 11:40 AM
How and When Listing Commissions are Earned
Your listing contract specifies a listing price. Your agent's job is to bring a "ready, willing and able" buyer to present an offer. If you reach agreement with the buyer, then the agent has done his job and earned the commission. Once the sale has closed, the real estate broker gets paid from the proceeds of the sale.If the buyer proves unable or unwilling to conclude the sale, the house is placed back on the market and the agent has to begin earning his or her commission all over again. However, if the seller backs … (0 comments)

Details of a Listing Contract - 09/02/07 11:38 AM
Resolution of Disputes
There are times when you and your agent have a disagreement that you cannot resolve by yourselves. Maybe the agent did a poor job or misrepresented something. Maybe your agent was really doing their job correctly, but you did not understand. Perhaps the agent will have a dispute with you.The listing contract specifies what methods will be used to settle such disputes. You can choose to accept binding arbitration, which is usually cheaper than hiring a lawyer and going to court. Usually, matters that can be dealt with in a small claims court are excluded from having to … (0 comments)

Types of Listing Contracts - 09/02/07 11:36 AM
Exclusive Right to Sell
Giving a real estate agent the "exclusive right to sell" your property does not mean that there will not be other agents involved. Your agent is the listing agent and part of his or her job is to market your home to other agents who work with buyers. Those agents will show your home to their clients. Regardless of who sells the home, even if you sell it yourself to a friend at work, your listing agent will earn a commission. An exclusive right to sell is the only type of listing an effective real estate agent will … (0 comments)

Want to Start Off With a High Sales Price? Beware - 09/02/07 11:34 AM
Dropping Your Price...Too Late?
Later, when you drop your price, your house is "old news." You will never be able to recapture that flurry of initial activity you would have had with a realistic price. Your house could take longer to sell.Even if you do successfully sell at an above market price, your buyer will need a mortgage. The mortgage lender requires an appraisal. If comparable sales for the last six months and current market conditions do not support your sales price, the house won't appraise. Your deal falls apart. Of course, you can always attempt to renegotiate the price, but … (1 comments)

Getting Your House Ready to Sell - 09/02/07 11:30 AM
Fixing Up Outside the House
Most real estate advice tells you to work on the outside of the house first, but unless there is a major project involved, we believe it is best to do it last. There are two main reasons for this. First, the first steps in preparing the interior of the house are easier. They also help develop the proper mind set required for selling - beginning to think of your "home" as a marketable commodity. Second, the exterior is the most important. A homebuyer's first impression is based on his or her view of the house from the … (0 comments)
