      <title>Omaha Area MLS shows pending sales in March up 23.7%</title>
      <description>Pending sales in March 2010 were up 23.7 % over March pending sales 2009. For the same period homes that closed were up 7.4%. Overall the first quarter was a good start to the year with pending sales up 17.2% over the first quarter of 2009. Let's hope this trend continues

      <title>Omaha Metro New Home Sales Increase</title>
      <description>&lt;p&gt;The Commerce Department reported Wednesday that sales of new single family homes dropped 11.2 percent in January from December.&lt;/p&gt;
&lt;p&gt;This is a&amp;nbsp;national figure however, and I have always said that the Omaha metro is it's own market. In addition, a better comparison, I feel, would be to compare January '09 figues to January '10 figures. In Omaha new home sales increased 12.6% and the number of new homes that went pending increased almost 30%. More proof that the market seems to be improving is evadent in the fact that&amp;nbsp;NPDodge&amp;nbsp;Real Estate's&amp;nbsp;overall sales in February have averaged $3 million dollars a day and that number has been increasing each day. Historically low interest rates combined with the tax incentives, make now a great time to buy. Warmer weather is obviously not the solution to the bad economy, however you would have to agree that better weather makes it much easier to shop for a new home. As the real estate market becomes stronger so too will the economy and it looks as though Omaha will be leading the way towards recovery.&lt;img src="http://activerain.com/image_store/uploads/3/7/3/0/3/ar126713486830373.png" height="406" alt="" width="592" style="vertical-align: bottom;"&gt;&lt;/p&gt;</description>

Darland Construction has begun tearing done the shake shingled roofs and pouring new concrete sidewalks. They will work from the Jerry Ryan store at the East end down to the Play it Again store on the West end. Once they reach the West end, the bay that is currently Play it Again Sports will be tore down. This is where the new 80 Dodge building will soon emerge as the west end cap of the plaza. The construction of this new facade is expected to be complete by November.&lt;/p&gt;

The new 80 Dodge building will have a foot print that will follow the contour of Dodge Street on the South and cover the area that is currently occupied by the&amp;nbsp;old collage building.&lt;/p&gt;

      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/0/5/9/7/ar120982565579507.jpg" height="210" alt=" " width="44"&gt;The 80 Dodge Condo project has been an exciting project to be a part of, and now things are really starting to get moving. &lt;/p&gt;&lt;p&gt;Part of the overall project is the reconstruction of he facade of the Beverly Hills Plaza.&amp;nbsp; The owners of this retail space have accepted bids on the construction and are expected to begin the transformation in early June.&amp;nbsp; The contractor that is choosen will be staging their equipment in the parking lot adjecent to the old Vatterott College building which must come down to begin construction on the first 80 Dodge tower. As the renovation of the Beverly Hills Plaza is completed, the developers of 80 Dodge will begin preparing&amp;nbsp;for the demolition of the Vatterott building.&amp;nbsp; I expect this to begin as space in the staging area allows. Bellow are a few new renderings of the project. Including the 4th floor indoor pool, 4th floor terrace, and an updated view of the 80 Dodge tower from the 80th street and Dodge corner.&lt;/p&gt;&lt;p&gt;Our model is open 7 days a week from 11-6 and is located on&amp;nbsp; the Third Floor of the Access Bank building at the corner of 78th Street and davenport.       <description>&lt;p&gt;A report on &lt;a href="http://www.kptm.com/Global/story.asp?S=7878211&amp;amp;nav=menu606_2_4" target="_blank"&gt;KPTM.com&lt;/a&gt; and statistics from the National Association of Realtors show what many of us around the &lt;img src="http://activerain.com/image_store/uploads/1/3/2/0/0/ar120311059000231.jpg" height="98" alt=" " width="131"&gt;metro area have been saying since the market started it's correction. &lt;strong&gt;You&lt;/strong&gt; &lt;strong&gt;can not base local real estate&amp;nbsp;sales on national news.&lt;/strong&gt; Real estate markets conditions are localized. &lt;/p&gt;&lt;p&gt;The doom and gloom that has been reported&amp;nbsp;in the East and West has created concern and I feel in many cases confussion among buyers and sellers in our local markets. Who should&amp;nbsp;you believe, the national news reports, they have to tell the truth, right, or&amp;nbsp;your local REALTOR, they are just in it for themselves, right?&lt;/p&gt;&lt;p&gt;No, Nebraska did not have an increase in 2007 over 2006. However, the numbers are encouraging when compared to national figures.&lt;/p&gt;&lt;p&gt;Nebraska showed a decrease in # of existing sales of 4.9%, National sales dropped 12.8%. I think we did pretty well. And, the clouds are clearing.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

Many of my family members smoke, and I&amp;nbsp;just lost my uncle to lung cancer which was undoubtedly caused by his addiction to cigarettes. He was a great man and the fact that he smoked was, I am sure,&amp;nbsp;largely due to the fact that it is so hard to quit. However,&amp;nbsp;I would rather not breathe the smoke when I go out. So, I have attached the text from an e-mail&amp;nbsp;I received from GASP (Group to Alleviate Smoking Pollution). For those residence of Nebraska who would like to support smoke free businesses, you can follow the instructions and send a letter to your senator, and ask him /her to support (LB395) to end smoking in businesses.&lt;/p&gt;&lt;p&gt;To make this very easy for you, a sample letter that you may cut-and-paste is below, how to learn the name of your Senator and your Senator's email address. To multiply our Grassroots Power, please forward this to your friends and family throughout Nebraska. To be effective, this message needs to reach many people in every city in Nebraska very soon! &amp;nbsp; If you want smoke-free restaurants and bars, please take just five minutes right now to make it happen. It is up to YOU! This is it, now's the time, the political "window of opportunity" is wide open and we are closer than ever to having a smoke-free state! Seventeen other states have already done this! &amp;nbsp; The bill (LB395) to end smoking in these businesses is about to be debated by Nebraska's Senators. All it will take to tip the scale in our favor, and pass this bill into law, is for each Senator to get many letters from people in their district urging them to support clean indoor air for all workers. Will your letter be one of those or will you kick yourself later for not sending your letter after you read that your Senator voted NO? &amp;nbsp; Please help and cause letters and phone calls to pour into the state Senators until you have heard the Governor has signed the smoke-free bill into law. Passing a simple, strong and fair smoke-free law could easily reduce these illnesses and death toll.&lt;br&gt;&amp;nbsp;&lt;br&gt;Would you please work to modify the smoke-free bill, Legislative Bill 395 (LB395) so it will not exclude any businesses such as tobacco stores, bars, keno locations or any other business? Smoking should not be allowed in any business, like a tobacco store, because: &lt;br&gt;1) all employees deserve smoke-free air at work, and &lt;br&gt;2) if it is allowed, many businesses will suddenly claim to be tobacco stores so they can allow smoking.       <title>New Manager in Plattsmouth</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/2/8/5/2/ar120261240925824.jpg" height="174" alt=" " width="118"&gt;I would like to introduce myself. (I know many of you on activerain are already familiar with who I am, however the residence of Cass County am be wondering).&lt;/p&gt;&lt;p&gt;My name is Roy Kotz, and I am the new manager of the NPDodge Plattsmouth Office. Although Mary Jane will still be assisting many of you with your real estate buying and selling needs, she has chose to retire from management and I will attempt to fill her shoes.&lt;/p&gt;&lt;p&gt;I am originally from a small town in South Dakota, Presho. After receiving an education in Civil Engineering and Business Management I became a manager of a retail store that took me from Rapid City SD to Willmar MN then to Bismarck ND and finally to Council Bluffs IA. Upon accepting the Council Bluffs store my wife, Christina, and I moved to Bellevue and we bought our first home. This home buying experience peaked my interest in real estate and after six years in management I chose to leave my retail position, obtain my real estate sales person's license and work with the a company with deep roots in Eastern Nebraska/Western IA, NPDodge Real Estate.&lt;/p&gt;&lt;p&gt;My decision to join the NPDodge team was not difficult. I knew going in that I wanted to work with a company that was well known, established, and that not only truly cared about the success of their agents but also empowered them to make decisions that would most benefit their clients. You see, I learned in retail that customer service and customer care are the two most important things in a relationship building business, and when I interviewed with NPDodge it was obvious that they recognized this.&lt;/p&gt;&lt;p&gt;After 4 years in real estate I started to get the itch to manage again. Since I had started I had always been more than willing to help other agents with marketing and tech questions, and soon agents were coming to me for my opinion on questions they had with contracts, questions on negotiations, and other real estate specific problems. I found that I had never really lost my desire to teach and help others, so in 2007 I began taking pre-licensing courses and tested for my broker's license. In November I passed the exam and in January was asked to manage the Plattsmouth office.&lt;/p&gt;&lt;p&gt;So, next time you are by the NPDodge office, located just west of the Cass County Bank, please stop in and say hi.
