If the rent is not paid you must take action.  After the rent is past the agreed upon due date, hopefully spelled out in a written rental agreement, it is the onwer or the owner's property manager that must take the next step.
The next step is to call and see what is going on.  Whether the news is reasonable or not, I suggest a 3 Day Notice to Pay Rent or Quit be served.

HomePointe currently uses Appfolio for its accounting software.  This is an online solution that has been working very well for us.
I am curious if you use or are familiar with other property management software and what you experience has been.  We are always looking for better solutions and better features. 
I am mostly interested in hearing about online software since that is the lastest in technology.

New law to require home carbon monoxide detectors. 
California homeowners will be required to install carbon monoxide detectors starting in July 2011 under a bill signed Friday by Gov. Arnold Schwarzenegger that is aimed at preventing deaths and injuries caused by poisoning from the odorless, colorless gas.
Up to 40 California residents die each year from carbon monoxide poisoning, according to state Sen. Today we had both my mother and my wife's mother over for dinner.  We had two of my sister's too and my two sons and one of my son's wife.  Nice dinner.
In all we had 5 mothers for dinner.  My mother and mother in law are both over 80 and live in senior housing.  I must say that we all sleep better knowing they are no longer on their own in a house.  It has taken some time for the mom's to get used to it, but they know it is best for them too.

Shared Fence Falling And Neighbor Won't Share Cost---Victory in Sight! - 05/08/10 01:26 AM
We recently had a fallen fence at a rental property we manage.  The neighbor, who lives in their house, got involved and said he too wanted a new fence. 
We had a reasonable bid and the owner said he was looking at it and he wanted screws put into the fence instead of nails.
Our maintenance staff interpreted the message to mean that he had approved the bid and we ordered the fence installed.  The owner was even present at the time of installation and made sure his plants were safe.

If Your Tenant Cannot Pay The Rent, Evict Them - 05/07/10 01:35 AM
If you manage your own rentals or someone manages them for you, you should be proactive when the rent does not show up.
Being in control when possible is a good rule to follow.  If the rent does not show up, call and find out why.  If the tenant has a really good story, you might want to wait a few days for payment.  But, stay in control and tell the tenant that you are going to serve a 3 Day Notice to Pay Rent or Quit in case the rent does not come in.  The tenant may not like this.
