Many property owners that have just purchased their first rental think that the rent should cover the mortgage payment. Those of us in the property management business know that this is just not true.

Must haves are a stove. Should haves include a garbage disposal and dishwasher. The landlord should consider providing a refrigerator. The reason is that they are hard to move without damaging either the refrigerator or the kitchen floor. Plus, someone will have to work on the plumbing if an ice maker is (2 comments)

The Sacramento rental market continues to hold its own despite the bad press and realities of the poor sales market. Those losing their property to foreclosure are taking inventory out of the system, while the banks take over those properties. This is reducing the rental inventory somewhat.
