There are so many essential things that make up what a good property manager is, that I hesitate to pick one item as the most important. In fact, I think it is a mistake to do so.

I do not believe there is a correct answer to this question. The traditional way is to answer the phone from the prospective renter, qualify them, and make an appointment. The Sacramento rental market appears to be heating up. Our website activity has seen listing views rise from just over 6,000 page views per day in mid February to over 9,000 page views as of March 6, 2008. That is a 50% increase in activity.
