Don&amp;rsquo;t make a&amp;nbsp;low ball&amp;nbsp;offer or an offer less than your willing to pay and hope that no one else makes an offer. In this market you have to be&amp;nbsp;aggressive&amp;nbsp;or you can easily end up on the&amp;nbsp;losing&amp;nbsp;end.       <description>&lt;p&gt;Many For Sale By Owner Sellers Make the Mistake of trying to oversell.&lt;/p&gt;
&lt;p&gt;As a FSBO seller, it is important to make sure your home is presentable in regards to being clean, nicely landscaped, staged properly and clutter free. But another factor that is less talked about is how to successfully interact with buyers and make them feel comfortable as they view your home. I have been to many showings and open houses hosted by FSBOs over the years and I find that many sellers tend to try and oversell their homes. Specifically, they share their likes about the property and location instead of letting buyers look at the home from their&amp;nbsp;personal&amp;nbsp;perspectives. &amp;nbsp;Buyers need to be able to&amp;nbsp;envision&amp;nbsp;themselves in a property before they can look at it as their home and when a seller continues to inject their opinion of the home, it serves a a distraction for buyers.&lt;/p&gt;
&lt;p&gt;The best way to sell a property is to let a buyer have the time they need to walk though a home and take it all in. As a seller it is best to only speak if asked a question about the property, otherwise give the buyer their space. I have worked with hundreds of buyers over the years and it makes most buyers&amp;nbsp;uncomfortable&amp;nbsp;when the seller is present&amp;nbsp;during&amp;nbsp;a showing. &amp;nbsp;They just feel like they can&amp;rsquo;t talk freely about the property. As seller, if your going to be present the less you say, the better. &lt;p&gt;The Boston Real Estate market is showing signs of a rebound following some healthy growth in Q1 2012 vs. Q1 a year ago. The most telling figure is the sales volume. In 2011 a total of 828 properties sold totaling $446,658,862 in market volume. In 2012 there were 967 properties sold, totaling $527,030,057 in market volume. This represents a 17% increase in sales volume. The median sales price also increased from $351,000 a year ago to $375,000, a 7% rise. While the average sales price did not have quite the increase the volume did, the numbers show the Boston market is healthy and poised for rebound in 2012.       <description>&lt;p&gt;I was recently browsing MLS and saw an entry only listing a.k.a. a For Sale By Owner (FSBO) listing that was offering a $1 dollar commission. Not 1% but $1. The property was priced at over $500k. After lingering on the market for close to 6 months, the listing expired and the property didn&amp;rsquo;t sell. I called the seller and am in the process of potentially getting the listing but I hope the seller learned her lesson. Over 90% of buyers work with an agent and as a result she eliminated 90% of the potential buyers that would have viewed purchased her home.&lt;br&gt; Many FSBO sellers don&amp;rsquo;t value the expertise an agent can provide in assisting with getting their home sold. They think agents are only out to make a big commission and don&amp;rsquo;t really add much to the transaction. While many FSBOs succeed at selling on their own, it is a much more difficult road to travel. If you really want to sell and don&amp;rsquo;t want to pay any commissions stick to sites like Craigslist and find your own buyer. If you&amp;rsquo;re going to list in MLS you must provide agents with an incentive to show and sell your property. Otherwise, you may find yourself wasting time trying to sell and run the risk of never selling or&amp;nbsp; selling for less.&lt;/p&gt; &lt;div class="agent_signature"&gt;
