A good mortgage lender or credit counselor can tell you what steps you need to take to get on track. No matter how bad your credit report may appear you can always take steps to make it better. For some buyers this may take a few months and in other cases a few years, but at the end of the day, if you are disciplined and follow the steps outlined by your mortgage pro or credit counselor you will be ready to purchase your first home and take a significant step towards building wealth! Here are some quick tips from MyFico.com that can help you improve your credit score:

Pay your bills on time.
If you have missed payments, get current and stay current.

This Spring has been one of the most competitive I’ve seen in years. As a result many buyers feel like they can’t catch a break. In many markets throughout the country, the Spring market has given birth to property bidding wars of the like we have not seen in years. This turn around has been fueled by historically low interest rates, improvement in the unemployment numbers, lower home prices relative to the peak and increased optimism about the economy.

For home buyers it is important to understand how to make an offer. The very first step in the process of making an offer is understanding the market value of a property. Before I a make an offer for any of my clients I perform a CMA (Comparative Market Analysis). This provides a real time valuation of a property based on the sales comps within a 1 mile radius of the subject property. Once you know the indicated value based on the CMA, you have to figure out how much you’re going to offer. If there are multiple offers, sometimes you have to go slightly above the value in order to ensure you get the property. It is up to you to assess how much you can afford relative your pre-approval and comfort level. But at the end of the day you have to make your best and final offer from the beginning. Don’t make a low ball offer or an offer less than your willing to pay and hope that no one else makes an offer. In this market you have to be aggressive or you can easily end up on the losing end. Sellers don’t always ask for a best and final offers in the case of multiple offers, so its best to make a strong offer right out of the gate.

The Spring market is the peak for sales activity so it is imperative that you preset strong offers to ensure you get the home of your choice. Otherwise you may miss out on a great opportunity.

4. Incentive – Because most buyers work with a real estate agent, it is in your best interest to give these agents an incentive to show your home vs. the competition’s. Lets say you and your neighbor decide to sell at the same time; you both have similar homes in size and condition, but your neighbor is offering a 3% commission and you are only offering 2%. Take a guess which house buyer’s agents will try to sell first.

Many For Sale By Owner Sellers Make the Mistake of trying to oversell.

As a FSBO seller, it is important to make sure your home is presentable in regards to being clean, nicely landscaped, staged properly and clutter free. But another factor that is less talked about is how to successfully interact with buyers and make them feel comfortable as they view your home. I have been to many showings and open houses hosted by FSBOs over the years and I find that many sellers tend to try and oversell their homes. Specifically, they share their likes about the property and location instead of letting buyers look at the home from their personal perspectives. Buyers need to be able to envision themselves in a property before they can look at it as their home and when a seller continues to inject their opinion of the home, it serves a a distraction for buyers.

The best way to sell a property is to let a buyer have the time they need to walk though a home and take it all in. As a seller it is best to only speak if asked a question about the property, otherwise give the buyer their space. I have worked with hundreds of buyers over the years and it makes most buyers uncomfortable when the seller is present during a showing. They just feel like they can’t talk freely about the property. As seller, if your going to be present the less you say, the better. And remember, if you price it right and have the proper presentation, your home will sell itself so their is no need to talk it up.

Boston Market Report Q1 2012 – The Numbers Show Improvement Across The Board

The Boston Real Estate market is showing signs of a rebound following some healthy growth in Q1 2012 vs. Q1 a year ago. The most telling figure is the sales volume. In 2011 a total of 828 properties sold totaling $446,658,862 in market volume. In 2012 there were 967 properties sold, totaling $527,030,057 in market volume. This represents a 17% increase in sales volume. The median sales price also increased from $351,000 a year ago to $375,000, a 7% rise. While the average sales price did not have quite the increase the volume did, the numbers show the Boston market is healthy and poised for rebound in 2012. You can view the full report below.

Attention Sellers Real Estate Agents Are Your Friend Not The Enemy

I was recently browsing MLS and saw an entry only listing a.k.a. a For Sale By Owner (FSBO) listing that was offering a $1 dollar commission. Not 1% but $1. The property was priced at over $500k. After lingering on the market for close to 6 months, the listing expired and the property didn’t sell. I called the seller and am in the process of potentially getting the listing but I hope the seller learned her lesson. Over 90% of buyers work with an agent and as a result she eliminated 90% of the potential buyers that would have viewed purchased her home.
Many FSBO sellers don’t value the expertise an agent can provide in assisting with getting their home sold. They think agents are only out to make a big commission and don’t really add much to the transaction. While many FSBOs succeed at selling on their own, it is a much more difficult road to travel. If you really want to sell and don’t want to pay any commissions stick to sites like Craigslist and find your own buyer. If you’re going to list in MLS you must provide agents with an incentive to show and sell your property. Otherwise, you may find yourself wasting time trying to sell and run the risk of never selling or selling for less.

While your home is a reflection of you, it is important to look at your home from an objective perspective when it comes time to sell. Many will argue that location is everything, but the reality is that if you price it right you will sell regardless of the location. Many buyers have flexibility in regards to the location of a home and for the right price may consider areas outside of their ideal location. In regards to pricing, most buyers have a maximum purchase price and cannot exceed that amount based on their income and credit, so they have very little flexibility in that regard.
