charlottesville real estate: Short Sale, Viable Option to Foreclosure - 01/04/12 12:47 PM
Economic experts have said that the real estate market is not a major factor in the Federal Reserve's true goal of keeping inflation in check – and its recent activity seems to bear this out. By strategically infusing billions of dollars into the banking system and unexpectedly cutting its discount window rate for 30 days, the Fed has clearly attempted to "bail out" the financial and credit markets. The real estate market, however, continues to suffer nearly double the number of foreclosures as it did this time a year ago – one in every 693 US households. In some states, the … (2 comments)

charlottesville real estate: How to buy a house using little cash - 04/07/10 10:25 AM
If you are "cash challenged" or "credit challenged," don't let that stop you from buying a house or condominium in the current buyer's market. Home sellers and home builders, as well as their real estate agents, have never been more eager to sell you a home.
Forget what you read or heard about the "subprime" mortgage market. That's a very small fraction of the home sales market. Don't let it affect your desire to buy a home.
CONSIDER A TRADITIONAL MORTGAGE. If you have good income and a FICO (Fair Isaac Corp.) score over 620, you can probably qualify for a … (2 comments)

charlottesville real estate: 81% of America thinks their house will not lose value in the next 6 months!!!!! - 08/20/09 03:25 PM
Homeowners still don't get it. 81% of America thinks their house will not lose value in the next 6 months!!!!!A new report from Zillow.com finds that 60 percent of homeowners surveyed believe their home lost value in the past twelve months. In reality, 83 percent of all homes lost value. Owners in the South were the most deluded and those in the West, understandably, were the least. And to make matters worse, 81 percent of all homeowners surveyed actually believe their home value will not fall over the next six months; this as foreclosure numbers rise and all of the action … (2 comments)

charlottesville real estate: Fannie Mae Policy Changes - 08/20/09 03:16 PM
New guidlines from Fannie Mae and Freddie Mac may have impact on how long it will take to close on a house. How long does it take to close on a home from time of contract to close of escrow? 2 months . . . .4 months. . . . .6 months? Even though there are some new and positive guidelines for Fannie Mae and Freddie Mac, these new requirements will most likely lengthen this time frame. I also see more confusion in the real estate market and finance industry. Let's try and put some light on these new changes. One of the … (2 comments)

charlottesville real estate: Charlottesville Homeowners with 2nd Mortgages - 07/22/09 08:53 AM
Charlottesville Homeowners with 2nd Mortgages and the options they have. You probably know that Charlottesville bankruptcy judges do NOT have thepower to reduce the principal of a first mortgage in the event you file for bankruptcy personally. There was a move to change this. But the powerful lobby for the big elite banks defeated it in congress. But are there cases where filing a Charlottesville bankruptcy can wipe out a mortgage?Regarding 2nd Charlottesville mortgages...I have read that the US bankruptcy code section 6 allows for wiping out a second mortgage in a situation where the 1st mortgage loan amount is greater than the current … (0 comments)

charlottesville real estate: Why a Deed in Lieu of Foreclosure is a Bad Thing - 07/20/09 09:37 AM
A Deed in lieu of foreclosure is a deed instrument in which a mortgagor (i.e. the borrower ) conveys all interest in a real property to the mortgagee (i.e. the lender) to satisfy a loan that is in default and avoid foreclosure proceedings. How a Deed in Lieu of Foreclosure WorksIn order to be considered a deed in lieu of foreclosure, the indebtedness must be secured by the real estate being transferred. Both sides must enter into the transaction voluntarily and in good faith. The settlement agreement must have total consideration that is at least equal to the fair market value … (0 comments)

charlottesville real estate: Charlottesville Real Estate Market 2009 Mid Year Report - 07/16/09 02:31 PM
The Charlottesville Real Estate Market Report was released recently. I have shared the information with you below:CAAR Market Report2009 Mid-YearPublished by the Charlottesville Area Association of REALTORS®Where Are We Now?The pace of home purchases in the Charlottesville area continues to improve from the dismal 4th quarter of 2008, but sales lag well behind compared to last year. The sale of homes has been increasing month to month for six months in a row. The steady improvement is easy to predict with the seasonal upswing the market naturally experiences this time of year, but based on pending sales in the MLS, we … (0 comments)

charlottesville real estate: Charlottesville Real Estate Market Trends - Months of Inventory - 07/16/09 02:24 PM
Here is a graph showing the trending of the Charlottesville Real Estate Market with regards to Months of Inventory:

As you can see by the trending line in the graph, our Months of Inventory has been steadily increasing since May of 2007. This is the exact same trend line Northern Virginia saw from 2006 to 2007. This is the first example of why I think our Market is heading the same way Northern Virginia has already gone. The Real Estate Market there is dominated by REO's (bank-owned properties) and short sale. Charlottesville needs to get ready for the short sales. … (0 comments)

charlottesville real estate: Obama Expands Refinance Program From 105% To 125% - 07/02/09 10:34 PM
Today HUD Secretary Shaun Donovan announced that the Obama Refinance - also known as the Making Home Affordable Plan - was expanding the guidelines to allow people to refinance their homes up to 125% loan to value. This means that people who were previously under water by more than 105% and couldn't refinance under the Obama refinance plan can now refinance their homes as long as they do not owe more than 125% of what their home is worth. This change in guidelines is just one more thing the Obama administration is doing to boost participation in its anti-foreclosure programs.Prior until today's announcement, … (0 comments)

charlottesville real estate: Your Mortgage is Stealing Your Future - What Banks Don't Want You to Know - 05/06/09 01:59 PM
Did you know that on your typical 30-year mortgage, it takes approximately 21 years just to pay down less than half of the principal of your loan? The Mortgage industry's big secret has been kept away from the public since the Roosevelt administration. This little known secret has been taking you (and every other homeowner) for a very costly ride. Your 6% LOW INTEREST MORTGAGE IS REALLY costing you upwards of 60% or more! You might be asking how you could possibly be paying THAT much without knowing it? It is because ALL mortgages are front end loaded, meaning you're paying … (0 comments)
