The next day a buyer from Europe purchased one of my oceanfront listings and I quickly started researching ways that we have reached out to these buyers with our marketing. My coach corrected me other day when I told him that we were asking some silly asking prices on some of the properties around Hilton Head and Daufuskie Island. He told me to take "silly" out of my presentation and replace it with "fair market value" I had been protecting myself and my sellers from reality by using the word "silly". The other day a friend called and asked what the story was regarding the man and the alligator on Pope Avenue. I told him the guy with the cap walking with the gator was Charles Fraser the founder of Sea Pines, and more importantly the man who discovered the present day covenant. I further explained that Charles went to Yale and was being groomed for his families lumbering business, but when he first saw the natural beauty of Hilton Head Island, all bets were off in cutting down any trees for his dad.

This resort and its amenities are being sold in auction to the highest bidder. Daufuskie Island sits just off Hilton Head and has about 300 families living there. It has not yet really seen development. I believe as the internet continues to allow business people to live almost anywhere, this Island will develop because it is relatively inexpensive. The island is located in the geographic center of Savannah, Bluffton and Hilton Head. Hilton Head Real Estate markets move quickly
In the last few years, we all have learned that that the Hilton Head Island real estate market can move very quickly from an extreme "Sellers Market" to an extreme "Buyers Market". Most markets bounce a little bit from a "Normal Market" right or left, but Hilton Head has bounced big time. Just two years ago prices were frothy and somehow we overcompensated for this and our prices now seem too low. The important thing to know is that this too will not last forever and normal will return.

Hilton Head Island's conforming loan limit too low!
The market is correcting and real estate is selling, but there is one more thing that is holding us back from full recovery in Hilton Head. We are currently working with a conforming loan limit of $417,000 which is not indicative of the coastal area we live in with its $695,000 median house cost(2009). Something must be done about this!
