Utah County Home Loans and Private Mortgage Insurance - Early Exit - Utah County Real Estate
Private Mortgage Insurance (PMI) is the safety net of the lender.  PMI benefits lenders because it guarantees payment on the balance of loans not covered by the sale of Utah County foreclosed properties.
If a borrower makes a down payment of 20% of the cost of the Utah County Home, the lender can generally trust that he will make his mortgage payments faithfully to protect a large investment. In this case, the lender comes out ahead if the borrower is forced to foreclose on his … (0 comments)

Utah County Real Estate Negotiating
When it comes to time to negotiate a Utah County Real Estate transaction, some interesting dynamics take place. Obviously the Seller wants the most money they can get for their home. The Buyer wants the most home for the least amount of money. This is a crucial time to have a professional on your side who knows and understands how the process works. There is not a right or a wrong way to proceed, but it does involve a lot of give and take. The party with the stronger alternative usually gets more, but a successful negotiation happens when both sides … (0 comments)

Utah County Foreclosures, Bank Owned Homes for Sale - Utah County Real Estate - REO
Banks are not in the business to hold onto an inventory of Utah County Homes.  They want to get rid of these homes yesterday.  This makes for a great opportunity for you, the home buyer or investor, because most of these Utah County Homes are well below market value.  Once the bank owns the property they will handle eviction if any, take care of some repairs, pay past HOA and/or other maintenance dues, and then will negotiate with the IRS, removal of tax liens, if any.

Federal Housing Authority (FHA) and a $8,000 Tax Credit for Utah County Real Estate First-Time Home Buyers
The FHA (Federal Housing Authority) doesn't actually fund your Utah County home loan in any way.  The FHA simply provides mortgage insurance to help consumers become Utah Count Home Owners.  The FHA actually insures the lender from losses resulting from Utah County Home Owner default.  The FHA helps mortgage lenders prepare loans for people who might not otherwise qualify.
One of the big advantages of an FHA Loan is that a smaller down payment is possible.  As of January 1, 2009, the down payment … (0 comments)
