The Hotness Ratios were calculated using February 2012 MLS statistics by the Real Estate Center at Texas A & M University.

The Hotness Ratio formula is simply: Pending Sales/Active Listings.

Big Hotness Ratios indicate that homes are selling at a brisk pace.

Small Hotness Ratios indicate that homes are lingering on the market.

For example, Plano had 201 homes pending out of 784 active listings. Therefore, Plano had a hotness ratio of 25.6 (201/784).

In another example, Richardson had 70 homes pending out of 237 active listings. Therefore, Richardson had a hotness ratio of 29.5 (70/237).

The biggest Hotness ratio was The Colony at 32.8. This indicates a pretty good Sellers Market in The Colony.

The smallest Hotness ratio was Addison/Far North Dallas at 16.4. This indicates a little bit weaker market in the Addison/Far North Dallas area.

The Texas Education Agency (TEA) just released the 2011 school ratings.

The link will take you to the Texas Education Agency’s (TEA) school ratings search page.

The TEA search screen will then ask you two questions.

The first TEA question is “how do you wish to search?” Please choose the first choice “district name.”

The second TEA prompt is “enter the appropriate name or number.” Please type in the name of the school district. For example, if you want to search the ratings for the schools in the Plano Independent School district, then you would simply type the word Plano in the box.

The TEA site will then display the ratings for every school in that school district.

2011 Plano Balloon Festival

A Frisco Texas Real Estate Story with a Happy Ending

The local newspapers, television outlets and radio stations like to report negative stories regarding the housing market in Allen, Frisco, McKinney, Plano and other North Dallas Suburbs. After hearing these stories, I am sure the general public thinks it is very difficult to ever buy or sell a home in North Texas.

Given all of the negative news that is being pushed by the media, I wanted to take a minute and blog about a successful sale that I just completed. Until now, I have been on Active Rain for three years and have never chosen to write about a particular sale of mine. Now, I just think the time is right for the North Texas buyers and sellers to hear some good news.

In 2002, I originally sold Steve this Frisco home located at 11608 Charlotte Lane. In 2002, Steve was being relocated to North Texas for work.

After diligently staying in touch with Steve for nine years with many handwritten notes, Steve decided to hire me in May 2011 to sell his Frisco house. He did not interview any other listing agents.

After marketing his home with professional still photography, professional virtual tour photography, open houses for general public, REALTOR luncheon and broad exposure across the Internet, 11608 Charlotte Lane went contract pending on June 30th after just 56 days on the market. The average days on market in Plantation Resort is running around 90 days. In addition, 11608 Charlotte Lane sold for 97.9% of original list price. On July 27, 2011, the sale was completed.

The Hotness Rankings were calculated using April 2011 MLS statistics by the Real Estate Center at Texas A & M University.

The Hotness Rankings formula is simply: Pending Sales/Active Listings.

Big Hotness Factors indicate that homes are selling at a brisk pace.

Small Hotness Factors indicate that homes are lingering on the market.

For example, Plano had 231 homes pending and 1,194 active listings. Therefore, Plano had a hotness factor of 19.3 (231/1,194).

In another example, Richardson had 94 homes pending and 383 active listings. Therefore, Richardson had a hotness factor of 24.5 (94/383).

The biggest Hotness Factor was Princeton at 32.3. This indicates a pretty good Sellers Market in Princeton, Texas.

The smallest Hotness Factor was Addison/Far North Dallas at 10.4. This indicates a pretty good Buyers Market in Addison/Far North Dallas.
