Our city is not a very old city relative to most other cities in the world.  The oldest houses in our city are just now over 100 years old, and we do not have a huge number of them.  These original founding houses all come with a great history and are often in demand by buyers who are seeking turn of the century classic Lehtbridge character homes.

I obtained my real estate license in 1993.  That was about 17 years ago and in that time I have seen a lot of market trends.  We had good times when listings were hard to come by and the inventory of homes for sale was so low that they were snapped up before you could even put a sign in the ground.  I have seen slow markets where there were days that not a single property in the city sold.

One of the things that comes along with purchasing a home in West Lethbridge is the westside hill.  This roadway, which is actually known as Whoop Up Drive, is the primary method of commuting into the center of the city.  There is another access road which travels to the North, however it is used almost exclusively by those heading North out of the city or possibly to the Lethbridge industrial park on the far North end.

The original residential development that is now known as West Lethbridge is an area that is buit around Nicholas Sheran Park.  The large green park has a lake in the center, lots of walking paths, and now has mature trees.  Green spaces like this are one of the reasons that this area of the city is popular with home buyers.  Located in the area is also an elementary school, playground, and a community centre which houses a public swimming pool and also an ice arena.

Local home prices have seemingly stabilized in the short term.  However, each day I watch the new property listings come onto the MLS market and watch the sales drop off the market.  As an example, here is what happened today in Lethbridge.
There were 15 new listings in the City.  There were 3 sales went final, and there were 4 listings cancelled, which commonly means they are firing their Realtor and looking for a better one or else have decided to not sell.

Word on the street is that one of the 'for sale by owner' companies is trying to start up a listing service to add onto their FSBO business model.  Nobody seems to know exactly how Welist will roll this out or add it onto their business model, but it will be a leap for them if they can offer this as an additional service for home sellers.

This past week I happened to be driving through West Lethbridge and was stopped in an area known as Mountain Heights.  In this area, all of the streets are named for famous mountains.  The homes in this area were just starting construction when I began my real estate career over 16 years ago.

     Just like the song, "sign, sign, everywere a sign" it seems that there are more lawn signs on Lethbridge real estate these days than at any point in our history.  Our busiest season for home selling has come and gone and yet the number of houses for sale in our city remains high.  This is troubling for home sellers, but good for home buyers.
