      <title>Real Living In Style at Lake Norman - Words to live by</title>
      <description>&lt;p&gt;I recently met a lady watching football at a sports bar in Mooresville NC.&amp;nbsp; She&amp;nbsp;is a very dynamic indivudual that at approx 63 years old and has the energy of a 20 year old.&amp;nbsp; Ironically she is a business and life coach that&amp;nbsp;has published numerous books.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In one of her books entitled Winning, How Winners Think - What Champions Do by Edie Raether, I have found a lot of good information to share with my agents.&amp;nbsp; Some of this information has been written many times in many different ways but for some reason her writing is the one that has inspired me.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This information is especially true in this day and time.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Create a plan&lt;/strong&gt; -&amp;nbsp;People don't plan to fail; they fail to plan!!!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Being a native of North Carolina, I have seen Wachovia grow from a hometown bank in Winston Salem North Carolina to a huge force in the banking industry.&amp;nbsp; Having growing up in Winston Salem, many of my friends parents worked for&amp;nbsp;Wachovia all their lives.&amp;nbsp;&lt;/p&gt;

      <title>What got us into this Credit Mess? Your Lake Norman Agent Speaks Out.</title>
      <description>&lt;h1&gt;Your Lake Norman Agent Summarizes His Research on the Current Credit Crisis&lt;/h1&gt;
With the news being dominated by bailout talks and solving the current credit problems, I decided I wanted to learn as much as I could about what got us here.  After all understanding the cause surely can help prevent it from happening again.

This is not a political statement.  Each person has to vote his/her conscience and gather as much information as they can to make an informed decision.  From what I have learned, these problems are not tied to one party. 

Here is a snypoisis: 
&lt;ol&gt;
	&lt;li&gt;In 1999  Congress and the President gave Freddie Mac and Fannie Mae the freedom to do risk based lending which also gave them the freedom to allow much riskier loans.&lt;/li&gt;
	&lt;li&gt;In 2000, The Federal Reserve began lowering interest rates to historic rates.&lt;/li&gt;
	&lt;li&gt;In 2004, Congress reduced the regulation on lending institutions allowing them to reduce the amount required to be aside to cover the loans.  The max amount of this reserve was 3 cents on the dollar!!! (think about that one...) &lt;/li&gt;
&lt;/ol&gt;
 Obviously there is more to it than just these points but you can see how this could lead to trouble.  Who in their right mind would take on that kind of risk?  I think, you and I, playing with our own money, would never do this.

Lastly,  there is a huge debate about the 700 billion bailout.  Some agree and some don't.  I am one that has come to the conclusion that it is necessary.  I own a real estate company.  I love this industry.  I really enjoy helping people save money on real estate and I want to see my company and my clients succeed. I have a 19 year old daughter that I want to have every opportunity to succeed.  I believe that this bailout will free up the banks to lend money again. 

Here is what I hear the experts saying.  You hear Congress arguing as usual.  While the biggest argument is how we are going to pay the 700 billion  back, no one is offering another solution.  We could let the chips fall where they may.  However, more jobs will be lost, companies will close, lending will get even tighter at all levels...  There is not another solution at this point.

Also, the 700 billion is being used to buy real assets.  We are not going to have to pay back the entire amount. 

The question should be how are we going to fix this going forward.  I believe we should be angry at those that proposed all the deregulation and those that voted for the some of these stupid rules changes.  It just does not make good common sense. 

Here is a bit of good news:
&lt;ul&gt;
	&lt;li&gt;The recently passed housing stimulus is very attractive for buyers.  The $7500.00 tax credit is significant.&lt;/li&gt;
	&lt;li&gt;There are still great loan programs for those that can qualify&lt;/li&gt;
	&lt;li&gt;It is a fantastic market for finding a great home at a great price. This is one of the best buyers markets in our history!&lt;/li&gt;
	&lt;li&gt;Interest rates are STILL at historic lows.&lt;/li&gt;
&lt;/ul&gt;

      <title>Feeling Thankful at Lake Norman </title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/1/3/9/6/ar122166621869311.jpg" height="146" alt="" width="176" /&gt;I have to laugh when I think back about the goals my partners and I set when we started our Real Living Franchise at the start of 2007.&amp;nbsp; We had set lofty goals based on the belief that with a great company like Real Living, Inc, great tools and my personal belief that if you treat people like you want to be treated, they will come in droves.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While my belief system is the same and my excitement and goals have not wavered, we have reworked&amp;nbsp; our timetable.&amp;nbsp; Real living is Still a great company with tremendous support.&amp;nbsp; Our&amp;nbsp;President sends out encouragement to all our agents periodically and it trickles down to everyone.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>Lake Norman Buyers and Sellers,WOW, homes on the Market over 400 days</title>
      <description>&lt;p&gt;&lt;strong&gt;In the Lake Norman area, You gotta ask why are these homes sitting?&lt;/strong&gt; &lt;img class="alignnone size-medium wp-image-624" src="http://movetolakenorman.wordpress.com/files/2008/08/sadface.jpg?w=243" height="130" alt="Lake Norman Sad Sellers" width="185" /&gt;&lt;/p&gt;
&lt;p&gt;I realize there are a tremendous number of homes in our area but even I was suprised by what I found. I started searching for homes on the market greater than 200 days. Since our MLS system only displays 99 homes at a time, I incrementally increased the days on the market by 50. Each time it came up the same. Finally at 400 days on the market, I got a list that was less than 99. Care to guess how many have been listed over 400 days? Read on! The prices of these home range from the Mid 200's to almost 4 million. There is a wide range of prices. I also noticed that many of these are spec homes in places like The Point and The Farms, both Crescent developments and very very nice homes.&lt;/p&gt;
&lt;p&gt;I also noticed that a few of these are agent owned. It makes me wonder if these folks are just hold fast and hard on their price or if there are other reasons. I think I am going to go see some of these and see if I can make my own determination. My intial guess it is price or just the state of the market!&lt;/p&gt;

      <title>Your Lake Norman Agent Talks Short Sales</title>
      <description>Understanding Short Sales around Lake Norman North Carolina
&lt;p&gt;With all the press about lender troubles and mortgage losses exceeding $300 billion, many mortgage lenders are looking for creative ways minimize losses. With the help of experienced Realtors, short sales have become a viable alternative to foreclosure by placing most parties in a win-win position.&lt;/p&gt;
&lt;p&gt;Why are short sales a win-win ?&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;If negotiated properly the seller is release from his/her mortgage liabilities without having to file for bankruptcy.&lt;/li&gt;
&lt;li&gt;A buyer buys the property at a favorable market price.&lt;/li&gt;
&lt;li&gt;The lender minimizes it's losses.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Here are 12 things to know about short sales:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;If you have not been involved with a short sale negotiation, find an experienced Realtor to assist you. The first transactions will be the most difficult and knowing the procedures is critical.&lt;/li&gt;
&lt;li&gt;Find homeowners who are in default(at least 3 months behind in payments) since most lenders will not negotiate a short sale unless foreclosure is imminent.&lt;/li&gt;
&lt;li&gt;After the seller has agreed to sell the property, obtain a signed Authorization to Release Information from the seller that gives the lender permission to discuss the loan and short sale requirements. Include the borrowers name, property address and loan number.&lt;/li&gt;
&lt;li&gt;Obtain a title search on the property for second mortgages, judgments or any other title issues.&lt;/li&gt;
&lt;li&gt;Call the lenders loss mitigation department to request a short sale packet that provides instructions, forms and procedures needed for approval. Make sure to find out the decision maker and only talk with him/her.&lt;/li&gt;
&lt;li&gt;To supplement the BOP (Broker Price Opinion), provide the lender with a CMA of the property showing the true market value of the property in it's current condition; the lower the values the better. Include similar active,pending and sold homes.&lt;/li&gt;
&lt;li&gt;Submit a sellers hardship letter to the letter explaining why the seller could not and cannot make his/her payments. Include bank statements, pay stubs, tax returns, medical records and any other financial documentation that shows why there is an inability to pay the loan.&lt;/li&gt;
&lt;li&gt;Submit offer to purchase contract equal to or below your appraised value with a deadline for the lender approval, as well as a HUD-1 statement allowing all closing costs being paid by the buyer, the seller receiving no proceeds and all net seller proceeds being paid to the lender.&lt;/li&gt;
&lt;li&gt;Submit any and all documentation that might show the property condition. Pictures and repair estimates can really influence the lenders decision.&lt;/li&gt;
&lt;li&gt;Provide the lender with the buyers loan approval showing the buyer can close quickly.&lt;/li&gt;
&lt;li&gt;Make sure to submit all the required materials to the lender at one time and only to the true decision maker by overnight express mail and verify it's delivery.&lt;/li&gt;
&lt;li&gt;Be patient, the process may take two to three months for approval unless the foreclosure sale is imminent. If it is, make a request to postpone this sale until the lender makes a decision.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Finally, realize that&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Short sales are not quick and easy money for Realtors. &lt;/li&gt;
&lt;li&gt;Are used as a last resort.&lt;/li&gt;
&lt;li&gt;Unless exempted, can create end-of-year taxable income for the seller for any debt forgiven.&lt;/li&gt;
&lt;li&gt;May result in lender obtaining a civil judgment against the seller for any remaining unpaid balance of the loan. However, if done correctly, short sales help parties find a true win-win solution to an unfortunate condition.&lt;/li&gt;
&lt;/ul&gt;

      <title>Myth:Using a Lake Norman Real Estate Team Provides Better Service</title>

&lt;p&gt;Teams, Teams everywhere are Teams!&lt;/p&gt;
&lt;p&gt;I was speaking with a seller yesterday that is about to change real estate companies. I was not soliciting his business; he called me based on a referral from a prior client. We had an interesting discussion about real estate teams especially in how it pertains to his situation.&lt;/p&gt;
&lt;p&gt;This is probably going to be controversial so I want to say tha I am not advocating for or against teams. However, he did bring up a couple of points that I feel can be a problem with the team model.&lt;/p&gt;
&lt;p&gt;In many real estate teams, the team is made up of a team leader, an assistant and from 1 to N buyers' agents. The team leader is the listing agent and concentrates his/her efforts on marketing and listing properties and buyers' agents chase the buyer leads that come from these efforts. The advantage presented and marketed to the client is that they will get better response and customer service.&lt;/p&gt;
&lt;p&gt;However, as in the case of the seller I spoke with, these buyers' agents do not know as much about the listings that the listing agent does. If an open house is performed or even a realtor luncheon, the buyers' agents are the ones that often times sit in the house or show it. As this seller stated, "my cat knows more about the house than the agent sitting here all day". So here is the delimma. The listing agent does research on homes and learns about the home he/she is listing and then turns it over to someone else to sell it. Also, sometimes the buyers' agents are newbie's learning the business as well as not having a lot of out of pocket costs. You see the team lead pays for marketing but takes a cut of the buyers agent commission.&lt;/p&gt;
&lt;p&gt;To tell you the truth, and this &lt;strong&gt;is&lt;/strong&gt; my opinion, some teams are formed by smart business people in an effort to earn additional income and not have to drive buyers around. I am sure this not the case with every team but I know it to be true with some.&lt;/p&gt;
&lt;p&gt;The clients have to look at the big picture and ask a lot of questions. Do the buyers' agents know the real selling points of the homes his/her team lead lists? How does this information tricke down?&lt;/p&gt;
&lt;p&gt;I realize that the seller I spoke with has specific criteria for agents he hires. You may not have the same criteria. However, one thing I do believe in and that is weekly communication. I am not going to ask my assistant or any buyers' agents to call my clients when they don't even know them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For me, I prefer to have one or two good agents that I can educate about my listings and let them back me up when I just can't be around.&lt;/p&gt;
&lt;p&gt;The real estate process is about YOU and only YOU, so ask yourself what is important to YOU and then ask the agents you interview if they can fulfill your needs.&lt;/p&gt;
&lt;p&gt;As I said, I am not advocating for or against.&amp;nbsp; I do feel that&amp;nbsp;teams need to meet often and go over the inventory of homes they have listed. This will enable&amp;nbsp;all members to talk about them with knowledge.&lt;/p&gt;

      <title>An Amazing Service around Lake Norman and Charlotte</title>
      <description>&lt;p&gt;I am currently active in a Mooresville Chamber Group that meets every Tuesday.&amp;nbsp; While this group is predominately geared for health care professionals, it is a good source of information and future business for me.&amp;nbsp; I strongly advise agents to find as many groups as they can manage and get involved.&lt;/p&gt;
&lt;p&gt;However, this post is about a friend of mine that has recently joined our group.&amp;nbsp; This lady has been my friend for many years and after 30 years in the health care industry dealing with doctors, insurance companies and billing has decided to create a new company called Bulldog Billing Service.&amp;nbsp; This is definitely apropos for her personality.&amp;nbsp; After learning more about her service and seeing it take off, I have decided to create a close business relationship and try to help the same demographic she is assisting.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This lady helps anyone and everyone that has had surgery or a major medical event.&amp;nbsp; I am amazed at the people who pay doctor bills that should not be paid and avoid going to the doctor because of the fear of doctor bills.&amp;nbsp; This is especially the case with the elderely.&amp;nbsp; She has told us countless horror stories about the fear that keeps people from getting the help they need.&lt;/p&gt;
&lt;p&gt;So, what does she do.&amp;nbsp; She will review&amp;nbsp;the persons&amp;nbsp;entire file after getting it from doctors and hospitals etc.&amp;nbsp; She also will review &amp;nbsp;insurance policies.&amp;nbsp; She is truly an expert&amp;nbsp;in this area with a masters degree in the field.&amp;nbsp; She then will fight for the patient and only charge if she saves the person money.&amp;nbsp; She has set fees but also takes into consideration the patients ability to pay.&amp;nbsp; This lady is a bulldog with a huge heart.&lt;/p&gt;
&lt;p&gt;I have decided to partner with her to help&amp;nbsp;veterans, baby boomers and anyone that needs it because what she is doing is a great thing.&amp;nbsp; If you know anyone struggling to pay medical bills, I strongly suggest you let me know and I will put them in touch.&amp;nbsp; It is scary how many times the wrong billing codes are used which costs millions of dollars or worse yet, treatment not covered by insurance that should be!&lt;/p&gt;

&lt;p&gt;I then saved listings from different areas to my own personal client record.&amp;nbsp; The link that is emailed to me gets updated automatically and the URL never changes.&amp;nbsp;&amp;nbsp; How cool is that!&amp;nbsp; I can now keep listings in front of my readers all the time and in real time.&amp;nbsp; I also let them comment or contact me to set up a new searches or better yet, have them&amp;nbsp;set it up themselves.&lt;/p&gt;

      <title>Happy Memorial Day from Real Living In Style at Lake Norman</title>
      <description>&lt;h1&gt;Lake Norman and Real Living says Happy Memorial Day!&lt;/h1&gt;
I don't believe that enough people actually stop and think about Memorial Day.  For many, it is just a long weekend.

We need to remember that it is our service men and women that enable people like me to babble on my blogs and offer my opinions.  Real Living In Style at Lake Norman is truly thankful to all the men and women that have given their lifes for our freedom!

Please take a minute to reflect on the true meaning of Memorial Day.

      <title>Real Living In Style Has Grown</title>
      <description>&lt;p&gt;Been away for a while.&amp;nbsp; I am proud to say that we are now up to 17 agents.&amp;nbsp; I know from the feedback I am getting that Real Living is not like other companies and I am proud of it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have learned so much about real estate agents in the last year.&amp;nbsp; I guess in the past, I have been solely just looking at how I did things instead of worrying about others.&amp;nbsp; There are many agents, much to my dismay, that talk a huge game but in reality the transactions are just not there.&amp;nbsp; I did some research while looking to recruit&amp;nbsp; some agents and I was amazed&amp;nbsp;at some of the numbers I have seen.&amp;nbsp; Zero transactions, Zero listings but you would think they were producing millions.&amp;nbsp; This is from agents you would not suspect.&lt;/p&gt;
&lt;p&gt;My goal is not to bring those folks to Real Living.&amp;nbsp; I want people that believe in service to their clients and put the clients&amp;nbsp;needs number ONE.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As I talk to agents, it becomes apparent who is really hungry to succeed and&amp;nbsp;willing to use all the WONDERFUL tools that Real Living gives you.&amp;nbsp; I did some research this week on paid solutions (not for me to buy)&amp;nbsp;for tools offered by the top or most advertised teachers out there.&amp;nbsp; Much of what they want you to pay for, Real Living gives you and trains you on for FREE!&amp;nbsp; The one I talked to today wanted me to invest a couple thousand dollars for something I already have.&amp;nbsp;They also wanted an ongoing 100.00 a month fee for Website, Ecards, online training, postcard campaigns.&amp;nbsp; All of this&amp;nbsp;is in our business center at NO additiona cost!&lt;/p&gt;
&lt;p&gt;I love what I am doing and I think it shows because my agents have no reservations&amp;nbsp;about coming to me.&amp;nbsp;Real Living has taught us that perception of the current market is in your mind.&amp;nbsp;&amp;nbsp;We are&amp;nbsp;very enthusiastic about this market. If someone asks&amp;nbsp;us about the&amp;nbsp;market condition and&amp;nbsp;we&amp;nbsp;whine about how horrible it is, are they going to trun around and call me to sell them a house.&amp;nbsp; I think NOT.&amp;nbsp; The answer is that here at Real&amp;nbsp;Living&amp;nbsp;with our tools and Website presence, we can get it done! &amp;nbsp;&lt;/p&gt;
&lt;p&gt;At Real Living,&amp;nbsp;our management&amp;nbsp;&lt;span style="text-decoration: underline;"&gt;truly&lt;/span&gt; believe that the agent is the customer.&amp;nbsp;&amp;nbsp;I treat my agents just as I would treat any client! &amp;nbsp;&lt;/p&gt;
