Guess Who Came To Dinner Last Night in Hendersonville NC!  Hubby was looking out the window and hollared to put some corn out -- the ducks were coming!  Walking down our paved street was Mama in front with her boisterous, quacking girls following -- all six of them!  They were heading for the woods on the side of our house where we'd been feeding ducks all summer long.  One time we had nine at one setting.

We had reservations at the Inn On Church Street in downtown Hendersonville NC on Saturday evening.  Actually we arrived early at 4:45 before most of the other guests for "the do".
The Inn has been a Hendersonville fixture since 1921 and has specialized in Southern hospitality when in operating condition since then.

Moving Up From Point and Shoot to Nikon D3000 -- For Better I Hope!
July 17 I ordered the Nikon D3000 after much researching and wanting to move up from my Kodak V570 point and shoot wide angle which I have really enjoyed and think takes half decent pictures when you don't really know the ins and outs of photography such as settings, etc.
I than ordered a Sigma 10-20 mm lens with lens hood to go with it.  It cost more than the camera and I don't have a clue what the lens hood is supposed to do???

Hopefully everyone's day went well despite it being a Friday the 13th!
Not that I'm toooooooo superstious, but, I did change a Closing from today and Closed it on Wednesday.  In these trying times I didn't want to take any chances.
If you'd like to read some about how the fear of Friday and the number 13 and bad luck came all about this article will help explain.
There's even a phobia named for extreme fear of Friday the 13th.  Amazing.

These numbers are provided by the 4 County Western NC Regional MLS system and represent residentialhome sales in Buncombe (Asheville Area), Haywood, Henderson (Hendersonville Area) and Transylvania (Brevard Area)  counties.  Land/lots are not included in these figures.  If you would find other stats helpful, such as by the counties Robin services, let us know. 

The June stats reflected reflected an increase in sales which we reflected was due to the Buyers Federal Tax Credit Program which has ended and the July figures surely reflect that.  These figures are not welcomed by sellers.

Sandy Shores wrote a great post for sellers to help them understand pricing when listing their properties.
I feel that agents who don't stress the hard facts of the current market are doing a disservice to the sellers.  Over priced properties will sit and sit and sit and not only that -- they help sell others!
I'm sure I'd feel the same way if I were trying to sell my house but hope I would become realistic very quickly and price correctly for the market.

Thanks to Jeff Belonger for an easy to grasp and understand explanation of what to expect on the new requirements for purchasers considering/using FHA loans.  The new rules are expected to be effective by September 7.
