AUSTIN AREA MARKET STATISTICS - JULY - 08/25/08 09:25 PM
The Austin Board of Realtors compiles market statistics compared to the previous year. There is a time delay and these are the statistics from July 2008 as compared to July 2007.
The median price for homes in the Austin area has reached an all time high of $195,000. Up 3% from July of last year.
In July 2,071 homes were sold, down 21% from last year.
We have a lot of inventory. The active listings in July were10,913. Up 15%

In 2007 the average Austin wage was $46,800 up 1% from 2006.
There are 29 publicly traded companies including Dell, Inc and Whole Foods Market which are in the Fortune 500.
There were 25,151 existing homes sold in 2007 which is the second best year on record with the median price of homes up 6%.
New home builder starts were down 19.8% in 2007 from 2006.
In 2007 the area grew in population by 42,000 people.

BREAST CANCER - 1 YEAR ANNIVERSARY - 08/25/08 08:48 AM
It's been a little over a year since my chemo, surgery and radiation treatments. I just had my 3rd followup with my oncologist and the news was good. No Cancer. Four more years to go before I can say I'm truly Cancer free.
I know many of you reading this have also had breast cancer or know someone close to you that has. I'm grateful that everything turned out well for me and wish you all the best of luck.

When I relocate buyers from other parts of the country, I'm often asked about the bugs. Yes, we have them. Lots. Some are good, like Lady Bugs, some are annoying, like Flys and Mosquitoes. Here is the breakdown, in my opinion, of what homeowners need to know about:

WHAT TO LEAVE BEHIND - 08/21/08 09:55 AM
Congratulations! You've sold your home. You're packing and moving but there are some things to leave behind.
1. Any additional keys or garage door remote controls. Ask your agent where to leave them. I suggest a kitchen drawer.
2. Owner's manuals for the appliances - HVAC, waterheater, range, dishwasher, microwave, etc. Once again, in a kitchen drawer.
3. Warranties. These may be with the manuals for appliances or there may be roof or foundation warranties. Kitchen drawer.
4. Remotes for ceiling fans or fireplace starters or the key for the gas fireplace. Leave these near the item to which they apply.

This baby is closed! Things are moving slowly in Pflugerville so this home was on the market for 116 days but I successfully closed it today. It's a 4/2.5/2 with 2 living & 2 dining plus a covered patio with an asking price of $160,000.

MY NEW HOME OFFICE - 08/18/08 08:59 AM
My terrific husband, John, did a makeover of my office. He removed the popcorn (texture) from the ceiling, painted it a creamy color although it looks very yellow in some of the photographs, framed the window, put up new blinds, installed new electrical outlets so they would be a bright white and installed wood floor. Now I'm ready to tackle business again. It's great to have a fresh start. The photos are below.

ACCLIMATING TO THE HEAT - THE AUSTIN WEATHER - 08/14/08 09:52 AM
It's true. You can acclimate to the heat in Austin. And this year it is hot! We have had over 45 days of 100 degrees or more and broken the record for the average summer high. That is when you average all the daily temperatures for the summer thus far, the total is the highest in history.
But don't let that prevent you from relocating to this great city. It's not always that hot. According to weather statistics we only had 2 days at or over 100 degrees last summer but I can't remember it getting over 96 degrees.

PROTESTING PROPERTY TAXES - 08/13/08 12:09 PM
Visitors from other states are sometimes shocked at the amount we in Texas pay in property taxes but we don't have state income taxes and we use property taxes to fund our schools. I'm all in favor of contributing to education but sometimes that tax bill pinches.

DON'T EXECUTE THE SALES CONTRACT - 08/12/08 05:45 PM
Often a home buyer or home seller executes the contract when they sign. Please don't do that.
The contract is executed only after everyone has signed and any and all changes have been initialed. In other words, all parties have agreed on all issues before it is executed. It should be executed by one of the agents.
How is a contract executed? By adding the date in the spot where it says the contract has been executed. In Texas, it's on page 7 just above the signatures.

Most home buyers don't realize it but buyers are entitled to representation when you purchase new construction. The friendly sales person in the model home represents the builder, not you the buyer. In Austin, the Austin Board of Realtors has worked out an agreement of cooperation with builders. In fact, builders regularly come to our office meetings to educate us on their developments. The builder pays the buyer's agents commission just like any other seller because they do want our business.

Usually when everyone talks about recycling, they talk about plastic bags and aluminum cans but there is so much more. Today, I sold a sleeper sofa to someone who is going to put it in a vacation home. That's recycling. Monday, Texas Paralyzed Veterans is going to pick up underloved clothes and small household appliances. That's recycling. My husband replaced the back fence and used the old pickets to make a picnic table and some picture frames. Of course he sill has pickets left if you want to come and get them. That's recycling.

This is something I hear from almost every seller. It generally means that they have an amount in mind that they think their home is worth and they don't want to sell it for less. Of course not. However, what is the reality of the situation?
Usually the seller has no idea what extra upgrades or improved conditions other homes in the neighborhood have and believe their home to be nicer than all the others. Sometimes they are but to price a home right - price it to sell, you must be sure.

TERMINATION OPTION IN TEXAS CONTRACTS - 08/09/08 01:50 PM
Several years ago Texas Real Estate Commission included a paragraph in our purchase contracts allowing the buyer the unrestricted right to terminate an offer and receive their earnest money back. The way it's written, there is a fill-in-the blank for how many days this applies and for the amount of compensation. I always write in 10 days and $100 compensation to the seller which is applied to closing costs should we close. So in the first 10 days the buyer has the property inspected and negotiates any repairs however, the contract can be canceled for any reason.

The paragraph addressing prorations is to notify the home buyer and home seller that fees related to the home which are paid for a period of time during which both parties may be in ownership will be prorated and split at closing. For instance, property taxes and homeowner association (HOA) fees.
