According to Fannie Mae’s most recent monthly survey, the upward trend in housing market sentiment has continued. Respondents in its January survey believe home prices will rise by 1 percent over the next year, an improvement over the 0.8 percent gain predicted in December. Additionally, 44 percent of those responding to Fannie Mae’s survey expect their personal financial situation to improve over the next year, up from 40 percent who felt that way the month prior.

Other recent reports support an improving housing industry and economic outlook:

The National Association of Realtors said total existing-home sales rose 5.9 percent in the fourth quarter of 2011, and were 9.2 percent above the fourth quarter of 2010.

Homebuilder optimism was up in February for the fifth straight month, according to the NAHB/Wells Fargo Housing Market Index.

The Mortgage Bankers Association said that mortgage delinquencies dropped to the lowest level in three years during the fourth quarter.

New applications for unemployment benefits dropped to the lowest level since March 2008, a sign that the labor market is on the mend.

Mortgage bond prices were only slightly higher last week, which kept mortgage interest rates in check, but up a bit due to unfriendly data today. There were rate improvements throughout the middle of the week tied to weaker than expected ADP employment figures. Unfortunately, a lot of those gains were erased Friday morning with the release of the employment report. Unemployment came in @ 8.3% which was better than the expected 8.5% mark. Payrolls increased 243k, which was considerably stronger than the expected 155k increase. Stocks rallied and MBS prices fell as a result.

According to Punxsutawney Phil, who saw his shadow on Groundhog Day, there are six more weeks of winter ahead. With the potential for cold and inclement weather on the horizon, it is an opportune time to make sure the interior and exterior of your home are adequately prepared.

If you haven’t done so already, spend some time taking care of these winterizing tasks:

Heating a home is expensive, and you can keep costs down by caulking any cracks around windows and doors that let cold air in and heat escape. You should also be sure to clean or replace furnace filters to help your heating system run more efficiently and effectively.

Clear all debris from your gutters, even if you have a covered gutter system. Any leaves or other materials left in the gutters can freeze and damage the gutters themselves, and could also force freezing water up under your shingles and damage the roof.

Be prepared with everything you need in the event of a big snow storm. This includes tools for removing snow, such as a snow blower with a full tank of gas, shovels and a melting agent such as rock salt. No less important are items like extra blankets, warm clothing, and enough food and water to sustain your family in case of a few days of isolation.

According to the National Association of Realtors (NAR), existing-home sales rose 5 percent in December and were 3.6 percent higher than in December 2010. This is the third consecutive month that existing-home sales have improved.

Lawrence Yun, NAR chief economist, said these are early signs of what may be a sustained recovery. “The pattern of home sales in recent months demonstrates a market in recovery,” he said. “Record low mortgage interest rates, job growth and bargain home prices are giving more consumers the confidence they need to enter the market.”

Total housing inventory at the end of December dropped 9.2 percent to a 6.2-month supply at the current sales pace. Available inventory has trended down since setting a record in July 2007, and is at the lowest level since March 2005.

“The inventory supply suggests many markets will see prices stabilize or grow moderately in the near future,” Yun said.

Regionally, existing-home sales in the Northeast jumped 10.7 percent in December and are 3.3 percent above a year ago.

The beginning of a new year is always a time to reflect and consider goals and opportunities for the year ahead. Existing-home sales rose again in November, and remain at levels above those of a year ago. What’s more, pending home sales also continued to gain in November, reaching the highest level in 19 months, an indication that there will be more future sales.

In November, sales of new single-family houses rose 1.6 percent from October and were 9.8 percent above November 2010. Additionally, housing starts surged to a one-and-a-half year high in November, and permits for future construction were the highest since March 2010.

In a sign that the overall economy is strengthening, U.S. employment has grown solidly for the past six months, generating 100,000 jobs or more in each month for the first time since April 2006.

The Conference Board’s Index of Leading Economic Indicators showed two months of solid gains, signaling that the economy was gaining momentum and the risks of a recession were receding, and its Consumer Confidence Index improved to levels seen in April 2011.

Annual income aside, there's not a person among us who wouldn't welcome the idea of having more money in their savings account. This is the money we use on everything from yearly vacations to family presents. Come holiday time, wouldn't it be nice to have an extra thousand or so dollars at your disposal? Here are a few ideas that can help to make that possible. The best part is you'll hardly feel it!

Bring Your Lunch to Work - The average person spends $6 when they buy their lunch yet only $2 when they pack it themselves. That's a potential savings of $20 a week or $1,040 dollars a year.

Durable over Disposable - Using products like Handi-Wipes (semi-disposable rags) as opposed to paper towels, and a rechargeable razor rather than the disposable kind, can save you up to $200 per year.

Hold an Annual Yard Sale - You should have no problem making at least a hundred bucks. Besides, you'll get rid of all that household clutter in the process. Whatever you don't sell can be donated to charity and used as a tax write-off.

Ask for Discounts - From buying airline tickets to paying a medical bill, always ask if there's a discount to be had. The worst that can happen is you'll be told no.

Get a Library Card - As opposed to buying a book for $20 or renting a DVD for $4, get it for free. If you average 3 movie rentals a month, you'll save yourself over $140 a year.

Watch Those Utilities - Changing over to energy saving light bulbs and low flow showerheads is a great start. Also, most utility companies offer a home audit you can complete online. If not, go to http://hes.lbl.gov for a virtual inspection of your home. You may be surprised to learn how much energy (and money) you could be saving.

The good news is suggestions like these are merely a start. Only you know where your household may be wasting money. Find inefficient habits and figure out a solution. Remember, every little bit counts. The final step is when you save money on something, put the savings into an earmarked account. Then leave it alone until it's the appropriate time to use it.
