      <title>Finding the Good in today's Real Estate Markets</title>
      <description>&lt;p&gt;This is a difficult time in Real Estate, I am not going to debate that.&amp;nbsp; Many real estate investors have tight margins, many homeowners can't afford to pay their mortgage and taxes, and worst of all many people cannot buy or sell a home to move to the next step in their life.&lt;/p&gt;
&lt;p&gt;I am suggesting we take a moment to look at the GOOD in today's Real Estate Markets.&amp;nbsp; The whole markets is not bad, there are segments (rentals, luxury, starter, commercial and so on). &amp;nbsp;It is important to look at how you can benefit from certain segments in today in Real Estate.&amp;nbsp; I mean, let's face it, the stock market is too volatile and Real Estate is still the best long-term investment.&amp;nbsp; The Real Estate market is something physical (you can see it, improve it, maintain it), it is something that helps you gain tax advantages and it is something that will help you increase your standard of living.&lt;/p&gt;
&lt;p&gt;So allow me to share with you what I see as great if not at least good:&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The State of CT and Town of Manchester have put together a No Money Down/Low Interest Rate program for starter/move up homes in town.&amp;nbsp; You can learn more about this at &lt;a href="http://www.wpirubiconteam.com/CHFA_-_Manchester_Homebuyer_Program/page_2084520.html"&gt;Manhester Down Payment Pilot Program&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Mortgage rates being issued by the FHA are at the high-time lows.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Home prices are low, making it a great opportunity to buy.&amp;nbsp; This gives homebuyers more home for their dollar.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There is a first time homebuyer $7500 tax credit in place by the federal government.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Bank and corporate owned properties are at an all time high.&amp;nbsp; They do not want to own small properties making many of them a great bargain.&amp;nbsp; Get access to these at &lt;a href="http://cthouseinfo.com/vip_buyer.asp"&gt;Bargain Priced Properties&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There is a rehabilitation tax credit issued by the federal government in place.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Many banks are putting a halt on home foreclosure seizures until the housing finance crisis is resolved.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Buyers in today's market will experience HUGE appreciation over the next few years if they decide to sell.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Real Estate is localized and the Northeast is still strong.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There is a HUGE selection of homes on the market, why not buy when you have the most amount of power for negotiation?&amp;nbsp; Sellers are ready to work with many buyers on creative transactions.&amp;nbsp; Get a report on how to do it at &lt;a href="http://cthouseinfo.com/savethousands.asp"&gt;How to Save Thousands When Buying a Home&lt;/a&gt;&lt;/p&gt;

      <title>Real Estate Investing - making YOUR money</title>
      <description>&lt;p&gt;Hello All Real Estate Investors!&lt;/p&gt;
&lt;p&gt;When do you make your money in real estate?&amp;nbsp; I would tell you that you make your money when you put an offer on a&amp;nbsp;property.&amp;nbsp; You need to buy at the right price in accordance with your exit strategy for that piece of property.&lt;/p&gt;
&lt;p&gt;Today, many people are afraid to buy because "the market is bad" or "I dont have any money to invest."&amp;nbsp; Properties with great returns can&amp;nbsp;be bought if you are continuously on your search AND you have a plan of what you are going to do with it.&amp;nbsp; I once heard that Warren Buffet said the best time to make money is during times of chaos.&amp;nbsp; As we know, there is alot of "chaos" in real estate today.&lt;/p&gt;
&lt;p&gt;When you are ready to put your offer in for that next piece of property, understand:&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; what you are buying,&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; how you are going to profit from it,&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; and what your exit strategy is&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Don't "wing it."&lt;/p&gt;

&lt;p&gt;Today I just felt like writing about why we want bigger, better, more beautiful homes.&amp;nbsp; Do we want this home (really just a THING made of concrete, wood, and metal) for our own comfort, our own ego, to pass it on to our kids, or for a combination of those reasons?&lt;/p&gt;
&lt;p&gt;Many of us are always looking for that "next best thing."&amp;nbsp; What void are we trying to fill?&amp;nbsp; I would suggest that we look at our home as a way to increase our satisfaction in life.&amp;nbsp; Our homes can comfort us.&amp;nbsp; They can give us a sense of pride and ownership.&amp;nbsp; Something to go home to after a long day at work.&amp;nbsp; We, as Americans, want to live the dream.&amp;nbsp; We want to own a "piece of the pie."&lt;/p&gt;

      <title>What will happen to the Real Estate Market if Obama is elected?</title>

&lt;p&gt;The majority of the real estate markets in the US today seem to be at a very pivotal moment - they are poised to sustain some of the gains they have made over the last 5 years or home prices will continue to drop and continue to create a negative sentiment (short sales, foreclosures).&amp;nbsp; I believe the main reason there is so much uncertainty is because of the availability of financing.&amp;nbsp; It seems that banks have tightened up the appraisal standards and discontinued many of their programs that were too risky for them.&lt;/p&gt;

      <title>Do you need to buy a home</title>
      <description>&lt;p&gt;I work with people everyday who know it is time to buy a home but have not taken the next step. &amp;nbsp;Maybe the other tenants are driving you crazy, maybe you are too tired with trying to keep up with the maintenance of their home, maybe you can't afford your current housing payments, or maybe you just want to start investing a begin building a real estate portfolio.&lt;/p&gt;

&lt;p&gt;Here is a list I wanted to share with you as you are thinking about taking that next step:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Don't buy if you can't stay put.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you can't commit to remaining in one place for at least a few years, then owning is probably not for you, at least not yet. With the transaction costs of buying and selling a home, you may end up losing money if you sell any sooner.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Start by shoring up your credit.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Since you most likely will need to get a mortgage to buy a house, you must make sure your credit history is as clean as possible. A few months before you start house hunting, get copies of your credit report. Make sure the facts are correct, and fix any problems you discover.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Aim for a home you can really afford.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The rule of thumb is that you can buy housing that runs about two-and-one-half times your annual salary. But you'll do better to use one of many calculators available online to get a better handle on how your income, debts, and expenses affect what you can afford.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Don't worry if you can't put down the usual 20 percent. &amp;nbsp;I have products available as low as 3%.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are a variety of public and private lenders who, if you qualify, offer low-interest mortgages that require a down payment as small as 3 percent of the purchase price.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- &amp;nbsp;Buy in a district with good schools.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In most areas, this advice applies even if you don't have school-age children. Reason: When it comes time to sell, you'll learn that strong school districts are a top priority for many home buyers, thus helping to boost property values.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Get professional help.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Even though the Internet gives buyers unprecedented access to home listings, most new buyers (and many more experienced ones) are better off using a professional agent. Look for an agent like myself who will have your interests at heart and can help you with strategies during the bidding process.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Choose carefully between points and rate.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When picking a mortgage, you usually have the option of paying additional points -- a portion of the interest that you pay at closing -- in exchange for a lower interest rate. If you stay in the house for a long time -- say five to seven years or more -- it's usually a better deal to take the points. The lower interest rate will save you more in the long run.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Before house hunting, get pre-approved. &amp;nbsp;We can get you pre-approved on a SAME DAY basis.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Getting pre-approved will you save yourself the grief of looking at houses you can't afford and put you in a better position to make a serious offer when you do find the right house. Not to be confused with pre-qualification, which is based on a cursory review of your finances, pre-approval from a lender is based on your actual income, debt and credit history.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Do your homework before bidding. &amp;nbsp;I will complete a FREE Buyer Comparative Market Analysis for you.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Your opening bid should be based on the sales trend of similar homes in the neighborhood. So before making it, consider sales of similar homes in the last three months. If homes have recently sold at 5 percent less than the asking price, you should make a bid that's about eight to 10 percent lower than what the seller is asking.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;- Hire a home inspector.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sure, your lender will require a home appraisal anyway. But that's just the bank's way of determining whether the house is worth the price you've agreed to pay. Separately, you should hire your own home inspector, preferably an engineer with experience in doing home surveys in the area where you are buying. His or her job will be to point out potential problems that could require costly repairs down the road.&lt;/p&gt;
