East Whittier Neighborhoods

East Whittier

While most people consider Gunn Avenue to be the western border for East Whittier, the Whittwood neighborhood has such a strong presence that it overshadows the East Whittier moniker, and is almost an island in the middle of East Whittier. Indeed, East Whittier Middle School is actually just west of Gunn.

This East Whittier City School District boundaries are shown on the district interactive web page.

Does this map definitively show the true East Whittier boundaries? Absolutely not! This map also has an error, where it shows East La Mirada between Santa Gertrudes and 1^st Avenue; it is actually Unincorporated East Whittier. You’ll also notice that the district map includes South Whittier, Murphy Ranch, Michigan Park, Friendly Hills, Mar Vista Heights, Penn Park and other neighborhoods. I doubt that any of the people living in those neighborhoods would say that they live in East Whittier. Can you imagine anyone north of Whittier Boulevard saying they live in East Whittier? Not going to happen.

Jagged like a jigsaw puzzle, Unincorporated East Whittier starts on the west at La Mirada Boulevard and continues east to the border of La Habra at Grayling and Valley Home. The northern border is primarily the railroad track north of Lambert. The southern border is also the border with the City of La Mirada, along Leffingwell, then Lemon, and finally, Imperial Highway.

April 2013 Real Estate Market Report for Whittier

Hi, it’s Rob Willis here. Welcome to this month’s real estate market report for Whittier, California. All sales data comes directly from the California Regional Multiple Listing Service, which serves as the database for all realtor sales in the region. The data includes all reported Whittier home sales as of April 1, 2013.

This Market Report on Whittier Home Sales will focus on Single Family Residences in Whittier, California.

It does not include condominiums or Multifamily Residences. We’ll be taking a look back at Whittier home sales for the month of March 2013.

This first chart shows the big picture of the Whittier real estate market at a glance. You can see by the green that all price ranges under $800,000 are in an Extreme Sellers’ Market. As prices go above $800,000, it continues to be a sellers’ market.

One of the reasons why it is a strong Sellers’ Market is because so few houses are for sale. Current Active listings, at only 139, are the lowest in the past several years. There simply are not enough homes for sale in Whittier to satisfy all the demand.

This chart shows average home prices in Whittier over the last 15 months. You can see that the overall trend shows a continuing increase in home prices in Whittier.

Now we’ll take a look at home sales by Whittier zip codes. The overall average price of homes sold in Whittier was $380,106. The lowest average price was in zip code 90606, at $314,205, while zip code 90601 had the highest average price of $451,000.

As we compare Whittier home sales with nearby cities, you can see that most of the cities are experiencing a strong Sellers’ Market. I believe that Whittier, by far, gives us the best representation of area sales trends because of the number of home sales that occur in Whittier month after month. We saw 110 sales of Whittier homes in March, with West Covina coming in a distant second of the other cities in thislist.

The month-over-year change is the difference in price between March 2012 and March 2013. All cities in this list, except La Habra Heights, had an increase in prices over the previous year. Whittier’s average sale price increased by over 10%, from $345,075 to $380,106, since last year. So, it looks like we are continuing an upward trend in home prices, with normal seasonal fluctuations.

The fact is there are a lot of home buyers trying to buy homes in Southern California …
But, the low inventory of homes for sale has produced a SELLERS’ MARKET…
Decent properties are getting multiple offers…
And, Mr. and Mrs. Buyer just want to know: “What happened to the Buyers’ Market?”

Hi, it’s Rob Willis here. Welcome to this month’s real estate market report for Whittier, California.

All sales data comes directly from the California Regional Multiple Listing Service, which serves as the database for all realtor sales in the region. The data includes all reported Whittier home sales as of January 9, 2013.

This Market Report on Whittier Home Sales will focus on Single Family Residences in Whittier, California. It does not include condominiums or Multifamily Residences.

We’ll be taking a look back at Whittier home sales for the month of December, 2012.

This first chart shows the big picture of the Whittier real estate market at a glance. Did you notice all the green? The color green indicates that it is a strong sellers’ market in all price ranges.

You can see in this chart that, although there were some months where prices did stay low, such as January and May, and despite an exceptionally strong month in March, the trend in Whittier home prices tends to be gradually going up. December 2012 home prices were the highest for the entire year.

Now we’ll take a look at home sales by Whittier zip codes. The overall average price of homes sold in Whittier was $382,289. The lowest average price was in zip code 90606, at $306,226, while zip code 90603 had the highest average price, at $465,452.

Now, as we compare Whittier home sales with nearby cities, you can see that most areas are also experiencing a strong Sellers’ Market. I believe that Whittier, by far, gives us the best representation of area sales trends because of the number of home sales that occur in Whittier month after month. We saw 127 sales of Whittier homes in December, which were more than twice as many sales as any other city in this list.

The month-over-year change is the difference in price between December 2011 and December 2012. All cities, except La Habra and Rowland Heights, have had an increase in prices over the previous year. You may notice that Whittier’s average sale price over December 2011 increased by over 20%, from $317,939 to $382,289. So, it looks like we are continuing an upward trend in home prices.

Home Selling Strategies: Marketing Your Property

First, I’d like to introduce my company, Prudential California Realty, The Mulhearn Group.

Our office has weekly sales meetings every Wednesday, and I will stand up and promote your property to all of the agents at the meeting.

Later, on Wednesday mornings, depending on the location of the property, our office of real estate agents will go in a carpool to view the property. Sometime between ten and Noon, my fellow agents and I will arrive at the house and have a quick walk-through. It’ll only take about five minutes for our group of ten to twenty agents to go through the house.

The next important area of marketing is to announce to agents in other local real estate companies the features of your property.
Most buyers use an agent to help them find a home.
A significant buyer pool is created when we consider all the buyers who are currently working with agents in our marketplace, whether with our firm or with cooperating offices.
To tap this pool of active prospective buyers, your home will be held open for cooperating sales associates. We call this opening a broker open house.
This exposure will immediately make information about your home available to an expanded, active buyer pool.

Broker Open Houses are usually held on Thursday, from 11 to 2, but there are some cities which hold them on different days and times, and we will schedule around that.

It Attracts the Attention of Neighbors, Area Visitors and People Driving By…
If the people who see the sign are not in the Market to Buy, They Likely Know Others Who Are…
Providing Word of Mouth marketing…

A Custom property flyer is a great reminder for all visitors.
Buyers rarely miss the opportunity to pick up a flyer offering more details about a property.
A supply will be left at the property for buyers to read, review and recall.
Buyers are more likely to remember a property if they walk away with an informational flyer.

Each property I advertise gets its own extension on my Toll-Free number that potential buyers can call for more information about the property.
It has voice mail for the caller to leave a message.
If they choose not to leave a message, the system captures the phone number of the caller, so that I can call them back later.

The public open house can be a powerful tool for attracting prospective home buyers.
Open houses can Attract Many Home Buyer Prospects
The Visitors often will Provide Valuable Feedback that can be useful in fine-tuning the way the house is being marketed.
Open houses are especially Effective With First Time Home Buyers
Naturally, we will work out specific schedule times for the open house that are convenient to you.

Sometimes the best marketing tools are overlooked by other real estate agents.
The property business card is a great example.
The “Business Card” can be carried easily and distributed to people we see in our daily activities.
This basic card directs people to either call the Toll-Free Number or go to the Dedicated Website.
We’ve found people receiving these cards sometimes keep them, check out the site or call the number, or they pass them on to associates, friends and neighbors.
How many friends and family members can you give them to?

Do you know what your neighbor did last night?
Wow, that really makes you curious, doesn’t it? What did my neighbor do last night? I need to read this to find out!
This postcard is one example of postcards that I mail out that are designed to attract the attention of the people receiving it.
Did it attract your curiosity?

Another great advertising benefit that Prudential California Realty provides is the monthly Parade of Open Houses.
Once a month, we run an ad in the newspaper that features a weekend of open houses.
We can schedule both Saturday and Sunday, or just one of the days, to take advantage of this wonderful event.

Why do I market properties for sale on the internet? Well, like this chart shows, it’s where the buyers are!
Over 90% of today’s home buyers search for their home on the Internet.

Home Buyers use the Internet to search for a home more than any other media.
Home Buyers say the two most important features are photos and detailed descriptions.
So, I make sure we use plenty of photos and great descriptions to market your house.
Buyers are nearly 5 times more likely to find the home they purchase online than in the newspaper.

I will List Your Home in The Multiple Listing Service (MLS).
I will Post Special Comments That Will Pull Your Listing When Other Realtors Are Searching For Deals in The MLS.
These special comments are also seen by potential home buyers, and are meant to catch their eye.
Example Comments are: “This Is Not a Foreclosure, Short Sale, Bank Owned Home, REO, HUD Sale, Auction, Etc.”

Active Rain is the largest independent real estate agent blogging network on the Internet.
It is the Pulse of National Real Estate Trends
It helps fulfill my Commitment to Marketing Exposure
It has a Successful Marketing Audience of over 235,000 Enlightened Members
Google Juice: Many posts, if written properly, can result in Google Page One google searches in a matter of hours.
It’s all about Exposure! Exposure! Exposure!

Oh, by the way, my blog is the Number One Active Rain blog in Whittier.

Here is just one example of an Active Rain blog post that I wrote that resulted in a page one Google search.

I will set up a personalized home website, with its own unique domain name.
The site will feature a slide show, lots of pictures, maps of the area, the property description, and so much more.
Make sure you tell your friends about the dedicated website so they can not only take a look at it, but also send their friends there!

We use a combination of unique advertising, as well as market syndication to drive traffic to our websites for your property. I say websites, plural, because, in addition to the dedicated property website, we also drive traffic to the property on the Prudential Real Estate websites.

I’m sure you have heard of Craigslist.
It’s the 9th most visited site in the United States, so naturally, I place ads on Craigslist.
The ads capture the interest of prospective buyers.
I load lots of photos with the ad, and will post and update regularly.

Video marketing is no longer the future of real estate advertising. It is here now, today.
That’s why I produce a home tour video and market it on the Internet at such sites as my blog post, Craigslist, Backpage, Facebook and Google Plus. I also will email a link to the video to my pool of prospective home buyers.

My web portal, known as Listingbook, is often used by prospective home buyers who are looking for their next home. However, it can also be used by home sellers, so they can keep track of what kind of interest their home is receiving.
As a seller, you can see how many views your home gets daily, when your home is selected as a favorite, as well as price changes from your competition and details of recently sold homes in your area.
You’ll have access with your account, in addition to receiving a daily morning report.

I also have a website that is designed primarily for attracting buyers. I use blog, direct mail, Backpage, Google Plus, YouTube, Squeeze pages, Craigslist and open houses to drive buyer traffic to the buyer website.

This Market Report on Whittier Home Sales will focus on Single Family Residences in Whittier, California. It does not include condominiums or Multifamily Residences.

We’ll be taking a look back at Whittier home sales for the month of November, 2012.

This first chart shows the big picture of the Whittier real estate market at a glance. Did you notice all the green? The color green indicates that it is a strong sellers’ market. And, with the exception of homes in the 400 thousand price range, you can see how a strong sellers’ market applies to Whittier homes that are priced up to six hundred thousand dollars. Now, although home sales above 600 thousand don’t appear to be in such an extreme sellers’ market, if you’ll take a look at the numbers, you’ll see that there were very few home sales above that level. Most activity, as is usually the case, is below 500 thousand.

Now we’ll take a look at home sales by Whittier zip codes. The overall average price of homes sold in Whittier was $348,256. The lowest average price was in zip code 90606, at $290,058, while zip code 90601 had the highest average price, at $443,180.

Now, as we compare Whittier home sales with nearby cities, you can see that most areas are also experiencing a strong Sellers’ Market. I believe that Whittier, by far, gives us the best representation of area sales trends because of the number of home sales that occur in Whittier month after month. We saw 102 sales of Whittier homes in November, which were nearly twice as many sales in the other cities.

The month-over-year change is the difference in price between November 2011 and November 2012. All cities, except La Habra and Rowland Heights, have had an increase in prices over the previous year. So, it looks like we are continuing an upward trend in home prices.

Every year, Prudential California Realty is the Whittier home for the collection of Toys for Tots, in participation with the U.S. Marines Corps.

You can drop off your toy gifts at the Whittier home for Toys for Tots at the Prudential California Realty office at 16218 East Whittier Blvd., Whittier, CA 90603. Click here for a map and directions.

We will have a large barrel at the office, just waiting for your toys. The Marines are looking for a few, good, unwrapped gifts for boys or girls.

Welcome to this month’s real estate market report for Whittier, California.

All sales data comes directly from the California Regional Multiple Listing Service, which serves as the database for all realtor sales in the region.

This Market Report on Whittier Homes for Sale will focus on Single Family Residences in Whittier, California, as of November 5th, 2012. It does not include condominiums or Multifamily Residences.

We’ll be taking a look back at Whittier home sales for the month of October, 2012.

This first chart shows the big picture of the Whittier real estate market at a glance. Did you notice all the green? The color green indicates that it is a strong sellers’ market. And you can see how it applies to Whittier homes that are priced up to five hundred thousand dollars. Now, although home sales above 500 thousand don’t appear to be in such an extreme sellers’ market, if you’ll take a look at the numbers, you’ll see that there were very few home sales above that level. Most activity, as is usually the case, is below 500 thousand.

Now, as we compare Whittier home sales with nearby cities, you can see that most areas are also experiencing a strong sellers’ market. I believe that Whittier, by far, gives us the best representation of area sales trends because of the number of home sales that occur in Whittier month after month. We saw 132 sales of Whittier homes in October, which were nearly twice as many sales in the other cities.

Now we’ll take a look at home sales by Whittier zip codes. The overall average price of homes sold in Whittier was $340,110. The lowest average price was in zip code 90606, at $272,000, while zip code 90603 had the highest average price, at $423,563.

The month-over-year change is the difference in price between October 2011 and October 2012. All cities, except Whittier, had a noticeable drop in prices.

Perhaps the most important trend is the cumulative sales year-to-date. These figures are for Whittier real estate from January 1, 2011 through October 31, 2011 and January 1, 2012 through October 31, 2012. Here we see that the average Whittier home sale price has increased by 2.94% since last year. We are definitely on an upward trend in home prices.

Why Low Interest Rates Are Good For Home Sellers

Today’s Low Interest Rates Mean More Buyers Are Available To Buy Your House

Let’s use as an example a mortgage amount of $225,000.

At today’s interest rate of 3.65%, the monthly payment would be $1,029.28.

We know that interest rates won’t be this low forever.

Let’s say they rise by one percent.

At the interest rate of 4.65%, the monthly payment would be $1,160.18.

In other words, it would cost a potential home buyer an additional $130.90 per month to buy the same house at the same price.

Do you think the additional $130.90 a month will prevent some buyers from buying that particular house?

Will they go for a less expensive house, or stop looking altogether?

The bottom line is that low interest rates are good for home sellers because they increase the number of buyers who are able to buy homes. When interest rates increase, there simply will be fewer buyers able to buy.

Now is the Best Time to Sell a Whittier House Pt 2 - Low Interest Equals More Buyers

Lower interest rates reduce the cost of buying a home by resulting in a lower monthly payment for home buyers. One of the biggest factors for buyers when deciding which home to buy is how much their monthly payment will be. It must be affordable, according to what they can budget every month toward that housing payment.

Why does this matter to home sellers?

Let’s look at the numbers for a home in Whittier with a principle loan amount of $340,000. Today’s national average interest rates from Freddie Mac for a 30-year mortgage are 3.55%. Plugging in the numbers on the Loan Calculator on my website results in a monthly payment (not including taxes or insurance) of:

$1,536.26

We all know that interest rates cannot stay at these historic lows forever. What would the monthly payment be on the same priced house if interest rates were only 1% higher?

$1,732.85

That’s an increase of $196.59 per month.

An increase of almost $200 per month could cause a lot of buyers to look for a less expensive home. An extra $196.59 per month means that a home buyer can afford a home that cost over $43,500 above what they could buy if interest rates today were 1% higher. It’s the difference in being able to buy a home with a $340,000 loan, verses a home with a $296,500 mortgage.

The pool of people who can afford to buy such a home will shrink significantly when interest rates increase.

Lower interest rates today simply means there are more buyers qualified to buy any home for sale than there will be when interest rates rise again. The fewer buyers there are, the less likely home sellers will get what they want, which is a quick sale at a good price.

Buyers Market Sellers Market? Only the Absorption Rate Can Tell

Absorption Rate is one of the most important indicators of the condition of a local real estate market at any given time. It will tell you whether the market favors buyers or sellers, or if it is neutral, or somewhere in between.

The Absorption Rate is the rate at which homes will sell within a given period of time or unit sales per month. The calculation to determine the Absorption Rate is:

Number of Current Active Listings / Number of Reported Sales for the Last 30 Days

Here is how the absorption rate is broken down:

The fewer months of inventory available, the better the market is for people who want to sell their homes. The green rating, an Extreme Sellers’ Market, is the ideal market for home sellers. Prices typically rise dramatically during this type of market.

By contrast, someone who wants to buy a home really wants a Buyers’ Market, when prices are declining, and there are lots of homes on the market for sale.

Here is a sample chart showing how the absorption rate applies to real market statistics for home sales in the City of Whittier for August 2012.

Both buyers and sellers should be aware of what type of market they are facing.

Buyers have a big advantage in a Buyers’ Market, and can ask for, and usually receive, incentives from the sellers, such as paying for closing costs, home repairs and home warranties.

In a Sellers’ Market, buyers are unlikely to get closing costs. Buyers in a Sellers’ Market also face stiff competition from all of the other buyers out there, resulting in multiple offers on decent properties, and bidding wars that lead to much higher prices.

What’s in a Name? Bob Willis is Now Rob Willis

My mother named me Robert when I was born. Soon, though, the name everyone called me was “Robby”. By the time I was five years old, I felt old enough to drop the childish version of my name, and wanted a more grownup name. So, I insisted that people call me “Rob”. “Rob” was a good name for a big boy. “Robby” was for a little boy. I was very happy being called “Rob”, and went about my life with that moniker until I went into the first grade. There was another boy in the class who also went by “Rob”, and Miss Ladd, my first grade teacher, made it clear to me, as well as everyone else, that I was to be called “Robert”, so there would not be any confusion in the classroom. I didn’t like being called “Robert” one bit, but did not have a say in the matter. Nonetheless, I grew to accept being called “Robert” by all the teachers at the elementary school, as well as by many of the students. My friends at school continued to call me “Rob”.

We moved back to California when I was going into the sixth grade, and I continued being called “Robert” by the teachers, and “Rob” by my friends. When we moved to Covina, California, and I went into the 7th grade, I still went by “Rob” by people who had met me outside of school, but was known by everyone in school as “Robert”, even my new friends. One day, while talking with a friend in 7th grade literature class, he said to me, “You know, most people named ‘Robert’ go by ‘Bob’. You should call yourself ‘Bob’. So, based upon what my friend said in that classroom, I became “Bob”. At the time, it sounded so much cooler than “Robert”.

Through the years, there have always been people in my life who have called me by different names. My fraternal grandmother always called me “Robby”, and I would not have had it any other way. I lived with my grandparents for one summer when I was 11 years old, and ever since that time, whenever she saw me, she would ask with a deep affection, “How is my boy?” That close attachment to my loving grandmother never left me.

During my teenage years, I resented my immediate family members calling me “Rob”, and insisted that they call me “Bob”. It took them about 10 years to finally come around to the point where they would call me “Bob”, without accidentally slipping up and saying “Rob”. Sometimes, while they were making the transition, they would call me “Rob-Bob”.

Over the years, I slowly came to realize that I wish I had never let go of the name “Rob”. I like the unique sound of it now.

During all the time I have been using “Bob”, people have often called me “Bill”. It’s as if they combine the first letter of “Bob” with “Willis” and make it “Bill”. I am quite tired of that; it’s really irritating, and it is another reason to change my name back. And, if people are remembering me as “Bill”, then that’s not good.

So, I have decided to change my name back to “Rob”, at least for most purposes. Of course everyone who knows me already can continue to call me by whatever they have always called me. But, as the old saying goes, “just don’t call me late for dinner”.

I Sold My Father's Property as the Successor Trustee – Part 2, Proposition 58

Continued from I Sold My Father's Property as the Successor Trustee.

As a real estate agent, I knew all about Proposition 58, and how it allowed for children to have the same property tax rate after they either buy or inherit their parents’ home. I had even advised clients in the past about Prop 58. Since I knew that my sisters and I were going to sell the property, and not keep it, I neglected to file the application for the Prop 58 exclusion from an increase in property taxes. I figured we would sell it before any new taxes would be charged.

The Los Angeles County Tax Assessor requires people to notify them of a home owner’s death by submitting a Change of Ownership form within 150 days of the death. I complied by sending it in within the first 2 months. No problem.

I didn’t realize that sending in that Change of Ownership form would cause the Assessor to reassess the property tax rate, because I had failed to file for the Prop 58 exclusion.

So, a week before we were scheduled to close escrow I received a new Supplemental Tax bill from the Assessor for the difference in tax rates. Since it was so close to the close of escrow date, I had the escrow company pay the tax at closing. My application for Prop 58 had already been submitted, but it wasn’t approved until a couple weeks later.

You can now learn from my mistake. Don’t delay filing the application for the Prop 58 exclusion.

All is well now, and I’m just waiting on the Assessor to send me the check. Isn’t it funny how they want their money right away, but they aren’t in any big hurry to write a check back to the home owners?

I Sold My Father's Property as the Successor Trustee

My father passed away on November 15, 2011 at the age of 92. He had a good, long life, and said many times that he felt that he had been lucky during his lifetime. After many years, he paid off the mortgage on his Whittier duplex, and owned it free and clear. As the executor of his will, and the successor trustee of his Living Trust, I was charged with handling his affairs.

Fortunately, Dad had most of his affairs in good order, beginning with what I learned was the most important paperwork required for selling his house after he passed, which was his Living Trust. When my mother was alive, they had already set up individual wills and a Living Trust. Thanks to the guidance of my dad’s attorney, he had a new Living Trust written up after Mom passed away in 1979. Since my brother was the oldest child, Dad named him as the successor trustee. A few years later, since my brother had long moved out of state, Dad changed the will and Living Trust to appoint me as the executor and successor trustee. When my brother learned of the change, he insisted that Dad change it back to him. As the oldest, he wanted and demanded the responsibility. Unfortunately, my brother passed away from cancer long before Dad died, and the duties fell back to me.

After going through the duties of executor and successor trustee, it probably is better that I ended up handling all of the affairs of my dad. My brother would not have had the patience to deal with everything. Not that he couldn’t have done it, but he had very little tolerance for red tape and dealing with paperwork and little, irritating obstacles. He actually left his job as a college instructor in order to drive a truck, simply because he hated all of the red tape that was involved in working with university administration. Working as the executor would have really made him blow his cork.

I learned that you need a lot of patience, as well as the ability to deal with minute details, if you are going to administer an estate. I am well suited for it by nature, but at times it even drove me nuts. I have a thick skin, and can handle just about anything; but some of the things I had to do, enhanced by all of the emotions of losing a loved one, hit me hard to the core.

Although I knew many years before the time that I was going to take on these duties, and the fact that I had done quite a bit of reading about an executor’s duties, I still felt unprepared and overwhelmed by not knowing what to do, or if I was doing the right things throughout the entire process. If you have never done it, you simply don’t understand the pressure and stress that it causes.

Another bit of good fortune was that I am a real estate agent, and I had already received some training in the handling of trusts. I also had the benefit of the advice of my broker, who counseled me to at least have one consultation with a real estate attorney. In my case, since my father had set up the front end of it so well, I only needed one hour of the attorney’s time to make sure I was on the right track. But that one hour was the best investment I made during the whole process.

If you are going to handle the affairs of a departed loved one, my advice to you is to seek the advice of an attorney, as well as a professional tax consultant, as soon as possible.

This Market Report on Whittier Homes for Sale will focus on Single Family Residences
in Whittier, California. It does not include condominiums or Multifamily Residences.

As of today, there are exactly 244 homes for sale in the Whittier area, which is down from 259 at the end of last month. There are now only 220 Single Family Residences on the market.

119 homes were sold in the City of Whittier during the month of July.
Over the past three months, 384 single family homes were sold in Whittier.

The average Whittier home sale price in July was $347,347, at an average cost per square foot of $225.55.

457 Whittier homes are currently in Backup or Pending status, indicating that the next couple of months will see a higher number of closed sales than in the previous 2 months.

In other words, home affordability is very high right now for anyone looking to buy a home, and it is one reason why so many buyers are finding it difficult not only to find the home they want to buy, but when they do, they also find that they end up in a bidding war with other home buyers who want what they want. If you are in the market to buy a home in Southern California, be prepared to make strong offers that don’t ask for any concessions from the sellers; because if you do, you might be competing against a dozen other buyers who aren’t asking for any concessions.

128 homes were sold in the City of Whittier during the month of June.
Over the past three months, 367 single family homes were sold in Whittier.

The average Whittier home sale price in June was $348,152, at an average cost per square foot of $237.00.

429 Whittier homes are currently in Backup or Pending status, indicating that the next couple of months will see a higher number of closed sales than in the previous 2 months.

Based on the last 3 months of sales, homes are taking an average of 78 days to sell in this market, down considerably from April’s 107 days on market.
