Wow - we all get them - the difficult home seller and the house that "needs work". And by difficult, I don't mean high maintenance or opinionated I mean - "Pre-foreclosure, mid-way through an acrimonious divorce with assets being hidden, sons who are drug dealers and in and out of jail and the house smells bad and looks worse" type of difficult sellers. What to do? What to do with them? How do you market a house like this? Well, I actually know - from experience. First thing we did was hire a stager. She was there 5 days (bless her (0 comments)
katy: Credit Crunch Hits Katy?

The question that I get the most these days is how the credit crunch will be affecting the market in this area. I'm please to say that the affects in this area have not been as devestating as I've seen in other markets in the country. All of my closings have closed - albeit with perhaps a little more paperwork. It appears that well-qualified, gainfully employed home buyers should be fine. I see the lenders asking for more money down, asking second homes to be rented out and asking for more walk through appraisals (versus drive-bys) - but I haven't had any (0 comments)
katy: New Outlet Mall in Cypress, TX - Chelsea Premium Outlets

Well it's here! I finally made it over to check out the wonderful new outlet mall which just opened in Cypress. I'm a huge fan of Katy Mills Malls, which is an outlet mall featuring Off Saks, Last Call (Neiman Marcus), Juicy Couture, Cole Hahn and a host of other outlet stores. It's close to Katy and convenient. It has a movie theater and a nice mix of stores. So I was anxious to try the new outlet mall in Cypress, which is run by the company that has my favorite outlet malls in Las Vegas, Palm Springs and Camarillo (Los Angeles) among others - all (3 comments)
katy: My Open House in Richmond Yesterday

Yesterday I held a lovely Open House at my Royal Lakes listing in Richmond, TX. There were some wonderful people who came through to "take the tour". Many of them were just out driving and saw the signs and decided to take advantage of this opportunity to walk the inside of a 7,600 SF home. I don't mind at all. It's good company and you never know who may have a friend who might be looking for something like this. I had a couple stop in once and tell me that they were just looking for decorating ideas for the new (8 comments)

This is the most gorgeous home in Richmond!! Someone needs to come buy this home from me asap!! It's gorgeous with 5 master bedrooms and a 2-story master bedroom. How crazy is that? It's 7,600 square feet of marble, tile, windows and arches! This is living! Look at this pantry - it looks like a grocery store!

Wow - I just sold a lot for a new home build in Fulshear. What a great area - it's just exploding. Last year the average home sales were $107 per square foot and this year they are selling at $112 per square foot. The most expensive house that sold in Fulshear last year was $850,000, while this year the most expensive home that sold in Fulshear this year was $1.2 million. Houses are even selling 4 days quicker this year! Fulshear is going to be connected to the rest of the world through the Westpark Tollway in no time, and there (0 comments)

I've been asked on more than one occasion, how and why I made the switch from Law to Real Estate. It actually started my first semester in Law School. As I sat through Contracts, Torts and Civil Procedure - I realized that I may not be as in love with law as I thought I was.
